This site is great I have gotten a lot of really valuable info and would like to share what I have been doing with some of that info! I love the garage build threads and get a lot of inspiration from what others are doing and some of the really ingenious ideas and designs. I am looking forward to feedback and suggestions too.

We originally built our home in 2002 and I have been unhappy with the size of the garage ever since. I have been a gearhead car nut for a long time and have always wanted to have a large shop at home to work on Hot Rods. For the last 5 years we have been looking for a decent piece of property to build a new house on or to buy a current house with a bigger garage and we have not been able to find anything in our area that suited all our needs and the cost of building something similar to what we already have is ridiculous these days. We decided to finally just pull the trigger last fall and build an addition off the back side of the current garage and just stay in our current home. We have several things we didn't like about the house but all of them can be fixed. We started with the mud room and basement now for the garage and next winter we will do the kitchen and family room.

Where I live u are only allowed up to 640sqft detached garage in a residential neighborhood and in my particular neighborhood the garage would need to be attached to the house, have a matching brick foundation and the door can not face the front of the house. We submitted the plans and got the permit approval without much of a problem. The neighbors are all pretty cool so we didn't run into any issues there, three of my close neighbors are car guys and they are all looking forward to the garage party this summer lol!

The original garage has three bays at about 600sqft and has a walkout basement where the plywood is stacked in the picture. Here is a pic of my garage from when I was finishing up a frame off restomod on an 86 T-type. I will have 1800sqft of garage space after the addition.


The biggest issue with the original garage was it was to short at 21' and with where the cabinets were I would have to park my truck in the first bay. This didnt leave enough room to walk around it or to get even get in the house with both cars in the garage! The original entrance to the house is all the way at the front of the garage and goes directly into the kitchen in a narrow hallway where everyone's shoes ended up along with everyone's stuff all over the kitchen. We are actually going to use that space and build a walkin pantry there when we re-do the kitchen next winter. We moved the entrance to the house from the back of the garage to the front and knock a hole in a wall to a 1st floor spare room and made it a mud room. The entrance is right by the door and at the top of the basement access which is MUCH more convenient. We did this last winter.
Here you can see how tight it is with my truck. You can also see the new door and entrance at the front of the garage next to the man door and not back where the kitchen is located.

Next thread will be the build pics. We broke ground on November 15th 2018.

We went out the back of the current garage adding 1200sqft which will give me room for all the toys and my wife and I will have place to finally park year round and I will be able to stashing cars in my buddies shop and scrambling to figure out where I am putting everything for every winter.

I hired a general to do the building construction which went well. Myself and another crew are handling the inside and finish work. The construction went well I am actually good friends with the GC and have known him awhile so things went well and pretty smooth. We have a few issues to deal with still but overall I am happy. The flashing match is really bad but the siding is spot on. We had to re-shingle most of the garage roof to get it to match even though we bought the EXACT shingle that was used originally.

Added floor and finished exterior pics

I poured two pads for the lift which I tucked in the back of the garage and you will have to pull onto from the old garage. With the addition of the staircase the lift would be close to the middle of the garage making it difficult to fit stuff in. With this configuration it saved a lot of floor space plus coming in from the old garage leaves 60' of floor space wall to wall where the ligt is located. Even with the planned shop space I will be able to get five cars in there and three in the old garage if need be.

I will have 11' ceiling and with a base plate symmetrical lift I will have at least 6' of lift under a std hot rod/car which should be plenty. My truck is another story but I don't really work on our daily cars and have most of the service work done at my buddies shop or the dealer. I have been all over on what lift to buy, I was originally looking at the Bendpak XRP, then moved on to the Dannmar D-9x, after talking to Greg Smith equipment I am thinking of the Atlas 9KBP which is significantly cheaper than the Bendpak and even the Dannmar. The Atlas is a little narrow though and I am concerned about door opening since you can not get an asymmetrical arm configuration with a baseplate style lift.

I put a large trench drain in and plan to use a 4500 densifier and Ghostshield 8510 sealer and leave the pad plain concrete. I don't want the expense and hassle of an epoxy floor although they really look good. Right now I covered it with tar paper while we finish the construction and drywall.

Sounds like a pretty interesting build but I'm not sure your pictures are showing up for people. I see them linked in the post code but not when looking at the thread. They might be showing for you because you are logged into imgur.

Attic and Floor pics

I went back and forth on the trusses and ceiling height with a scissor vs attic truss etc. I ended up with standard trusses but with a 10/12 pitch roof to match the rest of the house it was still more than enough room for storage. I was originally putting in a pull down but we ended up with a staircase instead which re-arranged just about all my original floor plans. This is probably the best idea yet, I was able to move all the stuff out of my old garage into the attic so we can use the current garage while the new one is being finished.

