I spent my entire commute (45 minutes each way) Friday and this morning over coffee reading about your build. You have amazing patience. It always makes me wonder how a build like this can be sucessful when the home owner is not as involved as you and thinking three steps ahead for the GC. Starting my Pole Barn next week and aspire to document it a tenth as well as you have yours.

Documentation is a little easier when you are around the building site as much as I've been able to be. Hopefully that will continue but I am going to Buenos Aires tomorrow evening so - depending on the weather - it will probably look a bit different when I get back Thursday morning.

I would think they would start building the interior walls this week but I really don't know what the plan is. I hope I'm right about the inner walls as the workspaces will really start to take shape once those walls go in.

Sunday - December 13, 2015

It's Sunday so no activity on the building site today.
However, other things can be accomplished.

The 15 foot-9 inch I-Beam that will be used to support a Electric Chain Hoist has been in my garage for the past month or so. I would like to paint it before it is placed in its final resting place in the drive-through bay of the Lone Beech Garage.

The beam was jacked up off the concrete solids it was resting on in the garage. Using a couple of dollies, I rolled it out onto the concrete pad and set it down on the concrete solids.

First I gave it a good bath with the pressure washer, then I scrubbed the beam with a solution of TSP in hot water. I finished up with a rinse using the pressure washer.

Now how to get this 500 pound beam on its back so I can treat the other side in the same way I cleaned the first side.

My son came out and helped steady the beam as it was jacked up to a vertical position.

As my son rotated the beam further, I braced the beam with a couple of 2x4 scraps nailed together. Once the beam was supported by the 2x4's, the jack was moved into position to lower it gently onto the concrete solid.

This side was down in the garage so I was a bit surprised at how dirty it was. It got the pressure washing, TSP scrubbing & rinse.

With a couple of rags, I dried off the side of the beam that was up. Once dry...

Using an angle grinder, I tried a variety of abrasives to attempt to clean up the rust and mill scale. The non-woven stripping disc worked the best and really chewed through the mill scale. Although very effective, they just don't last very long. If money was no object I'd get about a gross of those babies and I'd own the mill scale.
The best bang for the buck was a heavy-duty wire wheel. This made short work of the rust and did erode the mill scale somewhat.

I wiped the dust off the beam and started priming...

Today I only had time to prime the one side of the beam. Using the dollies, I returned the beam to the garage.

Nice project. What are you load limits for the beam?

I came across a gantry crane manufacturer on the internet that listed the type of beam they used.

They had a 20-foot gantry (18+ foot free span) with a design load of 2-tons. That item had a S12x31.8 beam. Since my free span is 15 feet, I went with that beam.

Based on the above, it seems reasonable that my beam will handle in excess of 2 tons.

Based on my beam deflection calculations the deflection of an 18' free span S12x31.8 with a point load of 4,000 lbs in the center would be .133". That same deflection on your 15' free span would take a load of 6,900 lbs. You should have nothing to worry about if you never load that beam even to 3 tons. Have fun with your shop going up so fast all of a sudden and enjoy Buenos Aires if you can.

While on the subject of the beam - just in case others are thinking of doing something like this...

At this particular time steel (and most commodities) are at low prices.

I had purchased a beam to span the 30-feet of the Woodshop and hold up the Mezzanine without needing any supports in the middle of the woodshop. That was a W Beam (Wide Flange) and it was priced about 50 cents a pound. I had to buy a 35-foot beam to get the length I needed so that beam was about $600. ...delivered. I thought that was a bargain.

When I started thinking about putting in a beam for a chain hoist, I was expecting a price similar to 50 cents a pound.

The S-Beam was about $1 a pound. I stuck with it because I was sure it would work. The 20 foot S-Beam wound up costing just about the same as the 35 foot W-Beam.

So all beams are not created equal in terms of price.

Monday - December 14, 2015

As I walked outside this morning we had already had a little rain making the building site pretty slick. The framing crew was at work.

The corners of the Lone Beech Garage were brought into a plumb condition and then secured.

The purpose of the chalk lines that had been snapped last week were now revealed. The blocking being placed on that chalk line is 8-feet from the floor and will allow the OSB sheathing to be secured properly.

At about 9:30 am, shortly after this picture was taken, we got a downpour and the framers left the area. We got about 3-tenths of rain and then, around noon, it cleared off. The framers returned early afternoon.

I was hoping the framers would get the headers for the garage installed today but that didn't happen. It will be interesting to see what has been accomplished while I was in Buenos Aires when I return on Thursday.

My wife just sent me a status report via email so even though I am in Buenos Aires, Argentina I have some idea of what's going on. Based on the pictures I am assuming that the correct thickness OSB was delivered yesterday.

This was taken late morning so I imagine the Lone Beech Garage will have most if not all of the sheathing on when I get home. From the photographs, it looks like it is a pretty day in Peachtree City ...which is puzzling since weather.com is indicating showers today and rain tomorrow.

