To bad they were removed. They are a pain to repair tho.

Just like old in ground gas tanks they are a potentially a source of ground water pollution. The pistons are in a cylinder and, depending on design, the cylinder may or may not be housed inside a larger tube that may or may not be sealed at the bottom. What this means is that hydraulic fluid leaks may find their way into the soil and seep down.

A friend of mine's brother owns a very valuable piece of property in a suburb of Los Angeles. It was the site of his muffler shop and had several in-ground lifts. Retired, he wants to sell but can not until the lifts are removed and the soil underneath is checked for pollution. If pollution is found, which is likely, he is on the hook for remediation whatever that costs. He does not have unlimited means and he can not borrow against the property because the cost of remediation could possibly exceed it's value. Only in California.

I've never seen them directly in the ground. All of them that I have seen were in tubes. I guess all the rain and shifting soil around here pretty much dictates that they are in concrete recesses. :dunno:

It will **** if he has to dig all that up. CA is crazy with stuff like that.

Most state has that issue if contaminated ground is found then it's to be handled properly​. Either dig it all up or contain the soil.

One of the last big inside projects is nearly done...the metal ceiling install in the 1st shop bay. I had to start off by sistering some 2x4s along the ceiling joists so the screw lines would be straight across. When the drop ceiling was put in they used 12ft long 2x6s lapped in the center, fine for finished drywall, but not for a metal ceiling.



2 layers of R19 installed and a vapor barrier installed. Originally none of the ceilings had vapor barrier, now all of them do. If nothing else it'll help tighten this old building up and keep the heat in.



Finally all the J-trim is installed and the ceiling is going up




One of the many other uses of a drywall lift. I removed the ducting for two reasons. First was for access to install the ceiling and the second was to screw it together. When it was hidden in the bulk head it was just taped together.



Lastly I hung all the lighting fixtures and started wiring them in. I'm 8 bulbs short and out of 12/2 romex so I'm headed to Menards this morning so I can finish the lights this afternoon. This room will be BRIGHT :thumbup:

That is awesome. Have you considered setting up one bay as a paint booth? I don't remember this being mentioned if it has been.

I missed a detail. How did you work around the garage door rail brackets in the ceiling? Did you loosen them, install the ceiling metal and then re-attach them to the ceiling? Or did you cut around them somehow?

This is all looking great!

The wall in the most recent pics is going to left alone. I love the "patina" it has. The rest will be painted to freshen them up. I might get crazy and two tone them and with a stripe. :dunno:

Nope no plans for doing paint work in this building.

I missed a detail. How did you work around the garage door rail brackets in the ceiling? Did you loosen them, install the ceiling metal and then re-attach them to the ceiling? Or did you cut around them somehow?

This is all looking great!

I just removed them, installed the ceiling then reinstalled the brackets. In the last bay it was easy because the brackets run parallel with the ribs in the metal. The other two bays the brackets run perpendicular to the ribs so slots in the ribs had to cut to allow the brackets to sit flat on the ceiling.

Finished wiring the lights, wired the 230V plug for my magnetic brake in the front room and hung a few fire extinguishers threw out the building. Lots of little things to button up, but move in day isn't far away.

What's your planned use for the garage?are you going full service garage for profit or is it going to be a hobby shop for you? I've followed the build from the beginning but I forget if you mentioned it before. I thought you were going the hobby route but now it's sounding like a professional maintenance/repair shop. Either way it's an awesome build and I love the way it's coming along.

That is a bright area. Are the fire extinguishers required by law? I keep a few around for practical purposes.

I really don't know if there is a specific code requiring them or not, but a 30 dollar extinguisher may be the difference between saving a 50K vehicle from burning up along with the building. Its cheap insurance. You can look any shop I have and there will always be two things hanging on the wall..a fire extinguisher and an American flag.

Its a "hobby shop", but a car or two may or may not get built for profit from time to time.

Great idea with fire extinguishers. Too often overlooked. Since my shop is in a commercial/industrial building, I had to put an extinguisher by door between shop area and office. Still hanging there for good insurance.

Buttoning up lots of little things this week...ran conduit and wired in a couple 230v outlets for the welders, hung a few banners and filled in the area around the old waste pipe from the original restroom in the front bay in preparation of laying down a plastic tile floor (Racedeck wannabe) in that bay this weekend.







The white painted plywood panels are going to be used to cover the light openings in the ceiling in the front bay. I needed a simple way to close up the opening and provide a mounting surface for new 8' T8 fixtures. It was a nice idea to conceal the fixtures, but having them up in a pocket really makes the lights less effective. All of my metal working equipment will be in this area so I need some decent lighting.




I was hoping to go pick up the 4 post lift tomorrow, but my trailer is full of debris and 3 days of rain this week makes it impossible to get back into the landfill and unload today. Maybe next weekend. :sad:

The rain has been rough this year for a lot of folks. Good luck on your trip to the landfill.

Good work on filling in that old waste pipe. I can't wait to see how the garage decking style flooring turns out. I'm looking to do something similar in my 12x16 workshop.

Here are the installed panels I mentioned earlier. I think it worked pretty good for a quick fix and doesn't look to bad. The new lights definitely improved the lighting in the bay.

Cleaned everything out of the room, gave it a good sweeping and started laying down the plastic floor tile. Got about a third done tonight before I called it quits.





Its little things that I'm most excited about having this space. I've never had the room to organize things like all my color chip books all together.

That lighting change made a heck of a difference.

Duh! After I wrote this I realized why don't just look that answer up online myself. So I did. I see it carried at both Homer's Depot and Menards.

So I guess the real question is what features sold you on this particular brand? I see the box stores carry different choices.

Yeah they came from Menards. To be perfectly honest price and local availability were the biggest factors. These were on sale during one of Menards 11% sales so that knocked about 10 bucks off each bundle. I did have to go to 2 different stores to get enough to do the room.

I'm now in the beginning phases of getting my garage in shape. Lots of work but I like to do it. Also, I too buy most of my supplies for my remodel's at Menards!

I ran a bit short on floor tile so I wasn't able to completely finish it today. Its mostly done just needs around the outer parameter finished. I guess this room is a bit bigger than I guesstimated :headscrat




Also to the point I can start hanging some of my signage on the walls as you can see. The Dodge sign was found in the attic of this building. I don't believe the building ever had any dealership affiliation, but was owned by John after the Dodge dealership closed. John purchased the building after Montgomery Ward closed the service center in 1972 and owned it up until 1980. Crazy to think that sign had been up in the attic for at least 36yrs untouched.
