After being in our home 20+ years I’ve almost run out of home renovation projects and have decided to concentrate on the garage. Time to clean out, reengineer, and prepare for future retirement.

When we first got married we were able to get both cars in the garage. But after kids, 20+ years of collecting junk, and several major home projects, the garage had become quite cluttered. I started socking money away for the project last year, and my dear sweet wonderful wife told me not to worry about a budget – spend whatever you want! Either she knows how much this means to me or I’m gonna get hit with a big surprise when it’s all done! I’m still trying to be very frugal and reuse whatever I can find. The space will serve as part man cave, part workshop for wood working projects and maybe a home based business someday in the future.

Our house was built in 1958 in Richardson TX (suburb north of Dallas). Garage is 2-car detached with lap siding and a hip roof. Measures 20 x 24 with an insulated double door. Constantly having to replace rotten wood on the sides but I will do a better job of outside maintenance now that its my man cave.

Started looking through GJ, gathering ideas and thinking through what I wanted, what I could afford, and where stuff should go that would work for me. I spent July thru Nov getting the garage cleaned out and had a garage sale in December. The weather was bad so didn’t sell a lot, but took 3 car loads to Goodwill. During all the cleanout I did manage to get the workbench refurbished, painted and setup.

Now its time to execute the rebuild:
  1. Structural support – there are only 5 joist (spaced about 4 feet apart) that have sagged a little. Going to jack up and install brace supports connected to the roof rafters. I do use the attic space for light storage so will also do a little decking.
  2. Install a door to the back yard
  3. Update electrical – Garage already had 30amp service from the house. A few years ago we had the house panel replaced, so at that time had the electrician install a 100amp panel. Just need to run all the outlets and install the breakers with the help of an electrician friend. Will install 3 or 4 220 outlets just in case. I’ve got a layout planned so know where I need outlets – a lot!
  4. Install a thru the wall AC unit – 12000BTU – I am in Texas and AC is a must for 8 mths and heat for 2-3 mths. One of the 220 outlets will be power the AC unit.
  5. Run a water line to the garage and put in a sink. Will drain to a dry well behind the garage. I’ll be careful not to put anything toxic down the drain. Also will get a little 2 gal water heater.
  6. Insulate – hoping to do foam (at least for the roof since it will be open and basically a cathedral ceiling. The walls may need to be fiberglass or rock wool, just want something that will not mold or attractive to rodents.
  7. Wall covering - OSB, shiplap (reclaimed from a closet partition wall that used to be in the garage) and some reclaimed wood.
  8. Cabinets – want everything possible in cabinets so will build cabinets for lawn, sports and misc equipment. Have already bought some upper cabinets at HD for misc tool storage
  9. Floor – still debating on what to do – nothing, VCT or epoxy…..

Welcome to GJ and the garage is taking shape.

I used a densifier on the concrete floor and have been happy with it. I've done some welding and grinding, and that eats some floor coverings. It is pretty resistant to spills, a week for old motor oil will leave a stain, but if you wipe it up after the job, no problems.

I used OSB for the walls, painted with Killz and then painted with enamel. Works well.

Still thinking on cabinets. So no thoughts there.

Running water and a hot water heater is definitely a good idea. Have you thought about installing a urinal? Not a joke; my next garage will have one. Keeps me from tracking dirt/grease/grime into the house.

sounds like we are on the same track.. thanks for the floor tip. how old is your floor? my slab was poured in 58 - rough is some places, lots of paint and oil stains

They can grind it as smooth as you want. I wanted a trowel finish. Yes it is slicker than others, but it doesn't eat up rollers on scooters or such, and I can slide on it if I need without loosing skin. I would look into the grinding to smooth it out. I really like it.

The floor is only 1 year old, but I read a lot on densifiers before pulling the trigger. I have no complaints. Liquids bead up, so easy clean up with the slick floor. Just clean up when you spill it. My F350 leaks oil, so I park it over some cardboard. If I miss, I can clean it up when I see it, but it does stain a little. One week between driving, and the oil was still in a little puddle. Very little stain when wiped up.

Oh, and I did a toilet with hot water. No shower, but the bathroom helps me stay in the shop longer without upsetting any neighbors. The hot water helps on some clean up items.

Something else to consider, insulate and add AC/heat. If you can swing it, it is really a nice addition to be able to work in any weather.

Structural support day - got off to a good start and finished just as the weather turned cold and wind picked up. Here is a before picture and I started with the joist painted green along the back wall.

Here you can see the top plate that was left over from a partition wall that had been removed a long time ago. there were also ceiling joist holding up some very crumbly sheetrock

And I found a little surprise if the soffit - a petrified squirrel and its nest. that would explain where all the rodent **** was coming from

the remainder joist should go a lot faster since there is no electrical to work around and no left over all parts.

Made good progress during the holidays and finally getting a chance to post an update. I got all the structural support completed and attic decking completed. These pictures also show some updated lighting - I put a light at the top of the attic space so I can all the **** better :willy_nil

Re-purposed gutters that had been used for Rain Gutter Regatta for Cub Scouts as a place to store long poles and sticks.

