Re: The Lone Beech Garage Build Thread (60x46)

They're putting out the work, so what are you anticipating as far as concrete completion? It looks like with good weather they could be done in another 2 days if the stars align (1 day for house/driveway toward road and 1 day to complete to road) or am I misjudging the remainder?

Looks fantastic...envious does not describe my feelings!

Crash&Burn,

I think you have pretty much nailed the time correctly. Weather will play a bit of a factor. The Concrete Company owner also wasn't sure if the Ready Mix plant would be open this Saturday or not. If they are, I got the impression his crew would be working on Saturday.

Best regards,

Scott

Re: The Lone Beech Garage Build Thread (60x46)

Impressive. A little rain at this point will be good for the curing process.

Looks nice, how thick is the drive?

Thank you very much!

We got a few sprinkles last night but nothing measurable. So the plan is to pour more driveway today!

There are a few places where it is 6 inches thick (loading dock and outside the exit of the drive through bay ) but for the most part it is 4 inches thick.

Best regards,

Scott

Caparris,

Thanks! The concrete ties it all together.

We had a very good today - which was a very pleasant surprise as it was expected to rain quite a bit last night.

Other one, no engines

1949 caddyman,

Thanks for sharing! I've never seen the actual airplane(s) - wind tunnel models yes but not the airplanes.

They had a fly-off with the YC-15 and then never announced a winner. I joined the program just after the fly-off. A few months later it was effectively all over.

Well if you keep rolling the dice long enough, eventually you throw a winner!

The line of weather that moved through last night drizzled a little around 10:00 pm and that was it. No measureable precip in the rain gauge this morning.

The plan had been - since it would be raining - to pour the stairs and floor in the Tornado Shelter. Since no appreciable rain had fallen, and none was forecast to happen today, it was back to pouring concrete onto the driveways.

An absolutely fantastic turn of events!

20160428-01.jpg 20160428-02.jpg

Prep work was done in front of the house garage.

20160428-03.jpg 20160428-04.jpg

Stakes were pounded into the ground to help form the driveway from the house to the road.

20160428-05.jpg 20160428-06.jpg 20160428-07.jpg

Then it was time to pour concrete!

Meanwhile the plumbers showed up to do their work in front of the Lone Beech Garage as well as put in a pipe under what will be the driveway to allow for a future water line to access the front of the house.

When they arrived they were startled to learn that they needed to move rapidly to keep from holding up the concrete pour headed in their direction at amazing speed.

They put in the pipe under the soon to be poured concrete driveway.

20160428-12.jpg 20160428-13.jpg 20160428-14.jpg

They ran a new line from the meter to the building and also to where a yard hydrant would be placed.

20160428-15.jpg

The installed a yard hydrant.

They installed the vertical pipe for the Tornado Shelter vent blower.

While on that was going on, the fellow that would cut some control joints in the concrete that was poured the last couple of days showed up to do his thing.

The concrete sub business owner and the cutter laid out their cut marks.

Meanwhile, back at the concrete pour...

20160428-31.jpg 20160428-32.jpg 20160428-33.jpg

Finish work was done in front of the house garage as the crew waited for concrete to arrive.

Pouring continued...

20160428-35.jpg 20160428-36.jpg

The workers cycled back and forth between handling the concrete coming off the truck and finishing concrete that had been poured earlier.

20160428-37.jpg

The pouring stopped after 4 1/2 truck loads. The driveway was getting close to the road and needed to be stopped here to allow unobstructed access to the front of the Lone Beech Garage.

Re: The Lone Beech Garage Build Thread (60x46)

Continued...

Prep work for the front of the building started. This was complicated by the lack of a detailed plan. As some readers may recall, the site plan was found to be flawed back in September. While I had sketched a concept that dealt with the flawed site plan - and shared it with the builder and the Concrete Sub Owner - I hadn't really put in any dimensions.