I went back and forth on the heated floor too. I already have a Modine Hot Dawg in the original garage and planned to just ad a second one. Another friend of mine who has installed a few of them, talked me into the radiant heat floor. With his help we installed it ourselves. Not to bad of a job, now I am sorting out the rest of the system which is confusing. I am probably going with a Tagaki NG tankless hot water heater and possibly a pre-made panel from hydrosmart. It is January here in Ohio and the Modine is enough to heat both garages for now but it is working hard to do it. I will probably wait till next winter to get it up and running. I am planning to put all the plumbing for the floor heat under the steps along with an air compressor closet and sound deadening.

Yep. Pics are working again. Nice addition. Was the steel beam to open the entire wall from the old garage an expensive option? I've got a couple of places where that kind of thing could be a real help.

I am not sure on the exact price of the beam as it was built into the cost of building construction quote. With opening up the 22' span from the original garage we needed something to support the trusses. The original plan was an 8" beam with a center support. They changed it to a 14" beam with no support for no additional cost. Now I can drive through from the old garage which is how I plan to get on and off the two post lift I plan to install.

I can also use the beam as a lift to load/unload a truck or pull a boat motor which I may have the need for as I also have an old Chris Craft I restored, time for another toy pic lol!

The electrician finished up today and the rough in inspection done. The panel is now live so we now have power. I almost hate to put the cover on it lol.

I have 70 sheets of drywall being delivered first tomorrow and 4 guys coming this weekend to help should be a fun weekend!

Nice S4. PA is great for no front plate mucking up the face though. Nice seeing the pictures now. 3 car to 6 car garage, I've obviously set my bar too low.

For goodness sake, imho, DO NOT use a tankless water heater. I had a Takagi and it lasted a month. My build is documented in my thread sig. I’m having a boiler installed this weekend. It’s been an absolute struggle having been through 3 tankless suits this winter so far since Nov. they seem to last about a month before they started acting up. And then just as it got really cold, they have failed each time. They can’t handle the duty cycles. Don’t trust the guy selling you the tankless cause all he wants to do is sell you the tankless. My plumber uses a Navien boiler. It’s what he used in his house and barn. And he’s installing it. I’ve done all the irk myself besides the boiler install. But I’ve had it. Tired of trouble shooting it and just hired a professional for the hardest part. Just my $0.02. Do what you want but I spent years researching this and I have hindsight as my best information source.

I have some time to figure out what I am doing with the floor heat I don't plan to get it installed for this winter. I have a 45k BTU Modine heater in the garage already and after the work we completed this weekend it is having no problems maintaining 53 degrees in both garages and it is 20 degrees outside. With both garages it is 1800sqft with 11' ceilings. I plan to keep the Modine heater and with the radiant heat floor I am thinking I will not have as much demand on a hot water tank or tankless heater with the forced air heater. Boilers are awfully expensive compared to hot water tanks.

We got the ceiling installed along with all the insulation work and the attic completely sealed off. I installed an exterior door going into the attic and have at least R40 in the areas we blew insulation into.

I saw your thread, beautiful family, turbo buicks, B5 Audi's nice new house, good job!

I am a long time Buick racer, and plan to outfit the new garage with all my memorabilia and pictures of Buick race cars I have acquired over the years so stay tuned lol.

I was pretty heavy into racing Buicks till about 2011 and took a break after selling my GN to build another racecar which I ended up losing interest in while having to rely on others to do the build. I sold the drag radial car to a buddy of mine in 2016 who actually finished it and it is currently of the fastest small tire cars in the country with a little turbo V6!

I returned to BG last year and got the itch to get back into it. Right now I have a twin turbo Mach 1 that made 1100rwhp and has been 9.40's so far. I am planning to sell it though to buy my original GN racecar back which I sold in 2010 and has been sitting in a garage in Detroit ever since.

The T-type is a frame off resto-mod I built and finished in 2012 and it has been sitting ever since. It has a girdled stroker 109 motor which I pulled the motor last fall to build a new S2 offcenter motor for it to run on E85. Planning to be a foot brake, fully optioned all steel 9.80 car for BG next year. While laying on my back underneath the car in October I started thinking to myself I am almost 50 have been a ******** gearhead my entire life and I still don't have a garage shop. I literally got out from under the car and called my buddy who is a contractor we broke ground 11-15 lol.

