Would you rent out your lift?

NO. Also, consider umbrella policy which covers extended liability. I had an incident years ago plowing a cousins driveway.. Long story short, Insurance agent said I was making myself much more vulnerable by accepting any payment for any 'service' rendered.

    Two post lift....single lock release

My lift has 2 independent locks, and I never walk under vehicles to release the locks. Also, gives me a chance to see both sides of the vehicle before I lower, in case I forgot about the stool, or whatever may be in the way when I lower..

    Heat for 24x36 2.5 stall

I installed a 60K Beacon Morris recently, in my 24x36 - 10 ft ceiling barn. Its insulated fairly well. The heater does a great job, and I don't feel that it cycles too much or too little.. Quiet motor also. Calculations called for 45k, but I wanted a higher CFM. Works fine for me.

Good one :) I imagine a whole list of concerns/considerations for temperatures that low.. Not only for doors, but plumbing, septic, etc..

Cant get into barn.. Dead bolt wont retract

You were right.. Did at top and it worked.. I ground out frame material, so ok now.. Reminder: If its sticky at 32, it will be stuck at zero degrees :)