Now, with no other adult supervision on the building site, the crew foreman approached me for directions on how to layout the concrete in front of the building. I fetched my concept drawing and realized that it was probably going to cause problems for my Spanish speaking friend.

For the concept drawing I had used an early version of the Lone Beech Garage that had been drawn by my nephew. I had used my nephew's drawing as it was in digital format and I pasted it into the site dimensions that I had drawn up.

SiteSketch.jpg

The biggest problem with this concept drawing was it had features that no longer applied to the current building. The sidewalk in front of the building for one thing. I didn't want to confuse the foreman so I asked him to give me 15 minutes to draw something up that he could work with.

I came into the house and gathered my Engineer's Scale, Triangles and French Curves and quickly drew up a plan with dimensions that would allow the Foreman to lay out the concrete forms.

20160428-41.jpg 20160428-42.jpg

The crew set to work laying out the forms for the concrete. A few minutes later the Concrete Sub Owner showed up. He and I discussed the working drawing I now had in hand. He then directed his crew - more precisely that I could ever have hoped to - to lay out the forms.

20160428-43.jpg 20160428-44.jpg 20160428-45.jpg

After the forms were set up, I was extremely pleased with the result. We are ready to pour the final driveway concrete tomorrow!

20160428-46.jpg 20160428-47.jpg

After the crew left, I took a couple of images of the driveway that was completed today.

It was a very busy but extremely gratifying day! Being spared the forecast rain was a game changer. I am looking forward to tomorrow with great anticipation!

1949 caddyman,

The bizarre proportions of the YC-14 probably contribute to that perception. I believe the wingspans are pretty close and the length of the VC-14 is a bit longer. I'm pretty sure the fuselage is a lot bigger in diameter.

Where this airplane was in a class of its own was in landing & takeoff performance. This came at a cost - the airplane was complicated ...and ugly.

I think this program's timing was bad - the Carter administration post Viet Nam defense wind down was in full force and the C-130 was a capable, reliable aircraft available at much better price point.

Admiral Sergey Gorshkov, the father of the Soviet Navy, is reputed to have had a motto hanging on a wall in his office that stated: Better is the enemy of Good Enough.

"Good Enough" will probably prevail when defense budgets are tight ...as well as late on a Friday night in a pick-up bar.

Ha!

Best regards,

Scott

We're in the last innings of this game now!

Thanks guys!

I'm glad to have this phase behind me. With this big of a concrete job, I could imagine many ways this could have gone sideways.

I think it went as well as one could hope for.

Re: The Lone Beech Garage Build Thread (60x46)

Friday - April 29, 2016

The Concrete Crew was here at 7:30 this morning. I had a doctor's appointment at 9:30 so I knew I was going to miss a lot of the activity until I returned around noon.

20160429-01.jpg 20160429-02.jpg 20160429-03.jpg

The first concrete truck arrived at about 8:00 am and, once again, the concrete started pouring. I have to say I was happy watching the truck back down the drive towards the Lone Beech Garage and noticed that it seemed to be easy for the driver to navigate. That was the goal of the layout.

20160429-04.jpg 20160429-05.jpg 20160429-06.jpg

When I returned at about 12:30 pm, the last truck was pulling away from the property. I walked around a bit and took a few quick pictures. I was pleased.
The last picture shows the Man Door on the north side of the building. Of note is the curb that was built up behind the door. This was done to allow a good, solid door stop to be mounted on the curb. The outward swinging door impacts the brick wainscoting without something to keep it from doing so. Lesson learned.

Before the first concrete truck arrived, the Concrete Sub Business Owner and some of his men walked around the Lone Beech Garage to discuss the sidewalk and stair steps that will be built tomorrow.

20160429-12.jpg 20160429-13.jpg 20160429-14.jpg

After I returned from my doctors appointment, some of the men were finishing the concrete that had been poured while these guys began forming some of the stair steps and the sidewalk.

