Wow, what a score. Though, I'd be careful and take pics of everything and how it was left. I am not sure of the laws in your area, but you may have to deduct the value of the stuff from any monies he still owes you if he owed you money for rent/cleanup? Sounds like he was current on rent?

Or it could be a case of it's abandoned property so it's yours, no matter if he owes you money or not. Sounds like he left it as payment for skipping out and not cleaning up after himself. 15 years is a long time. He could've cherry picked and took the tools and box or sold them quick on CL.

What's the deal with renters? It's like they use moving as a chance to dump their belongings. Neighbor has a rental house next door to their house. The last renters were a nice young family who were there for 6 months. They moved out last month, and there's still a massive pile of junk on the curb. Not sure what the landlord neighbor is going to do with it. He should've had it hauled away by now or rent a dumpster. Though in this case, it looks like it's junk and trash. They could've been tossing a little out each week in their regular garbage pickup.

I had a Tennant once rip up the kitchen floor, and then complain he was getting splinters on his feet.

Had another one tell me that they couldnt deal with the mess inside the place.. lol.

Knocked on the door once hunting my rent down.. girl answers and tells me she lives there ,and paid the rent for the next 2 months already. I say well that's funny cause I own the place. Come to find out my "Tennant" let some guy live there as she was moving out - he placed an ad to rent the place - and took money from 2 people and then bolted.. trust me, we all have stories.. threw everybody out eventually, renovated the whole place and sold it for 3 times what I paid. The headaches weren't worth the effort. I filled a dumpster with what was left behind in a 1 bedroom apartment.

Just be greatful he left - cause laws usually don't favor the landlord when people stop paying you, and good luck getting money from anyone or insurance when your place is destroyed in the meantime.

If there's a serial number on the LOCK , forget about the box serial number - you may be able to locate a key.

Thanks and you’re right. Some people are just miserable in their life and have nothing better to do than to try and bring other’s down, too. I’m just gonna ignore the negative people from now on.

This is why I virtually never start threads here. And the ignore list option I use heavily - presently about 190 users on mine, and I don't miss a thing.

Seriously, don't feed the trolls - they WANT an argument but it's being ignored that really hurts them.

Oh he definitely left me a mountain of work. He trashed the place. He didn’t notify us of leaking pipes which rotted the floor so I’m having to replace several sections of flooring, drywall patching, hafta install new laminate flooring all throughout, new toilet and tub/shower, basically everything. There had to be 500 empty beer cans laying in the living room alone. And 20 full contractor bags of smashed beer cans in the basement. And the smoke stench is overwhelming to say the least. He’s the last tenant we have that smokes and I’ll make sure we’ll never have another one.

Not sure on your location/state, but here in CA, that's a good amount of recyclables you can claim. Highly doubt anyone is going to come back after you for recycling his empty beer cans lol...

Yeah I dont care. It's entertainment. Not sure if the OP's complaints/ insults are directed at my response - maybe he can clarify - but what I posted was meant to be helpful.

That said. Posting pictures of your wife as a Avatar in a tool forum is just asking for problems. You may want to rethink that choice.

People have no idea what renters will leave behind. My parents owned a trailer park and several other rental properties when I was growing up. I couldn’t tell you how many loads of **** we hauled to the dump over the years. We had a large warehouse type building that we’d store stuff in when people left. After a few months (I don’t recall how many) we’d sell some of it, keep some and haul off the rest. I’ve seen financial documents, family albums, many many entire households of furniture, boats etc. you name it. So I believe you 100% when you say that guy left all that ****. As far as that box, I’d keep it and use it or sell it if I wanted to. It’s not your responsibility to call and see if he owes on it. Hell, if that’s the case, who’s to say he doesn’t owe someone for half of the **** he left. If he left a Husky box, no one would be saying that you should call HD and see if he bought it with a credit card and failed to pay.