Managed to convince my youngest to help out with the door. Neither one of my boys have showed much interest in working outside so I was delighted! He also helped me with one section of the attic support and decking. Anyway, the door is in. Still need to paint.

New disconnect installed and outlets along the East wall are done. I had a question about the old disconnect box which caused quite a stir in the Electrical forum. http://www.garagejournal.com/forum/showthread.php?t=348462
Each circuit has GFCI for the first outlet and supports about 5 outlets each. Most pleased with the outlet that has USB ports - very handy for charging the phone and powering the Amazon Fire

Also updated the ceiling fan. I think I inherited this from my folks and it was solid white. Boring. Not anymore!

It has turned quite cold so probably not much happening this weekend. Maybe during the evening next week I can get a few cabinets up and run another electrical line. I've also asked my boys to dig a trench from the house so the water line can be run for the sink. Hope that happens!:thumbup:

Amazing how long it takes to do the electrical work!! I've got one run left to do, but had to pull down the ship lap to do so. It needed to come down anyway so that the walls can be spray foamed. Got an estimate of $1800-2K to do the walls and roof. I have managed to finish one small corner where the trash can goes. Hopefully the rest of the garage will come out as well.
New LED dusk to dawn lights from HD. So far working great and just enough light at night to see where you are walking.

The guys at barnsco decorative in Carrolton off of 35 and valwood can help you out with floor covering choices. Old concrete is pretty dense and you might have problems with some coatings sticking.

Looks like a good father and son reno project. Nice work on the added door, I've seen new garage builds with roll up doors 36-48" to get mowers/quads to the yard from the garage.

Little late now but installing that walk in door in place of the diagonal brace was not a good idea. The diagonal is to give the wall shear strength to resist buckling under a heavy wind load.

I finally finished all the electrical work! When I started the garage had 1 light and 5 outlets. Now I have 2 lights, 34 outlets, 2 240/20amp outlets and 1 - 240/30amp outlet (this has its own equipment panel from the house). And I have more than 2 lights, they just plug into the outlets.

The Spray Foam is key, we did it on our house when we built it 2 years ago and it has been great--the house is noticeably quieter and more comfortable than our neighbors (cooler in summer and warmer in winter). I'll see if I can find out who did ours.

Well, due to spring break vacation and another weekend trip for my oldest son's engagement party, I missed 3 weeks work in the garage. But today got the A/C installed!! It works great. Installed an LG 12000 btu unit with heat. Next weekend the contractor comes to spray foam insulate. Things should start moving at a good clip now!

Foam insulation all in. Amazing the difference it makes. Usually the garage is hot late afternoon on a nice day. Today it felt perfect. If anybody is curios, I got open cell foam and the guy charged $1200. Worth every penny!

Made great progress since the spray foam was finished last weekend. The back wall has been sided with 1/2 plywood and painted a light gray. Work bench moved back in. Upper cabinets installed. Cabinet around frig built and installed. Doors for storage cab and frig cabinet hung. Wall Control panels (red to match the toolbox) and shelf and light above workbench installed. Very pleased! Ready for a beer! And anxious to get cabinets painted, but that may be a few more weeks as I want to get siding on the other walls, and I need to paint some bedrooms before kids move home from college. Hope everyone has a great Easter weekend

Who did you use for your foam? That is a great price!



EHI - Excellence Home Insulation. 972-552-0200. They mostly do new home builds, and do not have a sales team so I think that is why it was quite a bit cheaper - didn't have to pay for someone's sales commission. Nice owner and good crew, did a good job of covering stuff up and clean up.

Progress has been slow! Nothing happened for over a month due to wife being in the hospital (minus one gall bladder now), painting 2 bedrooms and college graduation. But I finally got some time on Saturday to finish the east wall shiplap siding. efa1bb9e524a6ca0d6f55c2cf526c53b.jpg

There is one corner to the left (not pictured) to be done, finish the outlet boxes and some trim around the window and door, fill the nail holes and paint. That's all! Maybe by July I can start the west wall - I hope!

nice job so far. i used to live in richardson for awhile in the 70's. bet i couldn't even find it now. that is where the farms to the north started. lol. good luck.

Yeah, you probably wouldn't! Not much open space left since we are surrounded by Dallas, Plano and Garland. All good though and parts of the city are be revitalized nicely. The ship lap was recycled from a partition wall in the garage that was built in 1958. Recycling and repurposing as much as possible on the project. Thanks for watching!

Been a while since I've been able to get anything done in the garage. Life and the job have consumed most of my free time. Back in July I was able to get plywood up and some old fence wood on the west wall to cover the foam insulation.

Today I finally got a chance to build one of the storage cabinets. I measured wrong and it ended up being 3" too tall. My wife and son were in the garage helping me stand it up. My wife chimed in with her expert opinion and said "measure twice cut once". My son came to my defense and said "in this case he measured twice and cut twice!" Anyway, it's up and looking better. Will work on the doors tomorrow.
