Yes that would work. We used to do it all of the time back in the 90’s when it was popular to have dual spot lights on all corners of the house for security. You should use a true SPDT switch with an off position to be code compliant ,but a three way will work if you feed the point(black screw)...

Find the most reputable installer and go with what he sells. Don’t be afraid to spend a few hundred dollars more for their best door. The pay back on garage doors quickly turns into pennies a day.
Masonite without anything behind it for support will probably warp. I know that plywood is quite expensive right now, but you will be happier in the long run. Drywall would be easier. Getting tight fitting joints on a stairwell with plywood is time consuming.

I have a booster fan. Works great. The only problem that I have ever had with it is the tube on the pressure switch froze a few times and it wouldn’t turn the fan off after the dryer shut off.
