Jeopardy: looks great. do you have plans for the landscaping? best time to plant grass up here is mid September and maybe October this year since we are in a drought. if you are planning on seeding it you might want to throw some peat or something else to keep the birds and critters from eating your seed.

stairs will be a nice improvement so you can get up and down easier to finish.

Hey, thanks! Yes they included a landscaping package. They will grade, seed, and straw it before it's done. A few flower beds out front too I think.

The stairs are almost too nice to carpet. I'm looking forward to not having to climb through or on stuff to get upstairs. Small victories.

Jeopardy: no problem. an nice addition all houses in the country need is a boot or shoe brush (sort of like what they have at golf courses) at the entry doors or a small mud room which yours might have to take shoes off and change.

looking good and maybe you'll get it finished before the cold wet weather shows up if it does in your area.

In post 613 in the above build by Rieferman he has a neat finish on the top of his stairs. Something you might leverage and use in your place. It is a pain to turn at the top of stairs with large items and a swinging banister similar to his wall may work for you.

That's a really cool idea. It probably wouldn't work for me because that is where I'm going to mount the TV on a swivel. I'll run all my wires up inside that wall.

I have a little bit more space though I think. I have about 5 feet from the top of the stairs and the wall so it shouldn't be an issue.

This is awesome. I plan on doing something similar and I've done a lot of different designs in sketchup. Looking forward to the finished product.

Thanks Briggs! I completely understand as I did about 10 different designs before settling on this one. Each of the previous were close but every one of them had something I couldn't live with. I'm very pleased with this one.

The stairs and landing went in today. They finished sheathing the walk up attic which ended up being 44' long and 8' wide because they sent all attic trusses so I should have plenty of attic space. They also set all the doors and windows and finished the roof. I meet with the electrician for my garage layout tomorrow at 6.

I met with the electrician tonight. I got all my receptacles and t8 lights and switches and mini split wiring and such sorted out. Also got all my conduit run for my wall mount tvs. Anyone think I should wire the garage for a tv as well?

All the supply lines for the faucets and toilets were run as well and the tub and shower were put in today.

Jeopardy: with the size of your garage i'd definitely put more outlets and lights than you think you'll ever need. also cable to a few spots if you might have options for a TV or internet.

I ended up with 18 120 receptacles on 3 separate circuits and 23 2 bulb 4' fixtures on 3 circuits and switches so I have multiple options for hire baby are on at one time. Also got 3 240 outlets for the compressor, welder, and eventual mini split. I think I will run a coax line or two down as well now that I think about it.

It's coming. The electrician is almost finished and all the plumbing is roughed in. Insulation is next. Thanks for asking. I'll have some more pictures soon.

Thank you sir. It wasn't a screw up. The plans called for brick but we just couldn't stretch the budget. They ended up having some left over from another build and they wanted me to have brick. The builder is a good friend and I'm pretty sure he has given up the idea of making any significant profit on this. He is really doing me a solid on this place. I think he also likes the fact that it's a totally new design for him.

Ahh, sounds like you have a good friend there. When you mentioned price and that it included septic, I thought you were getting a deal compared to what some have paid. I see why you are getting a deal, good buddy discount. Congrats on that and hats off to your builder.

Thanks! I got a call yesterday saying they were able to swing stainless appliances instead of black for me too. All this after 40' of attic trusses and having to build the landing at the bottom of the stairs. I have no idea how they aren't losing money on this place but I'm certainly happy so far. We shall see how it turns out.

Hey thanks man! I need to update this thread!

So it's been a while since I posted. Things are moving along great. I should be closing before the middle of November. Trim out will start on Friday I hope. The well is in and all of the sheetrock is up. The power line is getting dug tomorrow and wired into the main box. You can see where my workbench is going to end up and I'll be mounting two 4' T8 fixtures on the wall facing down above it. You can also see all the wires for the rest of my fixtures that will be going in.

Happy Birthday to me! I got a tentative closing date of 11/8 so just a month from today. Also got some extra money to use and need to decide on a mini split ASAP (like today). I also need to figure out how I'm going to coat my floor. I was thinking Rust Bullet but I don't know that I can swing that cost. We will see but either way it is coming along.

Yea it's not really an option like that. The mini split I can roll into the purchase price but the floor I cannot because I can't find anyone to install the floor locally. I could do it myself but then the builders can't put it into the purchase price. I'll probably end up going with a little bit cheaper option on the floor and then regretting it later on. I'll figure it all out.

I like it. I think I have my wife talked into building a garage/appt then building a main house when the time comes to build.