I attached some Buick hot rod **** both past and present. The twin turbo GN was a project I ended up selling before racing it. The T-type is my current Buick whip that I traded for the Twin car and bought back after I sold the twin car lol!

Here is the drag radial car I was building and sold to my buddy. He finished the car and has been 4.90's in the 1/8 on a 235/60 tire! There is a chance I may own this car again too, lol.

The Mustang is my current racecar. It was originally built by a good friend of mine who had it in storage since 2014 and decided he wanted out of it this summer. I picked it up and got it back together and running again and started sorting it out this fall. It went 9.40@155mph and should run 8.80's pretty easily in the spring once I get a few things sorted out with the boost controller and suspension. Fun car and total streetcar. If I keep it next year I am planning to race Drag Week with it.

Here are some pics of the GN I raced from 2004 through 2010. In 2009 we ran 8.14@174 at 3475# and at the time it was the fastest anyone had gone on production style heads. If I sell the Mustang I plan to buy it back. When I sold the car it had a brand new motor in it and was set up to run 7.90's in the right conditions. The guy who bought it never had any interest in racing the car and its been sitting ever since.

Oh yeah, least I forget the B5S4 Audi which I drive more than any other hot rod I own. Its a K04 S3+ with many upgrades. Still tuning it but it should be in the 450hp range on pump gas. Super fun car to drive and the primary reason my Buick sits most of the time. Buicks are fun to drag race but not the greatest daily drivers lol!

I've also been into bicycles and racing triathlons since I got away from drag racing in 2012. The Audi makes a nice little triathlon transition unit! The pic is from my last race in Sept 2017 at Lake Placid 70.3. I didn't race at all in 2018 but hope to get a couple of events in this summer and maybe even another half ironman if I can find time to train. I can't swim for **** and I am ok runner but I LOVE the bikes! They are a lot of fun and really neat hot rods with a lot of cool gearhead technology going into them.

I am already compiling that list of stuff I wish I did differently.

I at least caught one before we buttoned up the walls. I can use some advise on what to do for floor water heater as there are a lot opinions out there and not a lot of people in my area know anything about hydronic heating.

We still have to make a knock out wall to cover all the mechanicals running from the house/old garage over to the new. In there is the main electric wire for the subpanel, a drain for a sink and washer/dryer, pex line for water, low voltage wire for the alarm and Cat 5 for internet etc.

The first mistake I made was installing the water lines in the floor for the wash bay. I am running two water lines to the front of the garage and one over to where the water heater is going to be for the floor. I just used the pex I had for the floor and zip tied it to the mesh. I should have run it through PVC or conduit in case it ever freezes or I have to replace it. I am going to put shut off valves on with a clean out port so if I have to I can blow the water out of them just in case. I don't ever plan to not have the floor or garage heated so it shouldn't be an issue but it would have been much better to run them through PVC or conduit. It was late and the last thing to do on the list the day we did the floor and the concrete guys were coming the next day.

I am going to need a much larger gas line run up from the main line in the house. Right now I have a 1/2" line to feed the current 45k BTU heater which is fine. I am planning to add a washer/dryer plus the water heater for the hydronic floor in the new garage so 1/2" isn't going to cut it especially at the length it will be. I am going run a 1" gas line run up from the basement and mount a 4 port manifold in the attic. I am using all CSST line.

Depending on what I do for the floor water heater I may have to tear out the 1/2" line we already ran for a larger line. Right now I can just cut it in the attic and attach it to the new manifold I plan to run so if I use a 40 gallon hot water tank I should be fine with a 1/2" line for about 40' from the 1" line to the floor hot water tank. Even with the 45k forced air heater I have running at the same time I should be fine with two 1/2" lines running off that one inch line?

I know boiler or a tankless water heater is a better deal but replacing that 1/2" line at this point is going to be a ***** as it is buried under the attic floor and in the wall for the staircase into the attic. Right now with the 45k BTU forced air heater I am keeping the entire garage at 53 degrees even with the deep freeze we just had. I dont think the demand on the hot water tank is going to be as great as I will still have that heater heat up the air especially with doors opening and closing it really shouldn't kick the radiant heat on that much.

In the pic the black pipe 1/2" line running into the block is for my out door grill which I am going to leave and just cap. We are taking the line and mechanicals going to the existing heater and running it off the new line in the attic so you wont see it. Where the three pex lines come out of the floor is where I am going to have a sink and washer dryer. The first two will be hot/cold run to the front of the garage and the third will be a line to fill the hydronic system. I plan to flush that line out and leave it dry when not in use.

Hope that all makes sense if anyone has any suggestions on gas lines, water heaters etc now's the time. We plan to wrap up the knock out wall this week some time.

