Well it looks like we're going to start the excavation this week. I still need the surveyor to come and mark out the property line, which I thought I paid to have done allready when he did the plot plan.. Wrong! So now he has to come back and do it. I hope he doesn't hold us up.
I do have one picture to post. It actually took longer to get this than it will take to build the garage. Its only small but really big to me.

Wayne, that's great! I know it must be a long time coming so you are probably pretty excited. I may have to get a surveyor out on mine also because I'm working with some tight distances. I guess I'll find that out this coming week.

Look forward to seeing your progress.

Hey Wayne, I forgot to mention...all your info is showing in the pic you may want to rethink that one. Block some out and retake the pic and post it.

It took me almost a year to get my permit in addition numerous inspections. Congrats.

Well Dig Safe came and marked out the utilites. I already knew where they were on the property already. The surveyor came back today to mark out the corners of the foundation and the property lines on the garage side. If the footing was more than two inches closer to the property line then the variance allowed I would need a new variance. I don't want to go through that again. So I needed them to come back.
Its not much but here are the paint marks to show where itsgoing.

I just got a call from the contractor. He will be here to cut the asphault either tomorrow or early Monday morning. For some reason you haave to wait 48 hours after they mark it out to dig. The excavation guy doesn't want to open the hole up and leave it over the weekend. Which I don't blame him for that. So next week will be a busy one. Thank you construction God !
The form guy should be ablr to start right after that. I hope my next post is more interesting.

Motown 454, it is great that things are beginning to line up for you. Once they cut out the asphalt and get it formed it will start gaining some momentum. Keep us updated.

OK now the good stuff!!!!!!
My contractor said they would dig for my footings today. The way things have been going I figured we would get rained out. I'm so glad I was wrong.
The machine showed up at 9:30 this morning They stripped the asphalt it took one ten wheeler. Then removed the proch and blocked the front door. The operator told me they would be ready for the form contractor by 2:00, and they would pour the footings by the end of the day. Here are some pictures.

Sorry for the pictures through the screen door.
Tomorrow they are coming to strip the footing and set the forms for the walls. They may have time to pour them tomorrow then wait a few days to strip them. These guys were fast as well as good.

The form contractor came this morning and stripped the footing and formed the walls. The survey guys came and shot the corners of the forms to be sure they were accordance with the variance. I'm so shell shocked from going for the variance I kept telling them not to square it towards the property line. I hope they listened. lol They were very good workers I got lucky with them.

They had a nice rig for the forms. They used a dumpster hauler with a dumpster with the sides cut down . They drop it and unload it close to the ground.

Yes they will.lol
That white house was my inlaws house and so was this property. They divided it so we could build a house. When my father inlaw passed away my mother inlaw sold it. Where you see the asphalt cut is my property line The parking bumpers are theirs and the first space in front. I'm 4ft. off the property line. When I went to the new owner to ask him to sign the aproval for my variance I was going to show him the plan he said no need. His son and daughter live there and they were fine with it. so he signed. I'm very thankful he did, he could have stopped me from building and I wouldn't have blamed him for doing it.

Not too much today they came back and stripped the walls. I also caulked a crack in the house foundation while it was accessable.

Tomorrow the inspector come to look at the fooundation. If it passes we backfill and I install the conduit for the feed from the 200 amp garage panel to the 100 amp house panel. Because of the weather were going to get Friday, we'll have to wait until next week to pour the floor. Still not too bad for three days

They did a lot of work for no longer than they were there. I also built a 22 x 26 garage, but it was a detached garage. I had to contend with being on a flood plane, but actually I like the extra length when I have a truck in there. Hope you enjoy it as much as I have mine.

The foundation contractor is great too. I needed to get it striped so I could get an inspection so we can backfill before the rain gets here tomorrow night. These guy poured 2 foundations stripped two others and still came to strip mine at 4:30 so I could get the inspection. When they were finnished I thanked them for staying late to get it done. They said no, thank you for the work. They hussled to get it done for me. Nice to see people who give it 100%. If it wasn't going to rain they were going to pour the floor Friday.

It really helps when you have people like this working for you. You know the job will get done right and how you want it. That's a big peace of mind for you. They back filled today everything was going fine then the guy on the bobcat tried to dump a load over the wall on the side. The excavater had filled it so he could reach the back . The bobcat was on some fill that wasn't compacted yet. He reach over and the front wheels dug in and he went over. The arms hit the wall and he almost hit it too. It was so close he doesn't know how lucky he is. We ended up dropping the bucket and pulling it upright with the small excavater. It ended up he knocked out one of the bolts that were poured in and a chunk of the top edge of the wall about 18" long. Here are some pictures.

We are planning to pour the floor Wednesday. We had a week of rain with a couple of inches last Wed. I decided to wait to see if we had any settlement. Which we did have a few spots settle along the wall . It was all compacted with a plate compacter but I wish it would have been done in smaller lifts. They were 12-18" We are suposed to have showeres tomorrow. Nothing to heavy.

I actually live on cape cod so not too far from you. So when I saw how close you were I decided to keep an eye on this project. Looks good so far. Looking forward to it all coming together for you.

Not much to report. They came by and set up for the floor placement tomorrow morning. They put the angle iron for the front near the door and set the grade for the floor and side door. It is suposed to be 6" its going to be even thicker is some spots. Here are some pictures.

I've worked with some of these guys that are placing the concrete, they know thier stuff but I'll be there to make sure they pick up the wire mesh when they pour. Even though they don't need to be watched. The'll pour the footing for the porch too.

Floor all poured!! It was a perfect day for concrete not to hot, no wind, and perfect temps. The first truck only took 20 minutes to place and the other truck got there a half hour later. It was all placed in two hours, then it was wait for it to cure a little. They ran the power trowel until we had a smotth finnish but not so smooth that it will be slipery when wet.

These are the two hams that did the pour. The owner is 69 years old. Both hard workers and good at their jobs..
He starts Monday on the framing. YEEEEE HAAAAA !!

Wayne, looking great! Floor looks good :) The slow part is done and now it will really seem to take off. Once you start framing you'll see and feel the progress every day. You must be feeling good to finally be at this point in your project. Keep us updated.

I dont understand the purpose of the mesh if they dont put chairs under it. Even if they pull it up after the pour, they still have to walk on it when they screed. What am I missing here? I don't claim to be a concrete expert, but this doesnt make sense to me. I've been on more commercial construction sites than I care to remember, and have never seen concrete done this way. Yet picture after picture on here shows residential being done this way. Again, what am I missing?

I probably would have put the man door on the other side instead of where it is at. Otherwise, it looks great.

I had planned to put the door on the other side but two windows go there and it would look too busy with all three. They would have been bunched up too close to each other. The windows are there to break up the apearance of the long wall. The door you see on the porch won't be there its been canceled. It will now go straight into the house.

They pulled up the mesh with a Jhook as they backed off it. Believe me they got sick of hearing can you please pull the mesh up again before you move??? Even though they didn't need to be told they were pulling it up befopre I asked them to.

My wife is as excited for me as I am. Its a good thing my wife isn't in charge of this build she would have called the builder to get over here today to start.
My neighbors think I'm nuts watering my slab. I've got some strange looks. Its suposed to rain here tonight and tomorrow so that will take care of it for tomorrow then I might wet it down Saturday and Sunday. Just to be sure.

It looks good but I was just thinking about how you will have to walk out the front of the garage to get to the house. It would be nice if you could keep the side entry door on the porch.

Don't get me wrong though, I'm still jealous as heck and can't wait to see the finished garage.
