Not a Sparky, just a dumb engineer

For Spec Suites, we typically have either a 200 or 400A 277/480V 3-Phase 4W transformer for lighting and HVAC, plus other warehouse equipment. We use a 75kVA step-down transformer to a 225A 120/208V 3-Phase 4W panel. Anything other than that is a special request.

    Led recessed lighting spacing

Check the manufacturer of the lights for optimal spacing requirements.

Rating of circuit breaker for protection.

12V-48V is the voltage range the CB is rated for. As others have asked, what's the wire gauge you are planning to use?

Any reason not to do 3 phase 208v on commercial property?

I'd stay away from the 120/240 3-Phase(Delta) as you're limited on the number of 120V breakers you can have due to the hi-leg(stinger/wild/etc.). If it were me I'd go with 120/208V 3-Phase out of all these options.

Washing machine makes panel intermittently buzz

Turn off the breaker, then with a firm push, push the breaker to the ON position. Make sure it's a good solid push. I've had a breaker go bad before. Happened to the dryer circuit breaker.

Run a 60 amp circuit or 90 amp subpanel

You need to do a whole house load calculation before you do anything.

How do you install a 100 amp EV charger outside?

With a charger that size, you should have a whole house load study performed. As others have stated, need a lot more information.

    garage subpanel sizing

The total overall connected load has to be less than the Main. Those sub-panels could both be 200A each, but as long as the total connected load on both those AND the main are less than 200A, than you're fine. That's why load summaries on each panel are performed and submitted with electrical...

Need Help, I think my contractor is lying to US

If he didn't even take the faceplate off to look inside the tub or even measure voltage and is quoting you a price to "just replace it", I would think about getting a different contractor. You should at least get a second opinion on this.

How many ceiling fans and what kind?

Make sure they're mounted slightly above or at the same plane as the lighting fixtures or else you'll get the "strobe" affect as well as fixtures swaying if they're not rigid mounted.

Need Help, I think my contractor is lying to US

Ah.. I assumed the A/C wasn't a window unit. This makes more sense now. Window units should still be on their own dedicated circuit. What is the nameplate information for the A/C unit? What circuit(s) are the lights connected to, do they share a circuit with the receptacles? I'm thinking...

    Show off your lifts!!!

good point. I had the concrete guy pour a 6" slab for the pad. He went and did above and beyond and had two square rings made from 1/2" or 3/4"(can't remember which) rebar and placed them around where the feet of the posts would be mounted. We took careful measurements to make sure a ring...

    Show off your lifts!!!

Good point, and I'll have to check mine now that you mention it!

Need Help, I think my contractor is lying to US

Not enough information. However the A/C most likely has nothing to do with the LEDs burning out unless they did something really odd. Most likely there is a wiring issue with the fixtures themselves or the wiring to the fixtures.

    Show off your lifts!!!

What's the weight limit on your lift? I asked my vendor if I could lift my Duramax EXLB, pretty much looks like your sons, with my lift and they wouldn't give me a definitive answer. I'm thinking I porbably can, just as long as it's pretty much empty.
