I dont know how acidic you soil is there but in Delaware a metal culvert like that will be rusted out in 5-10 years. They just dont hold up especially in areas with a constant flow of water. We actually just outlawed the use of metal culverts under roadways. A 15" RCP or 11x17" elliptical concrete pipe would be the way to go based on conver.

Friday - April 22, 2016

No activity on the building site today. The rain that was forecast did happen but was not a great amount. As of this evening around 3 tenths of an inch. The weekend is forecast to be sunny so that should help dry things out. Forecast weather shows no real rain chance for about a week. Perhaps this weather event will not slow us down all that much.

I often wonder how you hand equipment in a "basement". Some how I missed or forgot you have the garage door at the rear of the basement. Bet that's been a lifesaver.

We'll see what happens Monday - will the concrete guy hit the ground running after his family vacation. Also the weather guys are starting to move a percentage of rain into the middle of the week. I hope they're wrong.

I had to chuckle a bit about the "that's been a lifesaver" remark as my wife probably rues the day there was a garage door added to the basement planning. Ha!

Sorry to respond late, we're currently inundated with the closing of our 2nd home and I hadn't had the chance to check back in. You will need to consult with whomever you are contracted with for natural gas and most likely they will have AGL or their sub replace/upgrade the existing meter if deemed necessary.

You can look at your current meter and probably find the model or tag denoting the CF it will provide at X pressure drop, and then multiply by 1000-1050 to give you a pretty close btu estimate. They will need to do a load calculation based on your needs as well as check the length/size of the delivery lines for pressure drop across the system to factor it all in and go from there. If you are lucky, your meter may be able to supply the required volume and can have them adjust the pressure delivery, at which time you would need regulators installed at the appliance ends. You may also find that you will have to upgrade the meter itself to provide enough added volume in addition. Much will have to do with the assessment as regards to the size and length of run of the additional line supplying the tankless.

Cost I can't advise you on, I'm sure they will once you contact them. Please let me know if I can be of any help in the future.

Yes this is better than galvanized. It is essentially a corrugated steel pipe that is then hot dipped on both sides in an aluminum-silicon alloy. It works great except in areas where the coating gets messed up. Notice how on the end it is already rusting. Im sure it will be fine for 25+ years. They do make all aluminum pipes that are very pricey. Those are the best of the best. We have removed 50+ year old aluminum pipes with no rot or decay. I saw some corrugated metal pipes removed the other day that were installed in 1991. The whole bottom of the pipe was missing!

Monday - April 25, 2016

We had a great weekend to dry out the building site. Temperatures were in the 70's under sunny skies and, as often as not, a good breeze was blowing.

The container containing the broken up concrete from the house garage pad was removed first thing this morning. That was good as it cleared the deck for the Dirt Moving Crew.

The Dirt Moving Crew then arrived and picked up where they had left off when they got rained out on Thursday afternoon.

Digging began on both the building site and the south end of the house. The building site work was the "clean up" of the northwest corner and the south end of the house provided the last few loads of clay for the driveways.

Once all the clay was harvested from the south end of the house, the hole was filled in and cleaned up.

Most of the day was spent getting the final grade just right for the coming concrete work.

At the end of the day, the Dirt Moving Crew was finished. Now the job is turned over to the Concrete Crew. We are expecting them to start forming things up tomorrow morning.

Weather is the wild card in the upcoming operation. Even today we got a few sprinkles as ominous looking grey clouds noticeably dropped the temperature as they moved over the building site. The temperature gradient was the most unnerving thing as I was sure this would be the precursor of a cloudburst ...but we were spared.

Hopefully that luck will persist for a few days!

The fellows that painted the Mezzanine Stairs wanted to have their work protected from the admittedly uncaring subs that would be using the stairs. A tarp was brought out but, in my opinion, it was hazardous to try to climb the stairs with this thing draped over them. I've pulled it back a bit and usually go to cleaner shoes when I use the stairs.

As to the spouse's chagrin... I'm reminded of a sitcom, from many years ago, where the female side of a couple had been wronged by one of our Y-Chromosome brothers. After confronting the hapless lad she stated, "This is going to cost you an apology and a precious stone!"

The lights are made by Cree and are either model E-HL8F15N2Z or model E-HL8F15C2Z. I think the main difference between the two models is the color temperature.

The Concrete Crew showed up at 8:00 am and began setting up for today's work. This man was cutting wood into what would become forms for the side of my driveways.

The Dirt Moving guys had parked their equipment on the building site last night. They were planning to continue working on a neighbor's project behind by property but, before they did that, they asked the owner of the Concrete Company if he needed anything from them before they left. The boss indicated a few loads of clay would be useful so more clay was obtained from the south side of the house.

The first of several Concrete Trucks arrived. It backed up the Half-Circle Ramp and readied itself for the pour.

After a large crew of men had gotten the concrete distributed in the form, a float was used to help finish the concrete.

This process was repeated down and around the Half-Circle Ramp.

These guys finished the control joints. The one fellow balanced on the 2x4 (or whatever it is) was the one that really impressed me. Note the object in his left hand. That's another 2x4. After using the tool on the control joint he would set the 2x4 in his left hand down behind him, step back onto it, then pick up the first 2x4 and work on the control joint again. All the while maintaining his balance.

As the afternoon ended, this is what had been accomplished!

Everything came together today and we made a great stride forward in the Lone Beech Garage build. I am exceptionally pleased.

Tomorrow we hope to accomplish a similar amount of work. The day after that, rain is forecast and it seems likely our Concrete Crew will have to take a day off.

Still, today was fantastic progress!

I get dealer prices and i pay around $1 per sq foot for 3,500 lb mix for material and $1 for labor to install. Whats the going rate down your way? Did you use any rebar/wire or use fiber mesh?

I really don't know what the square foot cost is. I'll be finding out in a week or two.

No rebar or wire - 3500 psi mix - fiber in the mix: I believe that is what I heard this morning.

There's something about pouring concrete (especially exterior hardscapes) that really makes a build project come together. It's a signal that the end is near and it provides for a much cleaner job site. I've often asked builders to pour exterior concrete as early as possible, but most push back due to potential issues with large equipment needing to move around the site.

Now, in fear of taking your thread down a "concrete rabbit hole", I'd like to ask you personal opinion on why you chose not to include any wire mesh reinforcement? My experience here in Michigan is that very few people use it, however there are a lot of horrible looking driveways around our area. I have always demanded it in our projects and have never had any issues. Of course, the other factor is that I've always made sure we have good compaction of the base material.

Thanks again for all the great pictures and updates - the end is in sight!

Today was another excellent day for pouring concrete!

Forms were laid out. Generally speaking, it was a more straightforward task compared to the double radius Half-Circle Ramp that had to be dealt with in yesterday's layout.

The advantage of being on site is the ability to adjust details as necessary. The approach from the garage pad to the loading dock looked a little tight so I had the crew lay out the forms so as to open that up a bit.

The Concrete Sub (the owner) had come up with a plan yesterday to protect the septic tank cleanout. So the Crew built a form around the cleanout to imbed it in the concrete.

Another great day!

A line of weather is expected to move through the area tonight. Earlier when I stepped outside to turn on the Lone Beech Garage's lanterns, the wind was moving the trees around a bit. We'll see what the building site looks like tomorrow morning.

They're putting out the work, so what are you anticipating as far as concrete completion? It looks like with good weather they could be done in another 2 days if the stars align (1 day for house/driveway toward road and 1 day to complete to road) or am I misjudging the remainder?

Looks fantastic...envious does not describe my feelings!
