We have been in our place for just over a year now and couldn’t be happier with our property! We are a younger couple with no kids that has truly found their forever home!! Still lots more I want to do to both the house and shop but have a long life left to see out those plans. Here are a couple pics of the property in no particular order. Things I have done in the shop since moving in are:

Install lift
Add lights to tool room
Build work benches
Hook up wood stove for heat

Hope ya’ll enjoy the pictures!!

Beautiful place! You should be proud... But I have to ask... The sign says "Zero Tolerance". For what? I can think of SO MANY things if I owned a place like this!

I am very proud! And it’s a zero tolerance sign for driving under the influence. I also have a sign that wasn’t put into circulation for obvious reasons… it says “Are you ready to blow it” which was referring to PBT’s when they first came out. Guess nobody thought that sign might be an issue before they printed them

Beautiful place you have. What are the dimensions of your shop? Looks like a great space

Amazing views, thanks for sharing your photos!

How far off the beaten path is your place? And as someone else said, is the neighbor's house for sale?:D

Is the lake on your property?

I own approximately a quarter of it. There are 4 properties that it borders. The beautiful thing is that my property has the only real easy walk up access to it. In the year that I have been here I haven’t seen a soul on or near the lake.

Beautiful place you have. What are the dimensions of your shop? Looks like a great space

The shops is 24’ wide and 48’ deep with a 8’x48’ carport and a 24’x10’ loft. It been a little tricky making the sides next to the door usable but it is more of a shop that I ever thought I would have so I’m definitely counting my blessings!!

Thanks! You know that’s the beauty of our place we are only about 30 minutes from the nearest city that has a mall and other amenities. There are even a Safeway in the city I live within 10 minutes of my house via the hwy. But where my house is the neighbors are few and far between and it’s a shoot-able GMU so there will be plenty of meat in the freezer! Lots of migratory bird!

And my house is the first house to come up for sale in a while in my area, all the land out there is all family and farm land mostly. But ill keep ya updated

That picture was taken last summer when we had our unusually dry summer. Although then it might have been possible to walk across the mud at the bottom I would imagine would make it difficult. The nearest trader joes is in Federal Way and it about a 45min to hour drive depending on traffic.

I hate to come across as a Nervous Nellie but I can't stress enough the importance of a hand rail for the stairs and rubberized or those grippy stair treads for your stairway.

I only came to this realization myself after having slipped and fallen down the 5 stairs leading down into my garage. Soap Box = off.

When I see pictures like that it always makes my mindset go from "Iowa Native" to "Iowa Captive" ... followed by me looking for properties in beautiful locations, which is then followed by the realization that I'd leave my friends, which is then followed by an "Adult" beverage :) Beautiful lot, really neat shop - excited to watch this progress!

I love the house/property! We looked at a few out in Graham, wound up over in Spanaway/Frederickson.

Curious, where'd you get your lift? Locally? I'm going to need to source one in this area within a month or so hopefully.

Just a stone’s throw away! I purchased it from Greg Smith Equipment down in Portland. Cost me $1750 with no tax and no shipping except for my time and fuel. But just looked and saw the prices have gone up since I bought mine. Easy to install and has ran flawlessly since I got it. If I were to do it all again I would have bought an overheard instead of a base plate lift. I bought a base plate in fear of lifting something tall (Truck with lumber rack) but now know that situation would be few and far between. Still love it though!

Ya, I'm still debating overhead vs base plate, not sure what kind of difference it makes.

So did they ship to a local freight company and you pick it up or something? I'm assuming it'd cost way too much to ship directly to a residential address.

The only Issue is the base plate is in the way if you are wanting to roll a transmission jack around. And have a little hump to roll vehicles over which makes it a little difficult if your rig doesn’t run. But the bright side of a base plate is I have zero restriction on how tall of rig I lift. So hypothetically I could lift a sprinter van and still stand under it and I’m 6’2”

And Gregsmith has a retail location in a warehouse in Portland and has every single piece of equipment they sell installed and ready to be played with. It only weighed 1500lbs. I opened it up and took each post off with a chain fall myself but engine hoist would work well too. I had them load it onto a flatbed car trailer.

Friend put a base two post lift in his probuild street rod shops. Universally despised by the crew that had to use it. Eventually he swapped it out for an overhead. No matter what you are doing underneath a car or truck that little hump will be an aggravation.

My friend is notoriously cheap and he is always goes for the lowest price point which is to say he never seems to learn.

You can get by with a base model in a hobby shop but why compromise the experience. You only get so much escape time.

Definitely a hobby shop so the base plate will do just fine. I have heard of guys cutting a valley in the concrete between the posts and setting the cables in them. Not sure if that’s possible but would be the best of both worlds I suppose.

Flipper: in case you get a little time to read another member's garage thread (Denwood's) where he shows how he cut up his floor to put his Max Jax lift in you can see how it's done. also it's one of my favorite threads not only because Woody never does things half ***, but he also has a great attitude.

http://www.garagejournal.com/forum/showthread.php?t=263351

i know you want to buy the property next to you when it comes up for sale if it ever does, but if you don't and want a good neighbor just email or PM me with some notice so i can talk my bride into it because it looks right up our alley. also in case you hadn't noticed i might have a few vintage tools you might like to borrow.

cheers and again thanks for sharing.

I will keep you apprised of the situation next door. I thought you ruled out Graham as a potential location due to a long commute?

And I will for sure give his thread a read thanks for the link!

Flipper: with a little help with the views you have and my bride maybe only have to drive into town a couple days a week it might be doable. we have been looking in Kitsap too. about the only parts of the state ruled out are EASTERN WASHINGTON because my wife really likes the green on this side of the mountains and having the ocean or Puget Sound close by that we can see daily helps.

i'm sure Woody would enjoy another follower on his thread and if you have any questions or just a WELL DONE just make a post to let him know there are many members and people enjoying his thread besides just a few of us that post a lot.

cheers

drivesitfar- I took a peak at his thread to see what you were talking about (He is very detailed) not sure that application would work in my case. Not only do I have hydraulic lines running under the base plate I also have tension/leveling cables that run underneath the plate as well and move as the lift is operated. There is a pulley at the base of each post where the cable turns 90 degrees and runs across to the other side. I will try to take some pictures of it this weekend.

Couple more pictures I had on my phone. Two pictures of my reloading room that can be seen in the back left corner of my shop. A couple pictures of the lake when it was frozen with a little snow on it last winter. Couple of a lightning storm we had. And two pictures of a cow that decided to help herself to whatever was still growing in the previous owners garden.
