I laughed a little bit when I saw the orange extension cord going into a 3" (?) conduit to give some temporary power :D

Wondering if you are going to seed it all or lay some sod close up to handle the roof runoff? I can't recall if you were considering gutters (?)

Looking very nice. I wondered if you were planning to do any type of temporary floor covering for painters (assuming they are going to be scheduled and will spray the large area in the interest of time). I had some drywallers in my basement a couple of years back doing a "troweled mud" finish to match existing and I was amazed at how big of a mess they made.

I'm just starting to research options to deal with the roof runoff.

Painter was checking out the building today and indicated he would be putting down protection on the floor.

Thanks for the kind words but I cannot take credit for any "forethought" regarding the wiring of the garage door opener controls. The original Installers were scouting the building in preparation for their work and asked, "Who's doing the wires to the opener controls?" I responded that I would do that. If they hadn't asked this question, there would have been wires stapled to the walls and ceiling.

...and just to prove that, they didn't ask about who was wiring the safety sensors at the base of the doors. Since no one asked me, I didn't think about that and those wires are exposed on the wall.

Thursday - March 3, 2016

At about 3 pm the 36 hour drought we have suffered through here in Peachtree City, GA ended. At about this same time, the Garage Door Installers returned to finish the installation of the Garage Doors. When I went out to talk to them they pointed out a small dent in one of the segments of the large door on the west side of the building. They indicated that they had informed the Garage Door Distributer and a replacement segment had been ordered. It will take a while for it to arrive. I will find out how long tomorrow when I call the distributor.

Installation of the remaining door continued. Installation & balancing of the Liftmaster 8500 units also continued.

6 hours later the rain had abated and I had returned from running errands. The Lone Beech Garage was empty but the installation of the doors appeared to have been completed. First picture is the east door located in the Drive-Through-Bay. The remaining two pictures are of the doors on the west wall.

I did not see the remote controls anywhere and there was still a few boxes of "stuff" stacked neatly against the wall. I expect to hear from the Installers tomorrow morning.

Before I left for my errands, the Painting Sub arrived on the site and we discussed the paint on the inside of the building as well as the outside. The Painting Sub indicated that there might be some painters on the building site tomorrow but he didn't sound very confident that that would be the case.

Readers may recall the Mid-Century Youngstown Sink Cabinet that I hope to use in the Mezzanine's kitchenette.

Readers may also recall the double sink has many issues that I've been working on.

One of the issues was the drain in the left sink. The drain flange has some serious corrosion.

A week ago I had acquired a 2-1/8 inch ID washer from a local Fastenal outlet. Today an eBay purchase arrived... a exhaust pipe adapter with one end having a 2-1/8 inch OD. The idea was to use the combination of these two components to attempt to repair the sink's drain flange.

After prepping the flange by removing the loose rust and using a Phosphoric Acid "rust converter" product to stabilize the corrosion, I hope to use the washer and adapter to make a "mold". I'll insert the washer/adapter through the bottom of the sink and build up the flange with JB Weld. When the JB Weld cures, I'll remove the "mold" and touch up the flange area's profile with sandpaper.

That's the "Perfect World" scenario. The steps needed to successfully remove the washer/adapter from the cured JB Weld still need to be thought out.

Thanks for the kind words.

I knew I wanted a wall mounted garage door motor when I started sourcing garage doors. However, I was surprised that the Liftmaster 8500 - a residential opener - could handle the two 12w x 14h doors. When I questioned the Garage Door Distributor about that, they did some checking but came back that the LIftmaster 8500 could handle it.

I was expecting to install at least two commercial motors.

Now I do know that the Liftmaster 8500 has a duty limit of 10 openings in an hour but apparently - once they get the door set up on the springs - it can handle the door's weight OK.

I, too, prefer the cleaner install of the "Jackshaft" type motor.

Friday - March 4, 2016

Grey, damp, mud everywhere, 40 degrees... what a lovely morning!

Despite the unpleasant weather the building site was pretty busy today. I guess Fridays mean, "If we want to get our check from the builder today, we need to knock out those things he's been bellyaching about for the past 3 weeks."

I got a call from the Garage Door Installers first thing this morning. We discussed a few details that will be knocked out when they return in a couple of weeks to replace the damaged door segment. When we finished with all that stuff, I asked, "...by the way, where's the remote controls?"

Turns out they had clipped them to the end of the "Emergency Release Lanyard" on each motor. I probably would have never found them if he hadn't told me where they were. Ha!

