We recommend using a clear coat, especially if you are using the decorative flakes. For one thing, it makes the floor look better. The flakes are not as shiny as the epoxy, but once you put a glaze coat over it, everything has an equal sheen. Plus, it really makes the color of the flakes pop...

SUPERCOAT allows a great deal of moisture to come through, but you must understand that no thin coat system is going to hold your floor together! The decorative flakes can sure help to disguise the cracks, though.

Stemwalls are extremely porous and soak up a lot of epoxy. I often times recommend an additional kit (depending on the size of the garage and the height of the stemwall).

You would need two SUPERCOAT kits to do that size garage and I would recommend a coat of our Industrial Glaze Coat to go over the top. It would run you less than $300 delivered. www.SUPERCOAT.us

Waterborne epoxies smell stronger than solvent-based? No. Not in my experience at least (and we manufacture both). I think latex paint has stronger fumes than SUPERCOAT. And, it dissapates pretty quickly. Now, our urethane glaze coat has a bit more odor, but like Fred said, open up the garage...
