I am looking for a large garage floor plan,
That will be shared for garage, gym, and work shop,
With an upstairs that can be man cave, guest area, etc.

I can find plans, but never any real life pictures.

I moved,
So my stand two car no work space garage has been replaced by a larger garage, mainly suitable for parking though still.

I lost my basement gym and small work shop area.

I plan to build a larger garage on my property.

You know, of course, that plunking a "floor plan" down on your lot, isn't the best way to go about things, right?

So let's start out this way.

Tell us where you live.

Show us your lot, with existing buildings. Give us your zoning and zoning restrictions. Tell us about all utility and other easements. And some photos of the existing lot and house.

Then tell us about the functions you want to accommodate, tools and materials you need to house, gym equipment and car spaces you need etc.

Then add in your budget.

We may be able to help.

What I am saying is to start with the lot and your needs. The layout of the building and design of the structure flow from that.

Never ever pick a plan and plunk it down on a lot. It may keep you from particular views or create some other less than ideal situation.

If you need to know what it will feel like to walk through the spaces of your proposed building, then you need to go through the design process as described above. At the end, you will end up with a building configured for your particular lot with it's existing conditions, and meeting your needs. If you do this with an architect with the 3D CAD capability, they can likely give you a video developed from those plans that will walk you through the space so you can visualize it and "live" in it before building. There is a cost for this kind of service.

For this expensive of a building, with existing house on the lot, I would never just look for a plan. Do it right.

One last note. The plans for this building that you linked could result in a very usable, great looking and feeling building, or not. It depends on the specific needs of the owner. For one person this might be a custom fitting suit. For another it might be off the rack. And for another it might be a horrible fit. It depends on the persons particular needs and functions.

And buildings are just boxes. The details and proportions, choices of finishes and doors and windows and trim etc. will determine how it feels and looks.

Need to see what the existing house looks like and how it is configured, to make the new spaces work with it. Same for the lot layout. Even the adjacent properties and their layouts are required to be known, to design this improvement.

Looks like the stairs take up a lot of room. Just a thought, but moving the stairs outside with an upstairs exterior door may add some usable square feet inside the garage. Might be a pain with exterior stairs but you will save some space inside.

Looks pretty cool. I remember seeing a set up in the past year that is close to that. But I'm not sure if it was here or when I was looking for property in Texas. If you go this route I suggest putting much thought into provisions for vapor proofing the two spaces via outside stairs or some form of vestibule with dedicated ventilation to mitigate fume migration. As it stands it will need to be fire rated, but that doesn't mean much for fumes unless that doesn't matter to you.

I have taken some pictures to show, other homes not an issue, you can t see any.

Need to get them to computer for upload.

Do want exterior to match.

I agree about the space, but do want interior access to up stairs.

I had not though about fumes.

My house is currently two floors on a slab.

I prefer walkout basement designs but was not able to do that.

Bottom floor is garage on one side, not heated,
6 stall barn on other not heated, with tack and feed rooms heated and cooled.

Second floor is all living area and no barn or garage smells.

That wouldn't be my garage, it would be my whole house!

I just retired a couple of years ago after almost thirty years in the military.

I livd within my means and saved some,
And civilian pay for what I do is a huge raise.

I would have got out ages ago but kept in thinking we would actually finish, win wars and guilty about getting out.



In retrospect,
I should already be in my dream home/ garage.

But am now making up for it.

The cars are not high dollar museum pieces. One rescued from being parted out, one rescued from being scrapped, one rescued from junk yard, etc.
They look like Joe dirt cars but run and drive after I have given them a little tlc.

My guess is kitchenette but it could be a type of nettle used for making kites

that's a new one on me also. The keys on the keyboard can't even straighten that one out as possibly being a mistake in hitting the wrong keys :dunno:

Ramairthree. I have a 32 x 48 with a 4 post lift, 11 ft ceiling and second floor. During the winter I keep 2 boats, using the lift, two cars, my truck and all my shop stuff.

Here is a link to my build thread. Also planning a 30 x 12 lean-to on the east side.

Wow! I wonder if a person(w/o kids) could live in that? I mean as long as you exhausted any fumes of any type it should work. Vehicles on both ends and one bay for a shop and another for ??. Upstairs could be a nice living space for 1 or 2 people with possibility of a small guest room. Just a thought.

If I had the money for that and the land.....that is NOT what I would build.

I'd build a hanger with a garage attached....hanger for my BIL's war birds...garage for tools to maintain planes and my jeeps.

Of course it would have a second story rooms that overlooked the hanger bays and garage.

You should really consider that second floor and the 9' ceilings on the first floor. That won't give you much height at all for your lift. How much time do you really seeing yourself up in that second floor? Maybe there is another plan that allows a smaller up stairs room and a open ceiling on the first floor for a section which will allow for a lift. I do like that front balcony. The balcony though will reduce sun light inside the shop when doors are open in the front. ( I like sunlight) Another consideration on the double length stall is to have a rear roll up door. This allows for ventilation and also moving cars/tractors out the back. You do reduce wall space though. Im trying to think of a shop on here (GJ) that you may want to look at. He is not far from me towards Kerrville Tx. He has a really neat shop with upstairs guest room and one stall that is very tall. Ill see if I can find his build. And congrats on your 30 years of service.