20160429-15.jpg 20160429-16.jpg

Late in the afternoon, I heard activity on the site again. I was surprised to see a small crew removing all the wood forms - even the ones that had just been placed this morning.

20160429-17.jpg

After all the workers had left, I took one last shot of the Lone Beech Garage.

230 Yards of concrete were poured this week It was incredibly satisfying to see all the driveways completed!

Thanks - we've been very fortunate to get all the driveways poured in one uninterrupted week.

I am very thankful for that bit of luck.

Caparris,

Yeah... I rationalize that 25% to 30% of that concrete number should go to the "House Account" and not "The Lone Beech Garage Account". The driveway to the house should have been done when we built the house 24 years ago and the pad in front of the house garage needed to be replaced due to damage done several years ago.

Additionally an overflow parking area for any guests was needed as well.

Regardless, the bill will be substantial no matter what the accounting is.

Ha!

Thanks for the kind words about the project!

Best regards,

Scott

Re: The Lone Beech Garage Build Thread (60x46)

Saturday - April 30, 2016

The weather forecast changed enough in the last 24 hours that the Concrete Sub Boss decided not to chance pouring any exterior concrete today. [We are getting a cloudburst as I write this.] The plan had been to get all the various forms finished in the morning and then pour this afternoon.

Instead a few "clean-up" items were accomplished as well as forming up some stair steps near the loading dock and in the Tornado Shelter.

20160430-01.jpg 20160430-02.jpg 20160430-03.jpg

Control Joints were cut in front of the house garage and in front of the Lone Beech Garage. A leaf blower was used to blow the concrete dust off these pads.

20160430-04.jpg

Some sort of asphalt mix was tamped into the transition area between the road and the driveway entrance.

20160430-05.jpg 20160430-06.jpg

Steps were formed in the Tornado Shelter. The plan had been for 16-inch tall steps to limit the space the steps would take up in the Shelter. When I came out to look, the workers were building 12-inch tall steps. I examined the situation and, although they offered to change to the taller steps, I elected to stay with what they had formed up as it only added one more tread.

20160430-07.jpg

Steps were formed in the Loading Dock area.

Much like the Concrete Crew, I spent the day knocking out little tasks...

20160430-11.jpg 20160430-12.jpg

There was a pipe for a septic tank clean-out where the sidewalk will be poured. I added a fitting to get it to the top of where the concrete will be.

20160430-13.jpg

There are two condensate drains on the side of the building where the sidewalk will be. These were too long and would be into the top of the concrete if not trimmed off a bit.

20160430-14.jpg 20160430-15.jpg 20160430-16.jpg

I had attended an estate sale about a year ago and bought this ancient Makita saw for a couple of bucks. I had some old Makita tools that used the same battery packs. Trimming the ends of the condensate drain pipes was the perfect application for this tool.

20160430-17.jpg

I've been getting the wooden shop sink stand painted over the past few days. Today I put the final coat of gloss black on the stand. Once it dries I'll set the sink back into the stand and it should be ready to be put in service.

First, it looks great! I recall the plans for the loading dock, now its reality, I will be excited to see what you move into it and how you end up using the interior and exterior features of this great space :)

So, I am curious, are they going to drive another concrete delivery truck on the new slab to fill up the staircases, or is this going to be buggy-in from the road? I would be a tad nervous about a heavy truck going over green 'crete.

I am also interested in the "cold patch"...I would have thought they could have avoided that expense by merely hand-tapering the last load out somewhat level to the roadway. I think you will be fine with rubber-tired vehicles, I have squished a lot of cold patch out of the way with forklift tires, though.

matt_i,

Thanks for the kind words! I too am anxious to start using the space as a workshop. Still a little ways to go though.

When I asked the Builder about getting concrete to the Tornado Shelter, he mentioned that the Concrete Sub had a "buggy" of some sort.

The Concrete Boss indicated - after examining the road in front of the property - that he expected it to be paved relatively soon due to it's condition. So he built it as you see anticipating the road surface will be higher at some future date.

