This will be a very nice garage when it's done (hell, I would have used it "as-is" a few weeks ago :lol:, but I can only assume it will be even nicer once completed)

Thanks for the kind words and encouragement. I realize how fortunate I am to nearly have this building ready for my use.

As to you "...would have used it 'as is' a few weeks ago..."

I have been tempted, REALLY tempted, to "use" the Lone Beech Garage. However, a variety of things kept me from doing so. Never knowing when a sub might show up; Maybe spilling something on the floor that I'd regret before getting the concrete treated, Dragging tools back and forth from the house; etc.

But Oscar Wilde noted the following about temptation:

The only way to truly eliminate temptation... is to yield to it.

Today, March 12th in the year of our Lord 2016, the Lone Beech Garage was used as a tool for the first time. At 10:55 am, Eastern Standard Time, the unmistakable sound of a Pneumatic Impact Tool echoed off the walls in the Auto/Metal Shop for the first, but not the last, time.

I needed to sharpen the blades, grease the chassis and change the oil in my Honda 2013 Lawnmower and since no sub-contractors were scheduled to be on the building site, this seemed like a perfect time to use the new building instead of flopping around on the concrete in front of the house's garage. A considerable part of the morning was spent dragging tools from the house to the Lone Beech Garage.

Since the building is still not ready for prime time, rather than dragging the grates out to span the Tornado Shelter opening, I used some leftover planks I had on hand from when I had the deck on my house rebuilt.

I dropped down into the shelter and peeked up at the bottom of the Lawnmower.

Using the Impact Tool, I removed the blades.

My Baldor Pedestal Grinder was walked out of my overcrowded house garage and used to sharpen the Lawnmower blades.

With easy access from underneath, I changed the oil and greased the Lawnmower's grease zerks.



Finishing the maintenance, I returned all my tools to their current storage areas in my house's basement & garage. Trotting back and forth between the house and the Lone Beech Garage (especially dragging the 30 gallon "portable" air compressor) was a pain but...

...I was smiling as I did so.

As Humphrey Bogart said at the end of the movie Casablanca , "...I think this is the beginning of a beautiful friendship."

There is the steel column that holds up a 30-foot I-Beam and there's plumbing stacks and whatnot in there. Maybe if I'd have put some thought into it, I could have figured it out.

...but I didn't. I just figured I'd add it as I figure out exactly where I want to put my hose reels. It may well wind up in the wall after I determine where I want to run the lines.

I would recommend putting the air compressor in an out building, even a good quality "quiet" one will get on your nerves. great building, looks like a nice place to hobbie the heck out of stuff.

Yes there is a lot going on there. If you would like to see some nice air pipe, Parker makes a very nice one.

I took a peek at your build - sweet! A wonderful building in one of my favorite parts of the USA. It's been almost 40 years but I passed by your town while driving on I-90 quite a few times in the late 70's.

I had to laugh at your "East of Seattle". When I was working in the Seattle area all those years ago, I recall somebody asked me where I was from. "Back East", I said. "Oh ...Montana", was the reply to my statement.

What plans do you have for finishing the concrete? Epoxy?

My plan is to have a minimalist treatment on the concrete. Right now I'm thinking just a densifier.

It was my impression that a densifier would be applied after everything else is done but now I'm starting to find evidence that perhaps it could have been done immediately after the slab was poured. Obviously too late for that now.

I don't know why I'm so worried about getting anything on the slab... no one else seems to be all that concerned.

Ha!

No planned move in date... but I think it will happen shortly after the builder stops sending me bills.

Piddled around today with a couple of things related to the Lone Beech Garage.

Decided to try putting a small dehumidifier into the Tornado Shelter to attempt to lower the humidity and pull some of the dampness out of the concrete. This machine is of limited capability. I use it in my basement in the summer time. It works well during the summer but when fall arrives, it will ice up and stop working. I don't know if this is due to the lower temperatures, the lower humidity or a little of both. The temperature in the Tornado Shelter is pretty cool but the humidity is high. We'll see tomorrow morning how this device did with those conditions.



I decided to do a little more prep work on the 1950's era Youngstown double sink that I hope to use in the Mezzanine's Kitchenette.

This is the drain opening that I hope to repair with JB Weld. Not a great picture since I didn't use a flash on this shot and there is dirt below the drain.

I used a cordless drill and a wire brush from a cheap Harbor Freight set of same. This setup actually did a pretty good job of cleaning up the corrosion and some sort of material that may have been a past repair attempt.

The next step was to apply a phosphoric acid solution to the wire brushed area. I poured a small amount in an plastic container and used an acid brush to apply the solution to the problem area.


After letting the sink sit outside for a bit to dry, I brought it back into the basement. I hope to start the actual repair in the near future.

Yep. I giant air compressor with an auto drain valve and air pipe in to the shop. You can listen to the radio while you tinker on stuff. Otherwise those dang things kick on just as the reporter says "two gunman loose just south of ARRRRRRRRRRRRRRRRR...be careful. LOL

Check out Legacy Industrial's HD40. It is a surface densifier that you can apply when the crews are done. If they leave it messy you can hit it with a diamond brush, then apply the treatment. After it dries you can burnish it with some 3M pads for an ultra smooth finish. This is what I did to mine. Only caution is it is very slick when wet. VERY Slick.

