DFW TX Area Framers and/or Contractors

I have an older home where the PO enclosed the attached 2 car garage. I'd like to get it back to a usable garage and go with a single 18x7 door. This looks pretty straight forward, demo the floor/sub-floor, support the ceiling, demo old garage door area, frame new entrance using appropriate...

    Light Fixture Layout Collections

I just want to say thank you. I have been planning lighting for my 22x23x9 2 car garage. I am going to use your recommendations for the 28x24x8 setup. Again thank you so much!

A few questions on converting 2 doors to one

Understood, and that was kind of my thinking too. I'll be pulling a permit so the inspector is going to be involved, might as well be upfront so there's no surprises after the work. And to be honest I *want* to be up to code and have everything done correctly. What I don't like is being...

A few questions on converting 2 doors to one

I'll look in to the incremental additions, that's cool. Didn't know I could do that. And again, it's 2 2"x14"x20' headers being recommended. I still need to measure the roof span though. I also plan on calling up the city code inspector office and see what code calls for just to make sure.

A few questions on converting 2 doors to one

Thanks for the replies all, I am having a contractor come out for a quote. I've just been doing research so I understand my wants vs. reality. We have basically no snow here in DFW, (maybe a few inches for a day or two once every few years), but nothing substantial. I'll double check with the...

A few questions on converting 2 doors to one

So I have been looking at trying to fit an 18x8 door, but I think I'll have to go 18x7. The header the lumber companies have been recommending is 14"x20' x2 LVL. With that height I can't fit the larger header and move it up 12". To support everything correctly I couldn't use a smaller header...

A few questions on converting 2 doors to one

I am "re-converting" my two car garage into an actual garage. After getting most of the Sheetrock down and removing the insulation I see that the garage has two headers instead of one (drats). Basically the front of the garage needs to be re-framed correct? So it will need an appropriate...

    Which Floor

Thank you both very much! Looks like Epoxy for me. Now to just get the sub-floor up to check the condition of the slab.

    Which Floor

I am "re-converting" our 20x20 2 car garage that the PO turned in to a studio until I have my dream garage built. I have been planning several items and now I have been reading about floors. At this point I do not know what condition the slab is in since I have not pulled up the existing sub...

    Sub Panel Questions

It's funny everyone thinks the same thing about the 3-phase. Heck I was even surprised when we bought the house. Apparently it was an option in 1954. The only thing 3-phase now is the AC unit. Every third spot where a breaker would be is marked "Hi-Leg" Except for the AC breaker which has 3...

    Sub Panel Questions

I am meeting with an electrician in a week or so, but I wanted to have a good understanding of what I am asking for so I am hoping I can get you guy's input :) I have an attached two car garage that I'd like to add a sub panel to. The main 200A panel is full and I need a 50A 220V circuit for an...

    Inching closer to 30x30 build

Did a quick update to the plan to include the hallway connecting the garage to the house. I hope this hallway can also include a room for the air compressor and a small bathroom. That way I get the full 30x30 space in the shop :) I am going to have a door from the yard in to the hallway...

    Inching closer to 30x30 build

I am in the TCU area, our house was built in 1954. According to my neighbor who has been in his house for ~ 40 years houses back in the 50's had 3 phase as an option. Dunno how accurate that is. Heck I did not even know the house had it until just before we closed and the inspector pointed out...

    Inching closer to 30x30 build

Thanks for the replies all! JDishong I am in Ft Worth, I'll shoot you a PM :) Good advice on the door height guys. Mudbone, I am actually looking for the widest single door I can get and popped that one in just for the drawing. But I understand what you're saying about the look. I guess my...

    Inching closer to 30x30 build

Had to put things on hold a bit from my introductory post while back. http://garagejournal.com/forum/showthread.php?p=2006746#post2006746 But I am finally starting to move forward (hopefully) on my 30x30 build. I am hoping to get some good contractor/sub contractor recommendations for the...

Another new guy, North TX area

Hi all, like many, I have just found the site and forums and have been reading everything I can. I am in the very early stages of my garage plans and I have already learned quite a bit. My plans are to build a 30'x30' wood framed detached garage. We bought an "old" house (1954) which had the...
