In 2013, we sold our first home in a claustrophobic neighborhood with tiny lots and an overzealous HOA and moved to a larger home on one acre with plans to build a shop. Nearly 11 years later, the shop is built and only needs final punch list items addressed and final payment.

The shop is stick-built with Hardy siding with a little brick and 14’ walls and garage door. We also added an 8-ish x 30covered porch. It is served with 100-amp sub-panel from the house

I hired an architect in January 2023. He was to design the shop and manage the construction. By July he had completed the design and gotten a first round of bids. With no interior finish out, no HVAC, and generally no extras, the initial bids were unaffordable.

I asked the architect to do some value engineering to see if he could tweak the design and find some savings. In response, he made a half-hearted effort to revise the exterior finishes, remove all windows and reduce the drive and parking flat work and then he quit.

I had two contractors bid the job and they were more than the initial bid, even with nearly a 90% reduction in brick and hundreds of square feet less in parking/driveway area.

I had just about given up when I found my current contractor. He didn’t want to build the shop without windows, HVAC, and fully finished drywall. In the end, we worked out a price that was significantly less than any of the other bids and with a better value.

The final punch list and payment were done and I officially started moving stuff from the garage to the shop. I haven’t decided what I will do with the flooring - whether sealing or epoxying or doing nothing at all. I need to buy a car for my soon-to-be 16 year old son and not sure it is practical to spend a bunch of money on the floor. However, I’m not moving much in right now that would need to be moved out for addressing the floor.

Tool box and 5 Gladiator cabinets have made the move.

The immediate to do list will be to install a smart switch for the exterior lights, install a new satellite in the shop for my mesh internet, arrange an existing 10x20 shed to house my 60 gallon air compressor outside of the shop, plumb the shop air, and hang a vintage 1930s or 1940s Firestone sign.IMG_4767.jpegIMG_4767.jpegIMG_4768.jpegIMG_4769.jpeg

FYI you can choose to insert full image and then we get to see normal sized and detailed pictures. Give it a try the next time you post some pictures

I cleaned and polished the antique Firestone sign that my father-in-law removed from a building he was hired to remodel decades ago and the hung it with my 16-year old son’s help. The top of the sign of the sign is mounted a little over 14’ feet high. The sign is probably 50 lbs or so, floppy and incredibly awkward to handle. However, we got it up and no one died in the process. IMG_4772.jpeg

Like you, we moved from DFW proper to Lucas 7 years ago to get some room. I was lucky in that the property already had a 2,000' auxiliary building that PO was using as a play room. I have converted it to a working garage/mancave/storage area, added 1,200' to it and am planning another 1,200' addition to start shortly.
Good luck with your project - I'm happy with the epoxy floors we have done here.

Hello fellow north Texan. Looking real good! I understand the frustrations. Guys hanging out on a garage forum want it PERFECT. I don't think most contractors are used to that kind of scrutiny. As long as nothing major is wrong I'm sure you'll forget all about the minor issues.

I used the shop for the first automotive activities yesterday. https://www.garagejournal.com/forum/posts/10523080/

Today, I installed one of the MyQ smart garage control hubs on my medium duty commercial Liftmaster opener. The door installer told me it wouldn’t work but it I figured it was worth trying. It works.
I had to install a gateway get my 8500s to work with myQ app. Worth the 60 bucks to have it as I use it daily.

As soon as I announced that the MyQ worked, it stopped closing the door. I reset and reconnected it today and it works. It is kind of a pain being 16 or 17 feet up.

Today I slowly started moving my mess from the three car garage to the shop. I am trying to clean and organize as I go and I have lots of ****.
