30 x 40 Michigan Build Thread

I've been lurking around here for a while, so I thought it was time for a post. Last October I started my barn build, I've been wanting the man cave workshop for a long time.

Some basic stats...30'x40'x12'...16'x10' door on the front...10'x10' door on the back...metal roof and siding...16'x8' lean-to on the back with separate compressor/generator room...light storage trusses.

First things first, the existing 16'x12' shed had to be removed (slab was broken up later)...

Over the Christmas break my son (he's 13) and I framed in the stairs to get to the attic. He had a blast helping with the framing, good Father-Son time...

Now we need to move on with the interior. The basic wiring and lighting is complete. So I am now in the planning stages for how to finish the interior.

Very nice, I grew up in Clarkston. Whats your head room going up the stairs ? What's the grade door & bump out in the back for ?

I headed off one of the trusses so that I have unlimited headroom going up the stairs. I do have a door added now at the turn in the stairs, that way I can insulated the stair area when I complete the rest of the interior. In the attic I have 6'-9" in the center, so there's plenty of room to walk without bending over.

The bumped out room on the back will house my generator and compressor...so I don't have to listen it it running in the barn. The rest of the porch/overhang will mostly be firewood storage.

Thanks for the Kudos...updates will be coming slowly. I requested the final electrical inspection this week. Once that is done then I have a bunch of 'real' wiring to do before I start insulating.

I am planning to use steel liner panels for the ceiling and also about 4' up the walls, then drywall above.

Looks good and the back room is a great idea. I have mine a back room too but is open to the inside.

If I'm looking at this correct, the stairs are in front of the compressor room ?

mzy4v1, I was wondering if it isn't too personal to ask here but what did you pay for your concrete? Did you have insulation and or PEX(radiant floor heat) laid down before the pour? I am curious, I have a 30x40 that was recently finished and I need concrete. I haven't had any quotes yet. I live in Illinois and I'm sure there will be price differences, I was just wanting a ball park figure. Thank you in advance

Nice build, you're a lucky guy being able to go that high. Here in Rochester Hills, 14' max on detached garages which totally $ucks...my ranch house is 16'. Too bad you didn't put any Vapor Lock in that concrete.:3gears:

Not too personal to ask at all...

I don't have any PEX in the floor, and no insulation just vapor barrier. They poured 4" all through with 2 3'x3' pads for my 2-post lift. So for the 30'x40' and the compressor room 6'x8', was $3,300.

I need to get the outside approaches and under the back porch done in the spring after it warms up.

You are correct, the stairs are in the same corner as the compressor room on the back. Hopefully with insulation and interior finishing the noise won't be too bad.

I just had a 36 X 40 floor in my garage for $6300. Four inch and deeper for my 4 post lift. I thought I got a good deal for the northeast.

So I managed to get out to the barn for a few hours this weekend to work on framing for the interior finishing. I got most of one of the long walls done. The framing goes horizontal on the bottom and vertical on the top because I am doing steel liner panels up to 4' and then drywall above.

I also picked up some Gladiator cabinets and bench (2x30" wall cabinets not shown). These are just the starting point for all the barn storage. I am a ways off needing these but they have been on sale at Sears, so I am a sucker for a good deal.

The storage area hasn't had anything done yet. Basically I have "light storage" trusses. The center span is 12' wide with 6'-9" headroom. I will be adding flooring to the center span only. As it progresses I will add pictures.

You're making some progress,is the tape on the floor, the lift location ?

One other question, is that a door framed in on the stairs ?

The tape is the location of the thicker pads for the lift, yes.

And yes that's a door on the stairs up the the storage attic, that makes it easy to insulate around and isolate the upstairs area.

Love your build so far! Im going to build the same size once the warmer weather comes back. How did you figure the size for the concrete for the lift? I want a lift sometime it the future wont be right away but I would like to get the concrete done for it while Im building. Cant wait to see walls!

Another Michigander here, only about 20 miles from you actually. I am hoping so start a 30' x 40' build in about a month or two and am currently just getting quotes. I was wondering if you would mind sharing the name of your company that did the concrete work. The quotes I am getting are quite a bit higher than what you paid so that seems like an excellent bid! And since I am doing the same size in the same area I am hoping I could maybe get a quote from them. Also, who did your exterior and framework? Oh and finally, I have a father son 99 Jeep Cherokee project going on too! Thanks in advance for any help you can give me.

Thats a vey sharp looking building, nice job! I am from central, MI and I recently built a 32x40 that i plan to start finishing the inside in the next month or two. What are your intentions as far as insulation? Also I noticed the Drummond Island sticker... I took the quads up there last year.. I am now hooked on that place... hoping to build a rig next fall.

Feedyurhed: I give about $5000 and that was a 4" pad 32x40 with a 32x20 approach, small sidewalk, 3x10 approach, and a floor drain. (I installed insulation and pex before the pour myself)

The concrete work was done by WJH Concrete, William Harmon is the owners name, (989)-843-0068.

The build was done by Artfully Crafted Polebarns out of Birch Run, Duane is the owner, (888)-864-8698.

Hope this helps you guys. I still have exterior concrete work to be done in the spring, so my original quote was just for the interior (including the compressor room).

As for Drummond Island, we go every year in June. I am a trail guide for Jeep Jamboree...love the place!!!

I had already decided on the lift I wanted to purchase before I had the concrete work done. So I knew what the foot print was going to be. Then I just drew up a floor plan with some of the major items I wanted in the barn to decide on the final location.