In the second picture it appears that the headers for the two shorter garage doors have been framed up as well as some interior wall framing. My wife also indicated that the last of the logs were finally being removed. (First picture - left foreground)

Looking forward to getting back and seeing what's been accomplished. I was thinking the trusses might go up by the end of the week but then I got to thinking about the west half being trusses and the east half being stick built...

It will be interesting to see how the framers will attack that problem. When I get home, I'll ask what the sequence of events will be for the roof framing.

Thursday - December 17, 2015

Flew 10 hours from Buenos Aires and blocked into Gate F5 at Atlanta at 5:30 am today. It was raining pretty good on the approach and we picked up the field at about 450 feet. It was a miserable walk in the rain to my truck in the employee parking lot after I cleared customs. It was still pretty dark when I got home so I exchanged greetings with my spouse - we have an agreement that she won't immediately list off the parade of horribles that have occurred during my absence - and then I slept for about 4 hours.

When I got up I went outside and took stock of the Lone Beech Garage's evolution while I was absent... Due to the weather, the building site was silent. Although it was grey and overcast, the rain had stopped. There was an 1-1/4 inch of rain in the rain gauge.

These two pictures are taken from the west end of the building just inside the garage doors that face the road. Both of these pictures are taken looking east. The picture on the left shows the drive-through bay and the one on the right is looking at the wall between the Auto-Metal Shop and the Woodshop. The sheets of 3/4-inch OSB are covering the Tornado Shelter.

These two pictures are taken from the north wall looking south towards my house. The one on the left is of the Auto-Metal Shop area. The one on the right is looking at the bathroom. Note the extra-tall framing around the bathroom door. I elected to put in a transom to let some light into the bathroom at all times.

All of these pictures are taken from inside the Woodshop.
The picture on the left is taken from where the bathroom will be and is looking south towards the house. Man-Door on left leads to outside and either up the stairs to the Mezzanine or turn right and walk to the house.
The middle picture is taken from the same Man-Door looking towards the northwest. The Double-Door - that will allow outsized machinery or projects to easily access the Woodshop - is visible to the left.
The picture on the right is taken from the east wall of the Woodshop looking west towards the 3 garage doors. Visible on the left is the Man-Door that allows access to the Auto-Metal Shop.


I've spent most of this evening tending to a sump pump in the Cement Pond... ehh, I mean the Tornado Shelter. I just finished pumping about 32 inches of water out.

Today The Lone Beech Garage had another GJ visitor! classicJackets stopped by and got a tour of the building site. His Georgia Tech finals in the rear view mirror, he's looking at returning to his co-op job in January.

In addition to classicJackets visit, there was lots of activity today. I've got a social engagement this evening so I will update the progress that occurred today tomorrow.

Yes it's been a good couple of weeks. This is all probably about to come to a screaming halt.

Framers won't be on the building site tomorrow (Saturday).

The concept known as the "law of the instrument" or "Maslow's hammer" is an over-reliance on a familiar tool; as Abraham Maslow said in 1966, "I suppose it is tempting, if the only tool you have is a hammer, to treat everything as if it were a nail."

One only has to go to any building site and watch a framing crew in action to see this principal on display. Case in point, the Lone Beech Garage; Friday, December 18, 2015.

The framing crew arrived on Friday and, by using a few lengths of 2x4's as levers, got the 30-foot I-Beam up on its flange.

The goal was, per a structural detail on the plans, to position a series of 2x12's - along the bottom of the top flange - on one side of the beam. The immediate instinct of the framing crew was to put some blocks on the bottom flange; place the 2x12's on top the blocking and wale away with hammers. This tends to result in something like Whack-A-Mole. I saw this coming, ran to my basement, and grabbed a few pipe clamps. Stationing these clamps along the top of the beam pulled the 2x12's into position.

Holes were drilled through the 2x12's that lined up with the holes in the I-Beam. The 2x12's will be removed when the beam is moved into position. I assume whatever required trimming of these 2x12's will take place just before they are bolted into position.

I had noticed when I got back from my recent trip that some of the electrician's conduit didn't seem to be within the confines of the east exterior wall. A couple of these were for the 2 exterior Mini-Split units that will live in that area so that made sense. But...

Today, in addition to the framing crew being onsite, the electrician came to fix this as best as he could. I think the masons will be able to deal with this when the brick wainscoting is put in.

In an earlier post the question had been raised about how the framing would be attached to the slab. 1/2-inch anchor bolts have been placed around the perimeter of the building. The Garage Door King Studs - I think that's the correct term - have these brackets attached to them.

While the framers were working on the building, I decided to work on the Chain Hoist Beam. It was pretty cold outside [ 39 degrees F ] when I pulled it out of the house garage but sunny. I was hoping to work over the beam with the angle grinder and that it would warm up enough in the afternoon to apply the primer on the remaining 3 sides. The directions on the can indicated it should be at least 50 degrees F.

The tool of destruction that I chose for prepping the beam was a 4-Inch Knotted Wire Wheel.