There are several of you guys I do enjoy conversating with and I have a passion for tools and enjoy reading and learning about various tools. That’s what brings me back here. But, there are certainly some “tools” here that I don’t care for. So, I’ll start adding those drama queens to my ignore list. if ya see I’ve visted your profile page in the next few mins, you’ll know why. lol

But the basics of it are this: he’s not paid a penny in nearly 8 months while everything was left behind. We’ve contacted him numerous times, in writing, in person, and on the phone. We’ve had a hundred different excuses from he’s busy remodeling his new home, to his wheel bearing is out on his brand new trailer, to he’s busy working lots kf overtime (whichbhis boss said wasn’t true”. I’ve offered to help him, offered to use mybtruck, my trailer, and my back to get his things out. He just smiled and said “thanks, I’ll let ya know”.

Our attorney said that everything was considered abandoned by our state laws after 30 days and written notification. We did that months ago. Our attorney said that anything left behind is now ours. We are good people and if a neighbor had their property here at this apartment then by all means we would do the right thing. We TRIED to get him his property even though it was clear he was going to owe us thousands in damages. We certainly weren’t “vultures” just waiting to steal some guy’s property. We don’t need the money to resort to taking things from someone else.
With that said, we’ve got a young couple (family memers at that) with a baby that needs a place of their own to live. They’ve been patiently waiting this apartment for months. It’s time his **** goes and if he refuses to come get it then this is the last option I’ve got. Period.

But at any rate, I could give two shits if there is a lean on the box. Any buyer will be told the story on what they’re getting. He had no life, all he did was work, sit in his apartment and drink, and buy expensive tools that he never used. He got most of the machinery tools out the first two weeks and that seemed like all he cared about.
He even left a nice gun safe which I hoped was full of guns but, once I got it cut open, just more junk. I did recover a very nice collection of knives tho.

I’ve got thick skin and nothing you’ve said has been taken as an insult in any way. I can even handle insults just fine. I don’t like being called a liar though. Ever single thing I’ve ever shared here is completely truthful.

Knowing you are not going to see this but going to post it anyway in the event someone quotes it.

With the way the internet is these days and that when someone comes on to a forum and has barely been on it there will be skepticism of stories that are not of the norm. I did not call you a flat out liar, some did. There are people who like to pick fights, there are those that want more proof of a story. Couple others, KC and I all said you need to check on that box to make sure that it is not still owned by Snap-on because even lawyers can get some details wrong at times. Don’t want to see you get even more screwed than you already have.

My sole suggestion that someone quote this line: take the picture of the serial number off the internet and just make a call to Snap-on to verify it’s status. Better you do it then someone else.

I don't care who you are. That's just good advice. Posting the serial number, of all things, just doesn't make a lot of sense.

That’s how it is in CA. 30 days storage mandatory.

I had a couple move out. I stored their stuff for over 30 days. After some urging, they came for more of their stuff. I finally trashed what was left. 4 months later, she came back for more stuff... unbelievable....

In your case, you’re lucky. Evictions take time and money, PLUS depending on where you’re at, the tenant has more rights than you do.....

I had to evict people but they said they needed help moving. I carried their couch and stuff out of the house by myself. They called the cops.... cops made me put everything back in the house even though it was past their 3 day cute or quit....

Sometimes it’s just plain not worth it....

If you have a clearly defined renters agreement with a signed copy of the condition the place was received in and dated pictures of the mess you have with an estimate for repairs you have the legal precedence to pursue him for damages depending on your states laws

People will usually take what they need or want with them right away when they move.

Whats left is a pain. In smaller areas you phone up the previous renters or stop in a few times at their new place to see what their plans are for the car, boat, trailer or whatever else they left behind. If nothing happens with something relatively expensive or large in 3 months. The owner of the property gets rid of it.

I don't identify with people like that. When I know I'm moving I start selling off all I don't want way ahead of time, pre pack weeks in advance and thoroughly clean and fix everything needed not only for any deposits but just cause I feel it's the right thing to do.

