Spent a few hours smoothing the drywall mud on one side, then adding a second skim coat. I do not plan on much sanding. Hey, its a garage!

I also rewired my ceiling lights to plugs and added two LOA lights. Makes a HUGE difference over two 75 watt bulbs, and leaves room for at least two more ceiling lights. I might later add up to 4 more!

Screwed them directly to the ceiling beams.

Tomorrow I clean up the new mud and put on the first coat of primer!

Jim

Thanks for the tip on the lights, figured I'd come over here and bother you with some questions

Can you elaborate more on how you converted these?

It's been years since I've dealt with house wiring so I could use a refresher on what connections go where on the new fixture. What is the new fixture called (anything special/different than a standard household 110V receptacle)? Is that a round box that fits the shape of the old bulb fixture, that houses the new outlet?

Hi,

The wiring is obvious once you pull down the light fixture. You use a standard 110V receptacle in a round cover plate. My box was already round, yours may or may not be. They also make an oversized cover, but I just painted mine. Florescent lights pull low wattage so no issues with wiring sizes.

Mine before sheetrock.

The receiving end.

The receptacle I used:

Hope this helps. All of the materials I used cost under $25, plus the lights.

Jim,
just found your thread, outstanding job you have done with what you have to work with... I enjoy seeing some of these "mega structures" but, for me anyway, seeing someone take a smaller shop and utilizing the space, that just does it for me.

Thanks! It is more critical to organize efficiently with a smaller garage, but, generally, easier to keep organized.

I knew I'd seen this somewhere! Great build, really admire the progress and your attention to detail with the build diary posts. You should acquire the lot across the street and construct a garage mahal. I think you did a lot up front in an otherwise tight spot on a busy street. the garage matches the house nicely, too. Kudos.

Fair enough. I'll admit my creep-o-meter spiked for a second when I saw your post, but that's probably just due to my raging paranoia. :willy_nil

Thanks, you should have seen the house last week with the sewer issue I had. Disaster is an understatement.

I'm not worried. If I was I would not post photos. We should meet up one day.

As for the empty lot accross the street, the guy who owns it lives in Dubai. He refuses to sell. I do not know why. :dunno:

Did the sewer repair mess up any of that nice brick paver work? all that dirt and gravel you had placed there only to have it so rudely dug up... thanks for being cool about it - I did refrain from knocking :)

A little, but since the same contractor that installed the brick work is doing the sewer, my brother in law, it will be fixed up better than new. Our plan is to extend the brick work across the driveway and up tp the edge of the house.

If you drive by and see us out there working, feel free to stop by.

Some updates:

Found the issue, it was Cox fiber ran through my sewer line.

Took then another few days to repair:

They finally came back and pored a new apron and driveway underlayment.

Then a couple weeks later they got on with the driveway repair:

In a few weeks they will be coming out and adding topsoil, cleaning the driveway and then sod.

I really like what you've done with the place, some great improvments from Day1. I plan on 'borrowing' a fair bit of your ideas :).

That said, I say this the other day and immediately thought of your porch. I think something similar would compliment your tile and brickwork very well.

It's number 14 on the list: HERE

Thanks, I appreciate it!

Great ideas in that link! :see:

By the way, it is getting there:

They will be replacing all the grass with soil and fresh sod next month, and we have a couple plans to spruce it up!

Love the build. This thread has definitely pushed me over to the VCT camp. Still have that source for the tiles? I am a little southwest of you over in Annandale.

A small update. I added sod, a new fence, and have bollards in place for eventual stone columns on the entry. I think it is looking better than before.

As for the garage, it is getting lots of use, but I have plans for the future that include an 18x16 work shop addition on the back.
