Also do you need to set bolts ahead of time or can you just use drill in anchoring systems?

I got home from work last night to find the rough plumbing had passed inspection on the house and nothing was done on the shop site.

I emailed the PM and told him that if I could not personally inspect and verify all bolt locations and reinforcing steel features by the end of the day then they are not to place concrete for the shop.

We will have a meeting this morning to discuss it.

So here's how it really went down yesterday. I came home and found nothing had been done and I never got a call from the PM. I was livid. It took me almost 3 hours to compose an email that wound up to be only 3 sentences.

After my blood pressure came back to normal, I thought, why am I getting upset?

I emailed the PM and acknowledged that the rough plumbing inspection had passed because his plumbing subs were pros and did it right.

Then I asked if we had an issue with the shop slap and ask him to call me in the morning to discuss it. He called me at 6:30 am and said that there had been a mis-communication from the office to the field.

I gave the office the engineered plans for the shop slab and they forwarded the drawings to the concrete contractor to bid on. I accepted their bid.

Heres where things went askew. The drawings never got sent to the PM or the crew that started the forms for the slab. So thats why I got the "Deer in the headlights" look when I asked the PM about the anchor bolts and hair pins.

I got a call from the office later this morning. They will place the slab for the house on Saturday. The footings, steel, and anchor bolts for the shop will be completed by Wednesday of next week and I can inspect and approve it on Thursday and then they will place the concrete.

The PM was told that it was a simple 40x60 slab for the typical Florida "Carport Type" steel building.
Careful observation and simple questions can help avert major mistakes. Even when you hire professionals, question everything.

It does sound like your PM is a professional and is easy to work with.

Half of the horror stories you hear about customers and custom home builders is because the customers let their emotions run their mouths when issues arise instead of taking step back and thinking it through

You can't take a "Mulligan" in concrete.

I've enjoyed reading this thread. You know how to get things done!

For some reason, I had to recall the thread about the guy getting a tow behind excavator for tree roots in Florida...or maybe it was Alabama or Georgia...... On the flip side, you're the guy that had a much better plan and made it happen :beer:

I'm looking forward to seeing how the rest of it all comes together! Keep it up! Especially when it comes to "....'rection" time... :lol_hitti

I may have been 52 at the beginning of the backstory in this adventure but I just turned 60 yesterday. I think like I'm 32 but my body reminds me that I'm 60 at the end of a work day.

I'm heading back to Florida this evening, I can't wait to see what has been done in the week I have been gone.

Sitting in the airport last night I got an email saying my flight would be delayed an hour. A few minutes later I get another email saying my flight would be delayed 2-1/2 hours. I go to the pub to grab a beverage and get another email saying the flight was cancelled.

I made a dash for the ticket counter downstairs and by the time I got there the line was an hour long. When it was my turn at the counter everything was sold out until Sunday.

I called the PM and told him I would be a few days late. He told me that the concrete contractor had to special order the anchor bolts for the shop and they wouldn't be there until Friday. He also said there was a **** load of steel in the foundation. That tells me that they have the right drawings on site and are doing it right. They still can't place concrete until I visually inspect and approve.

The house foundation was placed last week and they started framing yesterday and he figures to have it framed by the end of Friday.

That's the bottom line, we're making way.


One of the reasons for this trip to NJ was to hire a new realtor to sell my house. Laura and I met with several realtors and found a guy that wee think will do a very good job for us. I had fired the original relator early last month. The realtor that I fired refused to release us from the listing agreement contract unless I paid them $1,000. They had my house listed for 4 months and only showed it twice.

I made a surprise visit to their office to talk face to face with the broker. After 20 minutes the broker finally realized that I was not going to leave until I had a signed release in my hand and that the was not going to get any $$ from me, She signed the release and I hired a new realtor.

Real estate laws in NJ ****.

Not much better here in Florida. It's all in the contract. One company I know used an automatic renewal unless they received the written notice with very specific requirements. Finally the court changed that one.

On my last trip, I went through the whole hour delay, another hour, well let’s do 2 more. Got home same day thankfully.

pro tip: use the app and/or call into the number for the airline. there is no need to wait in the line. the people on the phone can do the same stuff the gate agent can. lets you skip all the minions in line and hopefully grab one of the seats on the next flight.

Thanks, I now have the app. I had an issue with a checked bag this morning and I was able to resolve it with my phone.

I didn't get to the Grove until late this afternoon. I found the house 90% framed and sheathed. I found a few issues that I need to discuss with the PM tomorrow but most everything looks good.

The shop foundation is looking like it's supposed to. All the steel for the beams is in and the proper anchor bolts have been set and it all looks good. Tomorrow I will pull a tape on all the bolt locations, check protrusions and check for square. They have 12 more bolts to locate and install. If all goes well tomorrow they should be able to place the concrete on Tuesday.

I thought about putting a chain pot or two in but I really didn't know where to put them. With the new skid loader and fork lift, I can push or move anything instead of pulling it.

usually good for holding things down vs pulling into shop. you got a work area laid out? maybe directly under the table area?

Mac, I like the steel for the building, I'm glad to see the engineer called out pads for the corner columns. It all looks good.

I may of mentioned a recess for the roll up door, think you mentioned the bump with the forklift.

If you recess for door, you could have them ramp the difference so no corner to trip over. I overlooked this on mine and the water has always been a problem coming under door.

Glad to see the progress on everything, you all got to be feeling good about this.

Shop looks to small but don’t they all. Looks like they did a great job on the steel and anchors.
So looks like we can set a date for the North Florida erection seminar. Let me know the date so I can update the GJFC site.