Granted I'm only a functional alcoholic

We’ve sent him many letters for him to come get his things and he never would. Our state says after 30 days it’s ours. We gave him a lot longer because he’d been a tenant for 15 years but enough was enough. We had a couple waiting on that unit for minths now and he knew that. He hadn’t paid since the month he moved out. I filled a 30 yard dumpster just from the junk he left behind in his apartment. The basement full of his tools is his payment for storage I guess.

Honestly if it was my tenant and the law said it was mine after 30 days tough darn luck. I’m not a storage facility. I’d give adequate notice and that would be that then move on.

As a previous landlord, winning your suit and collecting are two different things. I used to have the gung-ho mentality that I was going to re-coup my losses one way or another, Winning in small claims court is No Biggie, I found the majority of the time they didn’t even show up. The collecting part gets interesting, but unless they have a good job, once there first check gets garnished, it was 50/50 whether they would quit or not. The burden to track down there next employer to notify the court system is now your responsibility. In the end, I was just happy to get them out.


I started young as a landlord, Learned A lot thru the years and the most important lesson was to fully understand the laws for your state, because every tenant I ever had issues with fully understood the timeline it took for me to legally evict it seemed. The most valuable lesson I ever learned was never buy a rental with a basement, because undoubtably that is where all the heavy junk will be left behind... LOL The nicest thing I ever found was a like New Dryer.

On another note - what I touched on before - I'm not a big fan of perpetual victimhood either. If youre going to purposely post certain pictures online that will not doubt attract certain comments as anyone with common sense would know, then don't complain when "unwanted" comments come. As most people learned when the internet first came out - any personal info or pictures you post in a place filled with people that dont know you - will only be used against you.

If you posted something to get attention - don't complain when you get it - which is only another way to attract even more attention. You're throwing out bait just waiting for someone to bite, and then calling other people immature. Yea - I'm not a fan of this.

Yes I’m legal, he skipped out about 7 months ago and left everything behind. We’ve sent him many letters for him to come get his things and he never would. Our state says after 30 days it’s ours. One of the old vises is a Craftsman. I noticed it had removable plates in the jaws held on by two screws. Very large and heavy duty, with a flat area for hammering, too. I’ve tried to buy it iff of him for years. The other one I wanna say is “little” something made in Pennsylvania. It’s pretty large itself.

The mig welder is a Miller.

The welding table must weigh 400 pounds cause I couldn’t barely lift one side of it.

Don’t remember the generator ither than it said 6500 watts. My 20 year old son took it.

Several heavy duty metal storage bins with like 40 drawers each for nuts and bolts. I’m definitely relocating thise to my shop if I can make room.
Several heavy dury jacks, real old jacks that are orange and white.
A very large roll around tool box with several heavy duty drawers, doors, jacks on the bottom, with buikt in electric and air compressor gages.
Tons and tons of stuff really.

If its still on a pallet with a lot of new SO tools, unless he had a ton of money or hit the lottery it still belongs to Snap On. They will go after him for payment. Was he in Tech School? That is the size of box they try to sell students. If it belongs to SO there is one pissed off dealer somewhere.

No I definitely get that. I have a home in El Paso we rent out and we are renting it to a family member so fingers crossed I won't have issues like this

The attorney said according to state laws, we own it all and have the right to sell or dispose of it as We see fit. So if he owes on it, that’s between him and SO. I now own the box.

There was one tool chest full of air tools, bearing pullers, tap and die sets, wrenches from 1” and up. He was a heavy equipment mechanic for like 30 years. The amount of hardware aline (nuts, bolts, screws, etc) is mind boggling.

I’ll grab some more pics tomorrow when I’m back working in that apartment.

This is fact.

I give up....You guys win! Way too many Dr Phil drama queens here for me. A guy can’t be who he is and talk about his experiences without being called a liar, an attention seeker, and many other things. The dickheads here outweigh the good guys it seems.

Only thing the tenants leave around here is junk. Once in awhile you might find a pink or purple screw driver. If you get lucky there might be some name brand clothes some college punk left behind that will fit ya.

At least he left somethings you can use and sell.
