House looks great and the spray foam will be awesome when the utility bills come due. The work sites for the stone on the house and garage were very tidy by the end, I'm surprised at how clean it is.

Its already awesome. 90 the other day outside and it was 75 on the first floor with no doors on the garage or drywall. Cant wait to see how cool it is once its sealed up. We have it in our shop now, its awesome! They cleaned up a majority. I spent another hour picking up the remaining brick and moving it around back of the house for now.

Looking real good. I like the colors on the shop building a lot. Just had the closed cell foam done on my shop and all ready love it. Wish I went with the open cell foam in my house. My GC recommended against it, ended up kicking him off the jobsite and wish I went with the foam. Too late now. But your House and Shop are coming along very nicely.

Thank you very much! The additional cost will pay for itself within a few years. Its really worth it with the new energy codes that are in effect. Flash coat of closed cell with batts behind it used to be the way to go. I'm now convinced open cell in the entire cavity is much more efficient. I have closed cell on my basement walls and the shop will be closed cell as well.

Were the porch columns wrapped with PVC?
Yea 4 pieces that all snap together. Its pretty neat. Same wrap fits 8/6/4" columns. Then a trim rings goes on the top and bottom. I think they were around $80 each. The ones for my front porch are going on tomorrow hopefully.

Do you by chance have any more info on those column wraps? I have a few that need to be covered and like the sounds of that vs gluing PVC pieces. It's worth a look anyhow.

Wow very nice build. Count me jealous.

What are your plans for the geothermal? I'm looking at options to replace our air source heat pump in Maryland and one place is proposing an earthlinked DX system. Leaning more toward closed loop water since I have a small-ish backhoe to dig it but the silt/clay/sand in the area requires a pretty long loop.

Congrats dude, looks awesome.
Thank you for the compliment.

Thank you. I'm doing a closed loop system. The company i use for all of my HVAC and plumbing doesn't even do geothermal systems. They hire another company to run the loops to the units and hook it up. I will be doing the digging with my own machines. I have 2.5 ton unit downstairs and 1.5 up. So its 800 ft of loop per ton or 3,200 feet. I have plenty of room and very good soils. Loops go about 4' in the ground. My parents have a pump and dump which was installed in 1991 and still works good. They replaced there units a few years ago for more efficient ones and replace there well pump for a constant pressure variable speed unit a few weeks ago. From what i've heard closed loops are the way to go if you can do it. My parents have two wells in there front yard. One is capped below grade so you can't tell. There is also a 30% tax rebate if you install it before the end of the year.

Maryland actually has an 1800 utility credit, 3k with the state and a property tax credit up to 3k in addition to the fed 30% which has me intrigued. Are you going to run two separate heat pumps or one heat pump feeding two air handlers?

I'm being quoted 1200 ft per ton (4 tons) for 40 degree min loop temp or 1700 ft per ton 44 degree min temp in damp silt/clay. I'll have to get creative fitting either on a wooded 1 acre lot.

First floor and basement is combination heat pump and air handler. It also has 10k electric backup heat. the second floor the heat pump sits in the basement and the air handler and 10k heat sit in my mechanical room on the second floor. I did have to run freon lines from the basement to the second floor and install an emergency drain pan. They won't let you run open duct in the walls anymore in delaware so that why the air handler is on the second floor with the duct work running above.

I can apply for state rebate from the Electric Coop. It would be about 3k back but you don't get your money for 3 years!

Texasranger - I am in VA and also put geothermal in my new home I built last year. I did the same thing as Hemi but I opted for vertical wells. I have a a 2 ton unit for my 2nd floor with the split system like Hemi mentioned and a all in one 3 Ton unit in my basement for the basement/1st floor. I have Water Furnace 5 series. I also went with electric water heater with a desuperheater tank.

Update: (6/27/16)

Drywall is all hung as of tonight and the finishers should start tomorrow. I expect that to take the rest of the week. Hopefully i can have my paints picked out so the painter can start painting next week. I will probably spend most of the weekend cleaning up the inside of the house and garage. House garage sure looks big!

Septic is done on the house and shop and the well will hopefully go in this week. 1,500 gallon tank on the house and 1,000 gallon tank on the shop. Both gravity systems. Well guy stopped out last Thursday to lay out the location with me.

Also got the front porch columns finished up last Friday and the gutter guy came back and adjusted one of the gutters that was a little crooked. Hopefully having the foundation parged this week so i can start back filling around the house to bring it up to grade.

Work continues in the shop on the rough electric as well as the perlins and framing the stairs etc. Bathroom rough in was finished last week. Might be able to insulate next week sometime and then start on the ceiling metal. The metal for the walls is also ordered.

Saturday i dug a drainage swale and then dropped in 2 - 10" pipes i had laying around to get water from one side of the driveway to the other. Its been washing mud onto the road so once i build the road up there will be no where for the water to go hence the pipes. Still have to pull back the slopes, then topsoil, seed, and mat. I ended up moving a lot more dirt then i thought so ill bring the dump truck out this weekend to move some of the dirt. But its ok my front yard needs it bad!

So now on to the pictures i can't think of much else to say. ha. oh i also found some neat tools i might buy in an old warehouse thats for sale. :thumb up:

Good info on the geothermal. With only 4 pipes through the wall, I'm assuming your manifolds are buried and it's two independent loops for the two systems?

Your pole building fits right in next to the house!

