I would consider the sealant and deck stain you choose carefully but it looks like there's a great deal of structural damage here. Drainage could definitely have had an impact. You maybe want to think of an entirely new design that isn't so demanding from an upkeep standpoint.

The year is not specified but when it was found out when several incidents might have taken place where people were using their hammers and suddenly some partical or the metal pieces went in their eyes that might had caused them complete blind.

I was always wanted the room above my garage but the stairs are in my hall which the place where I sit, get relax with my family.

I agree with every advice especially you should first consider the shaded area where natural light can’t reach so there is always darkness.

It also depends on the temperature also, like if it is hot days it dries fast.

I think it will be good decision, as this is the best floor for the garage.

Those pictures are awesome, this seems like a really cool creative undertaking. Have you decided whether or not you plan to use wallpaper for the interior? I'm sure you could find a really nice design that goes with the colors in these pictures. Best of luck, can't wait to see how it comes out!