I didn't have anyone around to take "action" pictures today. I did the web and flange tops first. The first picture is the beam after I had worked my way to about the middle. The second picture is after I had finished that part of the beam. Third picture shows the beam sitting up so I could use the angle grinder on the flange. This was repeated on the other flange of the beam

It was now early afternoon and the air temperature was still below 50 degrees F. I put the beam back on the dollies and rolled it out where it could get full sun in an effort to get the metal up to a warmer temperature. I have one of those Infrared Thermometers - with the little red laser beam - which, until today, I had used mostly to elicit a chase response from my wife's cats. Today I used it for its intended function. The picture on the left was the temperature of the beam before it was in the sunlight. The picture on the right is the reading after sitting in the sunlight for a while.

I applied the primer onto the beam and got it back into the house garage as soon as I was done. The wind had picked up and was blowing leaves and pine needles around and I was trying to avoid debris landing on the beam. We had lows in the mid-20's that night so I'm hoping the temperature in the garage was around 50 degrees to help the primer cure properly.

Meanwhile the framing crew was building what would be the floor of the Mezzanine or Upper Room.

A temporary support was constructed and the Mezzanine floor joists were added.

Work on the Mezzanine floor joists completed, the crew moved to the next task. The headers for the 14-Foot tall garage doors.

Yes it will be.

I was reading your build thread and I felt so bad for you when, after all your planning, the local government had goofed and not let you know there was a height restriction.

During my the planning phase of my build I had made a couple of trips to the local building department to reassure myself that I could do what I wanted to do. I hadn't considered height until I was reading another GJ member's encounter with a height restriction.

"Poop", I thought, "that's probably a show-stopper on my build". When I called I was relieved to learn that the height of my build was OK.

I hear you. I'm a farm boy so the concept of an outbuilding being too high didn't even occur to me until I saw a fellow GJ'er mention it in a post.

I thought it better to ask the question, "Is there a height restriction?" as soon as I became aware of that potential landmine rather than, "There's a height restriction?" after the fact. Ha!

The town I live in was infamous for being a pain to do something "different" in the 90's. So I'll admit it, prior to starting construction, I kept waiting for someone in authority to stiff arm what I was trying to do.

So far, so good.

Morning dawned grey and warmer than the past few days. Rain is forecast for tonight.

The framers arrived on the building site and began "cutting & pasting" most of the remaining sheathing onto the Lone Beech Garage. I am guessing this was tedious work as a reasonable amount of measuring & cutting to fit took place.

At the end of the day I did a walk-around of the building. The framing work done today isn't quite as impressive as going from a slab to walls in a couple of days but getting the sheathing on the front of the building gives it mass that it didn't have before.

The center bay of the house garage was available today to be used as a painting area. I decided to stay inside as I wasn't sure when it might start raining.

The paint was applied on 3 of the 4 sides of the beam. Even though it was about 10 degrees warmer inside the garage than it had been when I applied the primer, this paint was still tacky 7 hours after I applied it to the beam. I don't know if the humidity is higher and that's slowing down the drying or if it's just the nature of the paint. When I applied the primer, it was pretty much dry to the touch within 3 hours.

The rain started about 2 hours ago... I doubt much else will be happening on the building site until after Christmas as it is supposed to be raining off & on for the remainder of the week.

Thanks for the kind words about the project!

Brick wainscot (3-feet) to match - as much as possible - the brick on the house; above that Hardiplank lap siding. Roof shingles will match - as much as possible - shingles on the house.

Paint color on the lap siding is yet to be determined. Garage doors will be white.

Tuesday - December 22, 2015

My son and I climbed in my pickup and left my home around 8:00 am to began a road trip. The object of our ride were some metal kitchen wall cabinets advertised on Craigslist and located quite a distance away in an adjacent state. While the excuse for this adventure were the cabinets, I saw it more as an opportunity to spend the day chatting with my son.

I enjoyed spending the day with him immensely and we returned about 8 pm with our treasure.

Eight metal wall cabinets. Any manufacturer's information is hidden under many layers of paint. The handles are the same as older Youngstown cabinets. I haven't seen wall cabinets made by Youngstown so all I've got to go on are the handles. The seller told me he had retrieved them from a dumpster that held the demolished remains of a 1930'a era house.

I expect to clean these up and use them in the Lone Beech Garage.

EDIT: All cabinets are 13-inches deep.

(3) 15" Wide x 30" Tall - Single Door
(2) 18" Wide x 18" Tall - Double Door
(2) 24" Wide x 18" Tall - Double Door
(1) 36" Wide x 18" Tall - Double Door


When I got home it was dark and I took a little walk out to the building and looked around. The advantage of taking lots of pictures is that I can check the pictures I see what's different. While it didn't look like any framing work was accomplished on the building site today, there were a few things moved around and there's a wheelbarrow in the Lone Beech Garage that wasn't there yesterday. So somebody was on the site today.


...and then I sat down at my computer tonight and found an email from the Builder's office manager. It seems my Builder has had "...a mild heart attack...". I will check on his status tomorrow and visit him in the hospital if that's where he is.

Thanks for the kind words about the build.

I'll know a lot more tomorrow about how my builder is doing. I'm hoping this is one of those "blessing in disguise" things where the "mild" heart attack revealed a situation that can be dealt with medically now thus disarming a ticking time bomb.
