    Spent the day finding how much damage my tenants did before I paid to get them to leave. So, that was fun, and will cost me 10-12K. But I made a couple 100K on the place, which is nice. Spent the rest of the afternoon scraping paint on the Dalton.

    Dang, I actually have the tool, and would have loaned it to you (although they are cheap) but if it is pre-serial number (1957 I think) it is incredibly difficult as there is no stop and it is very hard to make sure you get the seal installed at the correct position.