Yes i believe thats how they are going to do it. One pipe in and out for each unit. I wanted to get the drywall finished and the garage doors on before i set the units, or left anything of value in the house. I've never seen one of these units installed only what i've seen in pictures. Like i said the HVAC company i use doesn't do geothermal so they bring in another company that specializes in this type of application to run the loops and make the connections.

It looks like PVC in the wall. Thought they typically fusion weld HDPE until inside, but I guess there's lots of ways to do it. As long as it doesn't leak!

They are just sleeves so i can get the pipes from outside to inside. This room has drywall on it now. The HDPE will slip through the 2" sleeves in the wall.

Nice looking place you've built.
Thank you!

I am looking forward to seeing a picture at dusk when you get the soffit lights completed. I am thinking about putting them in next summer when we finish our house.

They have been backordered for a month. Waiting on flush mount LEDs in 4.000K. I had some in 3,000K but i wasnt crazy about the color output. I need to get the 6" recessed LEDs mounted on the front and rear porch now that the ceilings are done. All of the lights outside will be in the 4-5,000K color range. The shop and garage lights will be 4,000K and ill go with something around 3,500K inside the house.

Flush mount LED Lights are finally in. I also picked up HD 4' Lithonia LED lights for the shop to try out. Still trying to figure out if i should go with 3 rows of 8 or drop it down to 6 for fear it might be too bright. I want to get the wiring wrapped up by the middle of next week so i can start on insulation and ceiling metal. Also got a Halo 6" 4k LED Recessed Trim to try on the front porch.

In other news the first major sanding and scratch coat goes on tomorrow and a final sanding will be done on saturday. Then i can have the insulation crew come back and finishing the blow in insulation and the vaulted ceiling in the living room. I will have a major clean up of the inside to follow so i can let the painter start. Still need to get my colors nailed down so i can pick out my interior stone. But my fireplace should be here next week. Garage doors are also ordered and will be ready for install after the painting is complete.

500 gallon in ground propane tank is here ill be installing it next week. Things are still moving along. I hope to get the drainage swales completed on saturday then seeded and matted. More pictures to come this weekend!

Worked on the swale this weekend. Sloped the sides and hauled away all of the material. Topsoiled and Harley Raked the entire area then seeded and matted the swale to hold the soil in place until the grass gets established. Also swapped the temporary bulbs out on the front porch for a 6" LED Trim in 4,000K. Puts out about 600 Lumens so its not too bright. Im going to pick up two more for the other recessed cans. I need to get the rest of the exterior lights hung up this week. I like to keep the lights on at night for security.

The drywall is finished. The insulators are coming tomorrow to do the blown in insulation and the painter is starting next week. Fireplace is going in two mondays from now so i need to get my interior color and my stone for the fireplace picked out. Also have garage doors to install once the painter finishes.

Wrapping up things in the shop this week going to shoot for mid next week to start on the insulation in the shop. Then hang ceiling/wall metal and install the garage doors.

I'll get some pictures posted of the drywall in the garage, you can really get an idea of the final size now that its closed in. Now for some pictures i did take from this weekend.

Update: 7/12/16

House:
Its been a busy week last week. My dad helped out installing the 500 gal propane tank. Then the propane company ran lines to the shop, house, and generator after we dug some trenches. Also ran the 3/4" waterline from the house to the shop. The well was drilled. Just waiting for them to trench the line to the house and install the pump and controls. Drywall was finished and the house was cleaned out. They had to come back at the end of last week and touch up a few spots. My mason came back yesterday and parged the foundation. I spend saturday and sunday of the holiday weekend hanging my soffit and exterior flood lights. I know some people were interested in seeing what that looked like lit up so i stayed late last night to take some pictures. Painter is going to prime the house wednesday and back roll and then start on the colors on thursday. One coat of color for now he will finish up the second coat after the doors and trim is finished. Still a little ways to go before that. Fireplace goes in Monday and the garage doors should be going up on Monday as well.

Shop:
The wiring in the shop should be finished up by tonight. They are starting on insulation tomorrow and should be finished by friday. I hope to start hanging ceiling metal next week and then start on the wall metal. Garage doors could go up after that and i will be hanging the lights as i go along. I took some pictures last night of the shop as well. Right now i have two 4' LED fixtures hung up just to see the light output. Eventually it will be 3 rows of 6 lights and then another 3 in the welding room. I think once the white metal is all up it will be plenty bright enough.

Now for some pictures!

Thanks buddy stop by one night and drink a beer with me! Im doing 2" of closed cell spray foam on the walls. The ceiling under the floor with be R-38 batts and the rest will be blown in after the ceiling is up.

Looking good.
Thank you!

I definitely will swing by one of these days. Thought you were doing the closed cell just couldn't remember. I just had my walls sprayed with the closed cell a few weeks ago. Now trying to figure out if I need vapor barrier on walls / ceiling then I'll be ready to button it up.

Does your ceiling have the reflective film between the metal and the roof purlins? If not you will need a vapor barrier. Are you going to blow in insulation in the attic or use fiberglass batts? You could always do open cell spray foam on the underside of the roof metal and everything would be conditioned if you dont have a vapor barrier. I did that on my house.

You wont need a vapor barrier on the walls if you used the closed cell spray foam. Did you decide on metal for the roof and walls or OSB?

Yeah between roof purlins and metal is the thin plastic insulation, double bouble I think they called it. Planning to use blow in in the attic. Walls have 2" closed cell. From the research I've done don't think I need vapor barrier on the ceiling.

Going to go with OSB on the walls and still on the fence about the ceiling at the moment.

No vapor barrier needed then. Stop out on Saturday if you're in the area.