Well we tore out the 1/2" gas line I ran initially and I am now running a 70' 1" line from the main line in the house up to a manifold in the attic. We had to tear out some drywall but I now have a 3/4" line running to where I plan to put the water heater for the radiant heat floor. I am planning to use a Hydrosmart HS115 micro boiler from Menards for the floor heat. It should mount nicely on the wall under the stairs and I can vent it directly outside.

We are going to finish boxing the mechanicals and wrap up the plumbing and drywall this weekend and hopefully they will start taping and mudding on Monday

Very cool cars. I used to have a symmetric baseplate 2 post lift like your planning. Had no problems pulling a s4 motor for a turbo swap and the ceiling was only 10ft vs the 11 you have. Worthwhile to invest in a nice wheeled stool though. Also make sure the lift has low profile arms that can get below the side skirts. I had to drive up on boards to get the required clearance and it was beyond annoying.

Its been awhile since my last post and have been busy finishing up the major construction so the fun stuff can start. The drywall is finished and paint is up on the new garage I still have to paint the old side.

I got the new cabinets (New Age Bold) but still haven't decided on where to mount everything along with a layout for the workbench.

I emptied out the new garage this weekend and started prepping the floor for the Ghostshield sealer and densifier. I covered the floor with tar paper a week after it was poured in the beginning of January. The floor was still wet when I pulled the tar paper up after the paint and drywall were finished and now it has a discolored look to it. I may have to grind it to get the calcium layer up and make it look better before I seal it. If I do all the work to grind it I am considering the Polyurea epoxy coating at this point. I am going to let it dry for a couple of days before I decide what to do.

I got all the outlets finally along with the Carbon Fiber stripe I am putting on the walls. That will keep me busy this week until I figure out what to do with the floor.

The hose real set up looks good. I take it you have hot water in that set up.

Thanks, yes I ran hot and cold water outlets and used a Y to attach it to the hose. The water lines are at the front of the garage with the trench drain for washing/detailing cars. Its nice having warm water in the winter lol! It's an Eley hose reel.

When I put the pex in for the floor I just ran two additional lines down from where I mounted the sink. I just zip tied them to the mesh like the rest of the pex but I should have put them in a PVC pipe since I wont be running glycol in them. Probably not going to be an issue with a heated floor but I also put two flush valves under the sink so I can blow the lines out if the garage ever gets cold for some reason.

I am so DONE with drywall dust!!

I got the paint, carbon fiber stripe, outlets and cabinets all done and for the most part the construction part of the inside is done and I can start moving my stuff in as soon as I am done sealing the floor.

I did the final wash on the floor today and etched it with Muratic Acid after pressure washing it and mopping it several times. It is as clean as it is going to get at this point and it will probably never be this clean again lol! I just have to apply the denisfier and in 7 days I can put the sealer on and call it a day and start moving my stuff back in permanently.

It took awhile to figure out how I was going to mount all the cabinets. I ended up with 12pc New Age Bold series as opposed to the Pro series due to the size. I wanted to use the wall by the garage door and needed a locker cabinet that was only 18" deep the pro was 24" which would have stuck out to far. I literally mounted an entire set on the wall and used the two base cabinets as wall cabinets. I really like how it came out and I am overall very pleased with the cabinets.

Up next:
-I am waiting on two black HF 44" tool-chest I ordered and gearing up for my version of the Steevo workbench for underneath the new cabinets.

-I have one workbench from my old garage that needs some work and I am going to re-purpose under the double windows that I will probably use the two 5 drawer roller cabinets I got with the cabinet set.

-I also still have to run the air lines, I got a Maxair 3/4" rapidair set up to install for use with my ****** little 25gal craftsman oiless compressor that I can't wait to get rid of but will have to make do with for now.

-I still have a lot to do outside the yard is a mud pit, the patio still tore up, there are lighting and siding that need finished and we still have to pour the driveway.

-I hope to start pulling all the hot rods out of storage in April and start bringing them home permanently!!

Jealous!! We recently moved and while looking at the house the first thing I did was measure the 3 car attached garage.. 20’5” which is not deep enough for my 2500 ram. One of the main reasons for the move was the intentions to build a 40x40ish detached garage. I really like your set up. Just waiting to save up a little cash so I can get mine started.

My only advice is don't wait to long! I wish I would've done this 10 years ago. We literally spent the last 5 years trying to find a decent piece of property to build on or find another house that fit our needs with a large enough garage. We finally made the decision to stay and fix all the things we don't like about our existing house, kitchen and family room are next winter!
