    Sounds like what you might be seeing is splash from lack of gutters. Regular T1-11 can benefit from good painting and sealing practices mentioned above....and regular maintenance. Good luck!

    Nice job Runner! Just a tip if you are parking a car in there you may want to put some pads under the tires, at least where the tires touch the white tiles. If you don't you may find it turns the tile brown. ....but then I've never put four coats of wax on mine! Floyd
