Nice! I'm sure it feels good to have now done some maintenance work in there--makes it feel like a space with a purpose!

Spdstr280Z,

Well... ahem... uhhh...

I can only point out that it is possible to have more than one goal in business, in life... and for a feature of the Lone Beech Garage.

Thanks guys!

It really helps to be using it a bit. Looking forward to "formally" wrapping up the build and finishing the great migration of tools, tractors & "stuff" from one building to the other.

Best regards.

LutzTD,

Current solution for moving the grates. Ha!

Actually it does work OK for what I'm doing right now. Eventually I'll probably do some "man-hole lifter" type tool that spans the width of the Tornado Shelter.

20160606-01.jpg

Saturday evening there were a couple of Medical Tables listed nearby on Craigslist under the "Free" heading. I made arrangements to get them with the owner. The owner acquired them when they moved into a commercial space and found them (and some other items) left behind.

20160606-02.jpg

A couple of years ago I had acquired some other Craigslist free items; work station tops and one table top. I've had them in my basement since then. Occasionally I'd set one on top of a couple of saw horses to make a temporary table.

20160606-03.jpg

Some quick work with an impact driver and I had removed the padded tops of the Medical Tables. A bit more work with the impact driver and I had a pretty nice work table. I brought the recently refurbished Yost 33C vise and a 4-inch Standard vice that I refurbished a year ago out to the Lone Beech Garage and placed them on the new table.

20160606-04.jpg 20160606-05.jpg

This table, stout as it is, probably isn't massive enough to deal with the vises - particularly the Yost - without bolting the table to the wall but, at some point, I'll get a table that is.

20160606-06.jpg

I quickly put a workstation top on the other table legs and put this work table in the woodshop for the time being.

Tomorrow morning I was hoping to get the last of the paint on the Sink Cabinet but Tropical Storm Colin may have something to say about that. It was threatening rain here all day so I didn't think I would be able to do anything this afternoon. As it turned out, I probably could have painted as it cleared nicely around 8 pm. I just wasn't ready to act when that happened.

Re: The Lone Beech Garage Build Thread (60x46)

Tuesday - May 7, 2016

This morning started with a stunning blue sky, dryer air and a pleasant breeze blowing. It also started with the Dirt Moving Sub looking over what needed to be done to the terrain around the Lone Beech Garage. I expect he will be here tomorrow morning to start that work.

Other than that today was a day of dealing with some details.

20160607-01.jpg 20160607-02.jpg

These guys showed up to install the door stops outside the building. When opened it was possible for the doors to hit the brick wainscoting. These should protect the door from being dented by the brick. Looks like I haven't washed the door off since the sidewalk was built.

20160607-03.jpg 20160607-04.jpg

The Garage Door Installers showed up to install the weather stripping around the Garage Doors. That's a long story but it finally got done today.

20160607-05.jpg 20160607-06.jpg 20160607-07.jpg

This afternoon I finished painting the Sink Cabinet. I need to do a little work on the sink itself but once that's done the plumber can get this installed in the Mezzanine. I still need to finish the doors & drawers but that can be done after the plumber has done his work.

Tomorrow a Pest Control company rep will be stopping by to see what needs to be done to keep the Termites at bay; The Dirt Moving Sub should be here moving dirt around; The HVAC guys should be here getting the Mini-Splits and the Tankless Water Heater fired up.

It should be an interesting day tomorrow!

Sink cabinet is looking good. You missed a spot in the back of the middle bay floor. :bounce:

Looks like the garage is oriented so you have working shade at both ends once a day. Great plan if it was planned.

saw this one the other day and immediately thought of your grates. How garage dedicated is that? :) Looks a lot like the man hole cover lift suggested earlier by someone.

shortykorte,

Yes, I don't know what wrong there. I kept spraying and spraying and it just wouldn't stick.

Ha!

As to the shade; no plan there. I just built her square to the house and the shade is the result of serendipity.

Wednesday - June 8, 2016

Another stunning morning weather wise. Around 10:30 I heard the beep-beep-beep of a commercial vehicle backing down the driveway.

Must be the Dirt Moving Sub I thought as I stepped outside but...

20160608-01.jpg 20160608-02.jpg 20160608-03.jpg

...it turned out to be a delivery truck. Cool! Let's use the Loading Dock for the first time!

20160608-04.jpg

This was a delivery of the railing for the Mezzanine Stairs and such.

While this delivery was being unloaded, the Dirt Moving Sub stopped by. The condensed version is that he will not be able to get to my place until Monday. The weather is supposed to remain stellar until the middle of next week so that shouldn't be a problem.

20160608-05.jpg 20160608-06.jpg

The HVAC folks returned to get the mini-splits going. We got all the units on the main floor working properly and he thought he had the Mezzanine unit working as well. However, I came out mid-afternoon and you could hang meat in the Mezzanine despite the fact that the thermostat was set at 78. I brought out a thermometer and it read 61 degrees and the unit was still blowing cold air into the room. I shut it off and we'll get the HVAC folks out to see what's going on as soon as we can.

