    I would second Larry's comment on freshly painted garage doors. Just redid my older wood door last fall, and this winter the problem shows up. Good now with the slide lube and wearing in.

    Mine was stopping at 25-50% closed when really cold- lower than 15 below zero. Didn’t want to change settings. Lubed track rollers and hinges and it got better. Lubed face of stop and weatherstrip with clear dry slide lube and problem went away.

    Reed 106 trade

    Lay the spindle / handle assembly in a hydraulic shop press- you can slide the handle back and forth and straighten it. If you're not happy with the result you can always cut the handle off and make a new one.

    Just finished one myself. Have had good luck with JB Weld steel reinforced epoxy for fewer divots, but this one was too far gone. It got a piece of 1/2" plate.

    If you're planning on an upcoming sale, I would advise recarpeting the existing stairs. To do it and do it right is alot of work. No way it would be comparable in price to recarpeting in my mind. And you aren't planning on staying to enjoy the result...

    It was common practice back in the day. No rebar, no bond beam. Stuff empty mortar bags down the cells at the top and fill for mud sill bearing and anchor bolt placement. Much different and better today.

    Thanks TJ. It is a thing of beauty. Can't take the credit though- It was redone by a retired auto body guy. Lot of filler, sanding, filler and more sanding. Then painting by someone who knows how. Gonna redo the smaller Vanderman next. It will be natural, done in tinted Penetrol or BLO.
