Well...failed final building inspection yesterday. Not the contractors fault, but my grading doesn't conform to code. No big deal just get to move more dirt this weekend - yeah!

Got the floors cleaned and prepped last night. I'm ready to coat the floors once my burnishing pads come in (hopefully tomorrow).

This evening I installed my ceiling mount fan. It's ~30" diameter so should move tons of air!

Yea shouldnt be too big a deal. did he get out a level and tape and actually measure?

Not sure, unfortunately I wasn't at home for the inspection. I did talk to him afterwards and he's a nice guy just by the book.

Any pics of the house? Looks like a 60s house from the back with the brick color/low roof...

Sure - you can check out these albums...we did everything ourselves minus the pool (I was the GC though), major dirt work, and HVAC install. Last summer was very busy!!!

Got the air line 'outlets' installed last night...very clean looking!

The power company indicated (yesterday) they would be here "first thing" today to trench and finish...however it's after 10am and they are no-shows so far .

My burnish pads showed up yesterday so I'll likely get the floor coated this evening...pics once it's done. Then I can start moving **** in!

Wahoo!! Power is on and floor is done and once I get my dirt work done, I'm gonna be moving stuff in!!

I started working on the floor last night. I laid down 3 coats of Legacy Industries HD40 Stainguard, waiting about an hour b/w coats. Once dry, (first thing this morning) I spent ~3 hours wrangling a highspeed floor buffer burnishing the stainguard into the floors (damn thing owned me at first, but I got the hang of it). 2 hours with a gloss pad and 1 hour with a high gloss pad. I'm sure my core is going to be sore tomorrow morning!

I'm super pleased with how it turned out! It's very glossy and seems to have significantly improved the surface durability (i.e. doesn't scratch or mark). No VOCs either, so no lingering fumes like an acrylic sealer.

Floor prep was super easy, just scrub with a Simple Green solution, mop off dirt, rinse and let dry!

Didn't change the color of the concrete (which I liked) but burnishing left a real nice smooth glossy finish. Total cost was ~425 bucs which included the stainguard, applicato pads, cheap garden sprayer, 10 burnish pads (only used 2) and 4 hour floor buffer rental.

turned out good. are you going to install hose reels?

Thanks! Yes, at least one next to the compressor. I'll likely have a slinky whip above my work bench and then shorter length whips at the other outlets. There is a slick holder that can be mounted at each outlet to hold a hose.

IH8DIRT!!!

I literally moved dirt by hand tools and wheel barrow half day Friday, all day yesterday and all day today...freaking spent man! I think that I've now moved all the dirt that was excavated for the slab, plus some...Hopefully it's good enough to pass inspection tomorrow!

Since I was moving dirt for the past three days, nothing got moved into the garage yet...maybe during the evenings this week. Lift gets installed a week from tomorrow.

Initial dirt pile I created with a Toro Dingo:

Quincy QT54 compressor was delivered today. I had to lay it down in the back of my Duramax pickup to get it back to the garage. Was only laying down for 15 minutes or so but leaked a couple ounces of oil.

How long should I wait before startup? Also, I'll most definitely be sure to check the oil level too!

Where did you rent the floor buffer at?

Home Depot. It was a Clark hi speed buffer. Worked great for the price. I purchased my pads from amazon as HD didn't carry what I needed.

Be sure to verify the buffer size from wherever you rent as they could range from 17" to 20something" and pads are inch specific.

Congrats on the liftmaster 8500, you will love it, especially if you add the internet control unit so you can use your phone to open the garage door.

This has got to be a record for fastest garage project from breaking ground to mostly completed structure.

Agreed. I love my Liftmaster 8500!!

Got the compressor moved to its final spot and mounted Mason Isolation pads. Should have time to wire it up in the next couple days.

Lift got installed today...how freaking cool!! I'm like a kid in a candy store just slack jawed that I have a lift in my own garage. It's something I've always dreamed of having but never thought I'd see the day.

The installer was a one man show and he worked is @ss off for 6 hours to get it all done. Rose Equipment out of Rocky Mount, Dennis Rose is the owner. I'd recommend him at this point.

Excellent write-up on the sealer, thanks for providing so much detail. I've been looking for some feedback on what's required for applying the different sealers on the market. I have a much better plan of attack now!

I had already planned on using one of your products, but this pretty much decides which one! Great real world example of your high quality coatings.

NP - glad it helped. I chatted with Scotty @ Legacy and he helped me decide that HD40 was a great current option, leaving me open with other later options.

I ordered 3 gallons and have 1/2 - 2/3 gallons left over. Just enough to re-coat any higher traffic areas that loose any shine.

S4,

With your set up as is and based on the location of the lift, how many cars do you expect to store in the garage?

I am still trying to decide between 24', 26' and 28' wide as well as 2 post versus 4 post versus scissor lift.

My biggest concern is the need to do a 10/12 pitch roof and not make it too tall if 28' wide.

Great build.

I'm hoping to be able to store 4 cars at max. That would be one on the lift, one under it and two side by side near the garage door.

The center of the lift posts are 12' off the back wall, so I have ~20' from the post to the garage door. Just enough for my Duramax (minus trailer hitch).

Realistically I only plan to store 2 cars in the car garage on a regular basis. The truck likely gets parked outside.

I would've liked to have a couple extra feet in width but was limited by a huge oak tree and did not want the slab too close. It's ~10' from the base now.

Slapped together a quick workbench today. Still some finishing touches to add, shelf plywood and trim, but should suite me just fine until I have time to fab one from metal. I wanted one quick so I can get stuff moved in for our storage unit.

Getting close to being settled and wrapping up the build!

I finished the workbench yesterday and then picked up an old industrial drafting chair and card catalog (originally from Guilford county courthouse). The chair will get redone (paint, etc) but it works fine as is. The card catalog will serve for bolt/screw/nut hardware and smells storage.

Also got the compressor running and hose reel, filter and lines done.

Few pics.

Would you mind sharing roughly what you have spent to get your garage to this point? We are house hunting, and finding a house with the garage I want is almost impossible, so I need to make sure we are budgeting enough to allow me to build a proper garage.

Hey Getblown, it depends on where you live and how big you go and how you finish it... for a nicely appointed shop in the 24 x 32 foot range I'm planing on anywhere from $25000 to $35000... That should give you a rough finishing and a hoist...

That's assuming you are building it yourself?