Yesterday when I wrote that the painting of the Sink Cabinet was complete, I misspoke. I still needed to get some primer and paint on the bottom of the cabinet.

20160608-13.jpg 20160608-14.jpg

I took care of that this afternoon. I forgot to take a picture after the primer was applied but it's on there.

Tonight I decided to jump in with both feet on the sink drain repair.

20160608-21.jpg 20160608-22.jpg 20160608-23.jpg

In addition to the paste wax I put on my "form", I wrapped some wax paper around it as well. The hope is the JB Weld will release from the form without issue.

20160608-24.jpg

I mixed up the entire amount of JB Weld that comes in the 2-tube packet (2 oz. total) and added a teaspoon of Acetone. The Acetone was to thin the JB Weld to allow it to "flow" better.

20160608-25.jpg 20160608-26.jpg

This is the end result. We'll see if the "form" releases in a couple of days or so.

Thursday - June 9, 2016

Today the fellows that will install the railing systems arrived at about 8:00 am.

20160609-03.jpg 20160609-04.jpg

20160609-05.jpg 20160609-06.jpg

Around mid-afternoon this crew left for the day. They had gotten the railing to the Mezzanine pretty well installed. Posts for some of the other areas had been set. I expect them to be here bright and early tomorrow to finish the job.

20160609-07.jpg

The HVAC guys showed up to address the issue with the Mezzanine mini-split. After evaluating the situation they felt that insulation in the wall behind the unit was inadequate. I looked at pictures of the insulation installation and I see no gaps when that work was done. Still the wall does feel warm near the unit. The technicians felt that the thermostat in the interior unit was being fooled by the high temperatures behind the wall and was treating it like it was the room temperature.

The HVAC guys plan to add some insulation to address the issue.

Railing look great. I like the metal versus wood.

I'm no HVAC expert but the ac diagnosis seems suspect. Don't the first floor units have the same insulation installation? Doesn't mezzanine AC back into the shop area? Seems like window AC units would suffer from same problem. Hope a easy resolution is found.

shortykorte,

In the vertical direction, the back of the Mezzanine walls are about half in the shop area and half in the attic. The mini-split's "Head" unit is mounted where the back of the wall is in the attic.

I too was skeptical of this theory.

Although afternoon temps are getting into the 90-ish area, the morning temperatures are in the 60's. I went out this morning and placed a thermometer in the attic. After a bit I checked it and it read in the low 70's.

It was about 81 in the Mezzanine so I started the Mezzanine mini-split and set if for 79 degrees (Cooling Mode). It worked correctly; came on - blew some cold air and then stopped cooling when it hit the temperature set point.

Then I tried the heating mode... I selected that and set the temperature to 84 degrees. It should be noted that, during previous attempts, this unit would not go into Heat Mode. The unit responded correctly, going into heat mode and putting out warm air.

I can only conclude that the HVAC tech is correct - the attic temperature is influencing the mini-split's output.

As most folks that are reading this are aware, I have taken a bleep-load of pictures of this build. I went through my images and it appears that the insulation was originally placed correctly in the vicinity of the Mezzanine's mini-split "Head". Maybe something was disturbed after I took the pictures. As previously mentioned, it did feel warm on the wall near the lower right corner of the mini-split "Head" yesterday afternoon. Everywhere else in the Mezzanine the wall temperature seemed "normal" to the touch.

I have passed along the results of this morning's experiment to the HVAC folks.

This morning I removed the "Form" from the JB Weld in the Sink Cabinet drain repair attempt. I don't know if the wax paper was absolutely needed but it seemed to ease the removal of the "Form" from the JB Weld. The "Form" came out without much of a fuss.

20160610-11.jpg

This image shows the JB Weld with the "Form" removed. There is some flashing that needs to be removed and other "forming" to do in order for the repair to be useful. Still, I was very pleased with the initial situation that I observed after the "Form" was removed.

20160610-12.jpg

I elected to use a 3-Inch 60 grit Roloc grinding wheel in my cordless drill to work on finishing the JB Weld repair.

20160610-13.jpg 20160610-14.jpg 20160610-15.jpg

The cordless drill - Roloc wheel worked well! It did require some contortions to get myself braced inside the sink to keep the grinder from "walking around" but overall I was pretty happy with this arrangement.

20160610-16.jpg

The bottom of the sink required just a little touch up with some sandpaper.

20160610-17.jpg

I placed the strainer drain into the repaired drain hole. I think this is going to work!

LutzTD,

I think the Senior Inspector has indicated that no railing will be needed in front of the Loading Dock.

