Opened Garage and grabbed a couple tools (and a beer) and changed my glow plug in my truck in the driveway. In the process of looking for a 8mm socket, I found four 10mm ones. 49 degrees at 7:30 pm in Los Angeles Brrrr! Diesel $5.05/Gal.

I pulled out the 10 gallon electric water heater out of the attic space, it's been needing a new one for years, went to Home Depot couldn't find replacement(I'm putting an 18 gallon back in.) I changed the house 40 gallon water heater today, so progress was made.

I would have moved the garage 10ft. off the property line instead of 5ft., that way I could have a driveway to the back of the property.

I'm planning to build a second floor in my garage. I'll be using 1-3/4' X 14" LVL as my ledger and 14" TJI 560 with all joist mounted with top flange hangers.

Being a pack rat and all, I think if I looked at all the contents in garage, I would realize that it's time to clean out the garage.

I am doing this to my garage. It is 18Wx60Lx18H with 2x6 studs/stucco exterior I went to Building and Safety and did some inquiring. Since the building is already built with just a 5 foot setback from the property line I'm ok. If I had been adding a second floor, it would need 10 foot setback...
