Plumbing for garage/shed? Any plumbing experts?

In that case I don't see an issue with it as long as you can make the slope and AHJ signs off. Stick with a 3" so you have the option to add a toilet, but also gets you more distance; 3" can slope at 1/8" where smaller needs a minimum of 1/4".

    Where to Install Gun Safe?

Of the OP's options I would go with number 2. In conditioned space and best option for structural support being slab. In my current home mine is in the master bedroom against the exterior corner. Higher structural support (I have a crawlspace foundation) and two exterior walls means its a...

Plumbing for garage/shed? Any plumbing experts?

Connecting a floor drain from a space labeled as garage/parking to your sanitary waste will raise red flags. Typically this will require an oil separator. Different than if it were a floor drain in the bathroom of a garage. Many people just daylight the drain to the yard or pipe to a dry well...

Current stick build price per SF

I'm in Columbia. I'm now actually looking into the option of hiring an architect to provide stamped drawings and just have the concrete work done, then build the rest myself. Do you have a build thread on here? Curious what your site conditions look like and how you did your foundation.

Current stick build price per SF

No luck. Still calling contractors, most with zero response. Tried another pole barn outfit, came in about $90/SF, again just an empty shell with foundation and slab. What's even more frustrating is I have questions for the local zoning department because their new regulations just went into...

40x60x14 cost for shell and cement?

I'm getting quotes of $90-120 per sqft for empty shell with concrete slab and 12ft walls in middle TN, if they even give a quote. I worry that prices wont go down either.

new DIY build, looking for some input/suggestions on my plans

Based on the renderings, I suggest putting a garage door on the right side facing your backyard. Opens the space up to the yard, even nicer if adding a covered porch/lean-to on the side in the future.

    Pulling 4X4 post

I just pulled out ~75 ft of fence with a similar method. Drilled a 3/4" hole through the 4x4 post, steel rod through the hole with a strap hooked to the bucket on my tractor and each loop over either side of the rod. Pulled every single one out without breaking. Concrete came with on all of...

Current stick build price per SF

Those that are currently building or have built within the last year or so, what kind of $/SF are you seeing? I'm in middle TN, after calling at least a dozen contractors I only have one that actually came out and gave me an estimate. 30'x36', 12' walls. 4" 3000psi fiber slab with 20"x12"...

    Chimney cap

The house was built in '79. The insert is one of those gas logs. From what I can tell this cap/vent appears to be original and does not let any weather in. I just am not familiar with the style or if it is correct. The inspector picked up on some good items, at the same time he failed to...

    Chimney cap

When I bought my house the home inspector flagged the chimney that it needed a cap. I'm not too familiar with what I have here. There are drain holes in the vent that direct water out to the roof. This is for a gas insert fireplace. Is this vent not correct? I don't see any mount locations...

    Nosey neighbors

If what you're doing doesn't encroach on min. setback distances and falls into what the property is zoned for then its none of the neighbors business what you do. I would tell him that everything you do is not his business (politely, but make him aware that he is ******* you off).

How does residential internet wiring work?

A lot in this thread is definitely over my head....but I understand the basics. Recommendations on what coax and connectors to use when running new line? I want to relocate the modem from my attached garage to the living room, but would prefer not to have the ISP run the cable or drill holes...

    40 x 50 workshop new build

Was the block work done by the same contractor as the concrete or did you do that?

    My Dream Shop 48x100

Thanks for the info. We will be in the sunnyside area; we were hoping to find a place more rural but was also open to being in town if we were close to family. This house popped up and was across the street from one of my cousins so we went for it.