Apparently Commercial Buildings have an exemption from having to have railing in front of the Loading Dock abyss. Residential Building Code apparently is silent regarding Loading Docks - go figure - so the Inspector is using the Commercial Building exemption as his guidance.

God bless him!

Re: The Lone Beech Garage Build Thread (60x46)

Saturday - June 11, 2016

A couple of days ago I was looking through the Atlanta Craigslist web site and came across some more mid-century steel kitchen cabinets. The seller was involved in some Urban Pioneering and had purchased a house in an "interesting" part of Atlanta. He described his project and posted a couple of pictures of the cabinets and for interested parties to "make an offer".

I thought a couple of the cabinets looked like the Youngstown cabinets I'm hoping to use in the Lone Beech Garage. I offered him $25.

He accepted the offer and indicated I should come today to get them.

20160611-01.jpg 20160611-02.jpg

My son and I loaded them up and brought them back to Peachtree City, GA. I could write quite a bit about the location, the neighbors and the 3 dogs - pedigree unknown but appeared to have some pit bull in them - that were roaming the sidewalks in front of the house that we loaded from ...but all of that would detract from the cabinets.

Ha!

The steel cabinets - there was one wood cabinet - were sold by Sears and were not Youngstown cabinets. Still they all appeared solid enough and for $25 ...well, why not.

20160611-03.jpg 20160611-04.jpg

20160611-05.jpg 20160611-06.jpg

We got them unloaded and placed them temporarily in the Lone Beech Garage.

20160611-07.jpg

It's good to know that I can get parts for these cabinets from Sears. Ha!

20160611-11.jpg 20160611-12.jpg

I had bought some stainless steel truss head machine screws and some square nuts to match, as closely as possible, the original hardware that fastened the Toe Kick to the Youngstown Sink Cabinet.

20160611-13.jpg 20160611-14.jpg

My son and I carried the Sink Cabinet up the Mezzanine stairs to the Sink Cabinet's new home.

20160611-15.jpg

One issue that I dealt with was finding a replacement 3/4-inch wide by 3/8-inch tall bumper that fits on the front of the Sink Cabinet between the cabinet and the steel double sink. I found that a couple of 3/4-inch faucet washers and a couple of #10 washers provided exactly the same protection as the original bumper.

20160611-16.jpg 20160611-17.jpg

The double sink was placed on the Sink Cabinet and then I sat the Kohler Faucet on the double sink just to see how it all looked.

I think we can now move forward with the finish plumbing in the Lone Beech Garage.

Urban pioneering. Be the first yuppie to buy a cheap house in the hood. Spend a small fortune to fix it up. Then pray a thousand other would be urban pioneers turn the hood trendy so you can flip it and make mega bucks and move into a house in the suburbs with good schools, a low crime rate, and 911 first responders that show up and know what they are doing.

Nice cabinets. $25.00 was a steal (pun intended).

Thats good legally, but Im a total klutz and figure it would be just a matter of time until I stumbled off. I would likely put some sot of removable rail there. a lot of times they put a post on either end and then the railing telescope on top, that way it doesnt fill with water. Aa the very least I would put a big chain across there

Bib Overalls,

Thanks! I don't know how these will fit into the "big picture" of my property. If I want to use the corner cabinet and the other two as I have temporarily placed them they may well wind up in the house garage or in the basement.

At work we had a railing like yours. We cut out the section in front of the door, instant loading dock. A couple of eyelet screws, chain and s-hooks worked great for us the 13 yrs we were at that building.

Kitchen sink looks great. Nice score on others.

Scott,

No, I'm calling Trane this morning to see if another certified installer can take a look. We were on vacation last week in Florida, I shut the system off last night when the indoor temp was 78F.

This past weekend I was a bit preoccupied by my upcoming 2-Day set of Simulator Testing that started tonight. I got out of the simulator at about midnight and I'll go back tomorrow for another dose of the same. So today I wasn't as engaged with the work taking place on the building site as I might have been had I not studying for my simulator sessions.

The Dirt Moving guys showed up first thing in the morning and unloaded their skid steer.

They went to the far end of the house where they had piled up dirt from the building site a few months ago and began to fill their dump truck to bring it back.

The dirt was spread around the Lone Beech Garage to fill in next to all the concrete work that was done a few weeks ago. They will be here tomorrow to continue their work.

A technician from the Heating & Air company came out to look in the attic behind the Mezzanine's Mini-Split "Head" to see anything was amiss with the insulation behind the unit. I'm happy to report that he found that the insulation behind the "head" had been compromised when the "head" was installed. He was able to fix the gap in the insulation and added a bit more for insurance. When I left for my simulator late this afternoon, the Mezzanine's mini-split seemed to be working correctly.

Triple win!

1) They found the smoking gun.
2) They owned you to it.
3) They fixed it.

Awesome and not always the case. Sounds like a very good sub.

Yes, it was nice for them to work the problem aggressively!