It would have been slick anyway but it is definitely slicker now. Legacy makes some great products and I would have loved to do more but I was on a budget. I do a fair amount of welding/grinding /cutting so it was a good compromise as I can easily recoat areas as I abuse them.

Painters arrived to finish the interior this morning.

First order of business was working over the walls with sanding blocks.

Then painting the walls with both a sprayer and rollers.

Painting the trim took the bulk of the day.

It doesn't look that much different in the picture but the interior painting part of the build is completed.


I think the plan is to start on the exterior painting as soon as possible. The weather forecast is for several days of good weather so I hope that they get started tomorrow morning.

Yesterday evening I had put a dehumidifier in the Tornado Shelter. This morning I had a full reservoir to empty and the Shelter seemed noticeably less humid. While the painters were working, I shut down the dehumidifier so they didn't have to mess with the extension cord snaking across the floor to a gap in the OSB covering the opening.

This evening, after all the painters had left, I returned to the Tornado Shelter and powered up the dehumidifier again. While in the Shelter, I decided this would be a good time to removed all the tabs that are embedded in the walls of the shelter.

I gathered a large hammer and a "Big Gulp" cup to hold the tabs as they were removed from the wall.

I still have to figure out how to remove a few Ramset nails without dressing up like the main character in The Hurt Locker for protection.

We're still a few days from the official start of spring but you'd never know it from the weather we've had the past week or so. Hardly any moisture to speak of and high temperatures around 80. Redbud trees are approaching their peak color and the dogwoods are about to burst into bloom. This weather is expected to continue for the rest of the week. It is excellent painting weather.

Today was exterior prep day.

The painters showed up at about quarter till 10 and started caulking on the west side of the building. From there they worked their way clockwise around the building.

The most challenging situation was the 5-foot overhang on the east side of the building.

The crew finished up on the south side and then went home for the day.

As attractive as the primer on the Hardy plank is, I'm looking forward to seeing the paint go on the exterior!

This is last night's accumulation of pine pollen. In another week we will be scooping it off the driveway with snow shovels. OK, I'm exaggerating a bit but I do want to get the exterior painted as soon as possible. Looks like that's going to work out.

Not much to say in describing the work that was done. The crew worked their way around the building, masking off or covering the appropriate areas to avoid getting paint where they didn't want it.

After the masking off process was completed, the painters began painting the high trim with a gloss white paint.

Once again, the biggest challenge was the east end of the building with its 5-foot overhang and dealing with the loading dock area to get access to the work that needed to be done.

With most of the trim now white, painting the siding began. I was really wanting to see how this was going to work out. I think it is difficult to visualize how a paint chip sample is going to look after it is applied to a large wall. The paint color was something Sherwin-Williams calls "Tony Taupe" in a satin finish - who gets paid to think up this stuff?

At the end of the day the west wall and the north wall's siding had been painted. I think it is a big improvement over the yellow primer that I've been looking at for the past month.

Tomorrow they should finish the painting!

Alan,

Probably farther away than I'd like.

The electrician should be in next week to finish lights on the main floor. At that point I might be able to get the slab cleared and cleaned so that the densifier can be applied to the concrete. After that I theoretically should be able to get the lift in.

Realistically, it would make a lot of sense to wait until all the concrete ramp and driveway work is done so as to have a decent way to move the Bendpak from my house garage to the Lone Beech Garage. With a "good road" it will probably be pretty easy to move. Trying to move it before having a "good road" is probably asking for trouble.

Thursday - March 17, 2016

Temperatures were closer to being "correct" for late winter in Georgia this morning. It was a bit cool as I stepped outside to see if the painters were on the building site.

Not only were they there, they had been there long enough to almost finish painting the siding on the east side of the Lone Beech Garage.

At the same time, on the west side of the building, trim was being painted white.

Using a couple of ladders, a pair of painters worked their way across the south side of the building. One on one ladder painting. The other moving the remaining ladder forward allowing the painter to leapfrog to the next ladder and continue painting.

When all the siding had been painted, all hands became trim painters.

By early afternoon, all painting was completed and the last of the plastic & masking tape was removed from the building.

Moving counterclockwise from the northwest corner to the northeast corner of the building, I snapped a picture from each corner.


I don't know if anything else will happen on site this week. I had hoped the door locksets would arrive by today and we could get the building a bit more secure. Perhaps tomorrow that will happen.

If things are really quiet.... well, maybe I'll pull our 2013 Toyota Highlander into the Lone Beech Garage and change the oil!

I'm just curious if there are plans for a safety railing along the steps to the upper room? I'm sure the building codes in Virginia where I live would require this. This looks to be a really great space to work in, I'm sure you will enjoy. I'm building a light sport aircraft, (Van's RV-12) in a 2 car garage and your garage would be like a hanger to me!