The following was the last picture I took today but it was the first chance I had to take a picture with all the newly installed garage doors closed. By the time the sun was going down the grey clouds had departed and we had sunshine. A good omen for tomorrow!

The roofing & siding minions, responding to their master's need to be paid today, showed up to fix a few items.


Early this morning, the Electrician sent me a text, as all the rest of this was going on, asking me if I was going to be around tomorrow. He indicated that he was going to start installing light fixtures on the Lone Beech Garage's ceiling then.

I responded that I was going to be around in the morning. I then texted the Builder and asked him if he knew that the Electrician was planning on installing electrical fixtures tomorrow despite the fact the ceiling wasn't painted yet.

The Builder replied that the ceilings were going to be painted today.

I was surprised to hear this as the previous day the painter had indicated that the odds of starting today were low...

Sure enough... the painters arrived not long after my communication with the Builder.

They arrived in the obligatory white cargo van and sat up their equipment and materials.

They wisely deployed this small jet engine to warm up the interior of the Lone Beech Garage. This should help the paint dry a lot.

80% of painting is prep work and the painting crew immediately began covering the floor and all the "stuff" the garage door installers had put in over the past couple of days. Caulking baseboard and window trim in preparation for the painting of the walls in the near future was also accomplished.

With everything protected, the actual painting started.

Despite the 16 foot ceilings, once everything had been shrouded and the painting had started, it was knocked out pretty quickly.

With the absence of anything mounted on the ceiling, the Mezzanine and the Woodshop ceilings were easier to deal with.

After the painting was complete, all the plastic that was protecting the garage door assemblies was removed. The painters left for the day.

Tomorrow the Electrician should be on the site installing the florescent light fixtures. I'm really looking forward to seeing that project start!

I was kicking myself for cheaping out and not getting insulated doors, but I ended up adding 1" XPS panels and it makes it cozy enough for me. I put them up with the help of a friend, my first garage door install. Instructions were good and they came out great. Very easy rolling doors, hardware seems good quality. I didn't get the openers installed until January, those were very easy to install too.

Your progress seems very fast to me too! Goes a lot quicker with a crew of guys who do it every day as opposed to one guy with the work ethic of a retired govt worker. :)

I am glad to hear that you are pleased with your doors. I'm hoping to have the same experience.

As to my build's progress... for most of us life is a compromise. I personally would do some things differently than some of the things I've seen on the job site. However, if I wanted to be able to use this building before being carried off the property feet first, I had to turn it over to the pros and let them run with it.

Hopefully in a month or so, the entire build - concrete driveway and such included - will be useable. Then will come the really fun stuff!

True to his word, the Electrician was on the building site at a few minutes before 8 this morning.

He had an Electrical Supply Company deliver the florescent light fixtures for all the work areas of the Lone Beech Garage.

Auto/Metal Shop area

I was hoping that he was going to start the installation process but that plan had changed. It sounds like he may get started on this coming Tuesday.

So it was a quiet day on the building site. The only excitement came when I exercised the garage doors and a couple of them would not close.

I finally located a manual and went up on the scaffolding to watch a diagnostic LED flash a trouble code as my son pushed the operator button.

4 flashes of the Liftmaster 8500's yellow LED meant that the Infrared "door clear" safety system was aligned ...but not quite good enough for it to confidently send the door on its journey from the ceiling to the floor. A small tweak of the sensors and we were back in business.

These sensors were probably jostled a bit as the painters covered and uncovered them with protective plastic yesterday when they were painting the ceiling.

T5HO's in the Auto/Metal Shop & T8's in the Woodshop. In the Auto/Metal Shop I did have to modify the positioning slightly to accommodate the Garage Door tracks.

The above are the work areas - nothing exotic in the Mezzanine just a few normal wrap around fluorescent light fixtures.

Spring is in the air! Sunshine, blue skies & birds singing this morning!
Despite the magnificent conditions, building site activity was actually on the light side. As noted in an earlier post - we need more Fridays!

A worker arrived around 9 am to clean the brick. After this task was completed the brickwork looked much brighter. The film of mortar had made the bricks look more brown than red.

The Electrician arrived in early afternoon and started unboxing the T5 fixtures.

He was there until sundown and got 7 of the 25 T5 units positioned on the ceiling. I think his goal is to get the lights all installed in the Auto/Metal Shop area before he leaves on a church mission trip on Thursday or Friday. If that is accomplished, then those lights coupled with the temporary lighting in the Woodshop will provide descent lighting for whatever work is done during his absence.

