I used a product called Cutek its pricey but a gallon does go a long way. It is an oil based product (has a diesel fuel consistancy) many shades avalible next to no prep and nothing to maintain. Tones of info online i think you would be very happy with the product.

Thanks for the replies, I'm in Ontario and HVAC is heavily regulated and with all the new grants by the Government HVAC suppliers are putting and $8000-$9000 install price on the units. My install doesn't get much simpler I cant bring myself to paying that for an install.

okay this makes sense, I did check out your build thread after responding above. what I didn't see was the insulation between the angle and the concrete that is a good Idea. typically is the slab not insulated at the door opening with in floor heat ? I guess the foam would get damaged otherwise.
