    For every gallon of propane you burn as a by product the heater puts out a gallon of water. So a ventless heater puts all that water vapor into the air. Causing rust and mold.

    Are the floor joists an I-joist like this picture or are they 2x material?

    I would poke a hole in the ceiling and through bolt your 2x to the ceiling/floor joists. Those angle brackets aren't designed to be structural. Also need to know what the joists are made out of. If they are the I-beam type, they are not meant for any more load than drywall on the bottom of them.

    There should not be condensation dripping outside. That should be dripping inside. Is it a heatpump and stuck in reverse flow for heating?

    I think for a 12' wide door you'd want to go with bi-fold carriage doors. I like the looks of them but don't think I'd like to use them regularly.

    I don't know why you couldn't split the core fill up. But I wouldn't want any cold joints in any of the cores. I'd make sure you fill what ever core you're filling all the way up. I'd do the lintel in one continuous pour, no cold joints in that.

    You said the check valve was bad. If there is a check valve in line how is the oil going to drain back? Are you sure what you replaced was a check valve?

    You can use a side mounted trolley opener on torsion springs but generally a door with extention springs will bind when being pulled from the side.

    I know nothing about that jack or hydraulic dampers. 30wt oil seams awful thick to me. Are you sure they didn't mean something like aw-32 or some other hydraulic oil?
