I had contractors not show up to look at the sight on the day and time of there choice. Others never returned a quote. So after some time I stated on it myself. A 24 x 40 turned in to a 30 x 80. And the way I look at things is I'll not use a local contractor for nothing because I no longer have...

I think I understand, nailing flange. Found something on youtube but I'll need to mount a 2x8 PT frame in block, so the opening needs to be the window size plus 3" top and bottom.