I'm anxious to get these lights fired up and see what it looks like at night!

The A/C will surely be up and running before the temps get too high.

...but I'm glad you alluded to the passing of the seasons as I had forgotten what will happen before the temperatures get unpleasant. If you've lived here you know what I'm talking about.

Pollen; clouds of yellow-green pollen so thick it's like a biblical plague. The over-sexed pine trees will be going crazy here pretty soon and I probably should talk to the builder about trying to get the exterior paint on as soon as possible to avoid whatever issues that may cause to the painting.

Why didn't they paint it all when they did the ceiling? Way faster and easier to do it all at once when it is all masked off. 1 guy could spray the hole thing in one day by himself. Even just primed the walls and painted them later

Weirdly, there was no real activity on the building site today.

Oh sure, I puttered around a bit...

I took advantage of the quiet and - while on the scaffolding - I ran one of the garage doors up and down a couple of times. The purpose of this drill was to observe and record how close the garage door came to the ceiling as it traveled up and down the track. The closest point of approach the door made was almost 8 inches from the ceiling. My fluorescent lights are less than 4 inches tall so the door will miss the lights by a considerable margin. This is almost exactly what I expected but it was gratifying to have that confirmed.

I also chucked the Exhaust Pipe Adapter into my Craigslist acquired mini-lathe and smoothed out the 2-1/8 inch OD section with some emery cloth. I'm hoping this bit of work will allow this part of my "mold" to part from the JB Weld more easily when I try to repair the Mezzanine sink.

I expect much more activity on the building site tomorrow.

Partly cloudy & unseasonably warm... Normally a nice combination but this a setup that causes all the ENT's (Ear, Nose & Throat Doctors) to have to work overtime as the pollen count starts to climb.

Hearing the reports of the storms wreaking havoc in Louisiana and Mississippi, I decided to do a little work on the north side of the Lone Beech Garage to help the roof runoff flow away from the building. We are forecast for rain on Sunday. I used a square point shovel and attempted to eliminate any depression next to the wall. By doing this I'm hoping that the Tornado Shelter will stay dry after the next rain.

Later in the day, some straw was delivered and a worker spread it under the drip line of the building. This is an attempt to keep the recently cleaned brick clean.

The Trim Carpenters were at the building site at 8 am today. Shortly after they arrived, the interior doors were delivered.

The Double Door was for the Woodshop. The Door with the Transom was for the Bathroom. The little Door was for Attic access from the Mezzanine.

The Trim Carpenters began installing these doors immediately.

At about 9 am the Electrician arrived on the building site. He had intended to work on my project yesterday but had gotten bogged down at another job. Since he is leaving on a church mission trip after close of business today, we won't be seeing him again until March 21st.

The Electrician picked up where he had left off on Monday. Installing fixtures along the south wall of the Auto/Metal Shop.

The fixtures were prepped and mounted to the ceiling.

Access to the area above the ceiling is obtained through the newly hung door in the Mezzanine. Occasionally the Electrician would need to be above the ceiling to do his work.

At the end of the day, the Electrician had 10 of the tandem fixtures installed. While I wish we could have gotten all the fixtures and tubes installed in this part of the building, at least we have some light now. I am pleased with the amount of illumination that I'm seeing so far.


Tomorrow we're hoping to get some painting done on the walls.

Platonic Solid - heavy GarageJournal Lighting & Electrical contributor - was kind enough to work up a lighting plan for me last summer. I am extremely grateful for his work.

The transom above the bathroom door was a last minute added detail. I realized that a transom - while not really necessary with electrical lights - might be a nice touch in a windowless room.

Friday - March 11, 2016

Yesterday absolutely nothing happened on the building site. Late morning today I was beginning to think that today was going to be a repeat but, around noon, vehicles started arriving.

The first vehicle to arrive was a truck coming for the rented man-lift. The drywall crew had rented this quite a while ago and when they left I was expecting it to get picked up shortly thereafter. Apparently rather than spend the time fetching the man-lift, the rental company just left it on the site until someone else wanted to rent it.



Arriving almost simultaneously with the Rental Truck were the painters. Today was the day they were going to put primer on the walls.

...and then the painting. It really didn't take them long to accomplish this job. They were done by late afternoon.


I don't think we will see any workers on the building site until Monday.