We shall see if he is right.

Best regards,

Scott

Ive spent the last two days reading through this thread, I have to say the job you have done documenting the whole build really is awesome  Your new workshop is amazing  Its clear how much thought was put into this build...As for the concrete guy building the driveway higher than the surface of the road, that would be a ballsy move here. Our potholes will swallow up a whole Prius before they patch them and new asphalt is unheard of...Maybe sometime near the next ice age :lol2: Cant wait too see you all moved in and getting some use out of that beautiful workshop

Looking good. Until the initial cure, are you parking along the street or do you have another access to the house? Also are the stairs in the tornado shelter going to be a big block of solid concrete? To bad you couldn't use some of that space for "rations" storage. Hopefully the concrete will be finished up early next week.

What's left to do besides some finish grading and equipment move in?

Scott,

Good thing your area doesn't get much snow to speak of, up here in the Northeast the county plow would make short work of your apron. The raised transition does make sense if the plan for the road is another layer of asphalt, but if they did it "right" and milled first it would be a 0 sum game.. However it appears you are in a rural area like me without curbs, walks, etc.. I bet they just add a layer to what's there. Maybe your contractor does enough municipal work and has an in?

Looking great!

shortykorte,

The vehicles are out on the street. We will be able to get them back into the house garage and on the newly poured parking areas tomorrow night.

What's left...?

Low Voltage guys need to come in and finish their work (security system & CCTV). Garage door guys need to come back and replace a panel that was damaged. Flooring folks need to install the VCT in Mezzanine. Railings need to be installed on Mezzanine stairs and wherever else the inspector thinks is appropriate. Concrete floor needs to be cleaned & prepped for densifier and sealer. Finish plumbing stuff (sinks, toilet, etc.) needs to be installed.

Best regards,

Scott

The raised transition does make sense if the plan for the road is another layer of asphalt, but if they did it "right" and milled first it would be a 0 sum game.. However it appears you are in a rural area like me without curbs, walks, etc.. I bet they just add a layer to what's there. Maybe your contractor does enough municipal work and has an in?

edshults,

The road is in poor condition but with only 11 houses on the street the city probably has bigger fish to fry.

The city did come out last year and dribble some sort of patching material on the many cracks in the road so maybe they will be looking at a more robust refurbishment at some point in the near future.

I'll believe it when I see it.

Best regards,

Scott

Sunday - May 1, 2016

We got 6 tenths of an inch of rain last evening. Glad we didn't try to pour any concrete yesterday as that might have been a bit much on the freshly formed sidewalk.

After church I had the afternoon to work on a few small items...

When it was raining last night I realized that the Tornado Shelter's vent pipe, running up the outside wall of the Lone Beech Garage, was open on top. When I checked this morning there was just a bit of water seeping from inside the pipe into the shelter. This afternoon I made a quick run over to The Home Depot and picked up a 4-inch pipe cap. I then managed to get a ladder stable enough in the now muddy clay to safely ascend and put the cap into the top of the pipe located about 13 feet off the ground.

While I had the ladder out I went inside the building and put an outlet cover on one Garage Door Opener Motor that had been missed. I also put covers on all the Door Sensor Wires.

The much larger entrance to the driveway was causing some possible interference between it and the departure path of the mailman after making a delivery. I moved the mailbox about 30 feet down the road. The crime tape pole is in the old mailbox hole.

When the floor of the Tornado Shelter is poured, I'm wanting a small depression in the floor. Should I need, at any time in the future, to remove an accumulation of liquid from the shelter it might be useful to have a depression to help remove the liquid with some sort of sump pump. I didn't want it more than a couple inches deep to help prevent stepping into a deep hole and perhaps really hurting myself. This form is to help the concrete crew provide that depression when pouring the floor.

230 Yards of concrete were poured this week It was incredibly satisfying to see all the driveways completed!

Scott

That could be ~20,000 sq ft! That was a huge project but does not look excessive.
