What type of sealer are you planning to use?

Legacy SEC, but am open to other recommendations

My needs are to simply seal the surface to stop the concrete from absorbing chemicals that will stain it, but not something like epoxy that will be easily harmed by the heat of fabrication

Legacy SEC is an epoxy coating. You can view an example of it here. If you want something that is more heat tolerant, then you should take a look at their HellFire coating. We did an article about in the link below.

https://allgaragefloors.com/hellfire-floor-coating-review/

Either of these coatings will require that you etch the concrete first, especially new concrete as long as it's been curing for 30 days or more.

Keep in mind that no coating is completely impervious to welding and other hot metals when exposed to fabrication unless some other protection such as a welding blanket is used.

Penetrating sealers can generally be applied to concrete without the need of an etch, however, even the best are susceptible to staining since these are non film forming and do not leave a layer of protection on the surface.

Hellfire seems good, but i need 3 coats? atleast with SEC i only need 2.

400sqft per gallon, $109 per gallon, i have 1200sqft, thats 9 gallons or $981 to cover 3600sqft

SEC is 300sqft per gallon, $329 per 5 gallon, thats 10 gallons or $658 to cover 3000sqft, when i only need 2400sqft, but i'll use the rest on my attached where the wife will be parked

Reading into Hellfire, it does seem like a good product. I don't see anything explaining how many coats are needed??? From what i have read on SEC is that you def need 2 coats, so you need to buy double the product (in my case, 1200sqft needs 2400sqft worth of material)

So what's the requirement for Hellfire?

Two options...
Hellfire neat, 3 coats. 8 gals total
Or...
Hellfire Kit with Clearcoat.
