Ok, here we go. My wife and I moved into our modest home about 8 years ago. It has an attached 2 car garage which has become completely stuffed with toys and junk. I'm tired of having to move large piles of stuff just to get my bicycle out for a ride, and even more tired of having to wheel my motorcycle out into the driveway for an oil change because there's no room in the garage to work on it!

So, that's all soon to change. We took a hard look at our lot, and found that we had room in a previously uncleared corner to put up a shop. I received bids from a couple pole barn builders, then my buddy stepped in and told me he could stick build a better building for me and come in right close to the same price. We talked about it quite a bit, and I made him provide me some hard numbers. In the end, I couldn't argue with him any more, so we had some plans drawn up and submitted a permit package to the county. 6 weeks later, we had permit in hand and it was off to the races.

First step was to clear some space. This sounded like a job for my friend, Pat.

He left the keys in the machine at night, so I decided to make a mess.

Aha! There he is!

We laid out some simple plumbing for a bathroom in the back.

330276219_iPZrh-XL.jpg

Then we laid vapor barrier, 2" R-10 foam board, and 6" hogwire.

330272669_c9ncB-XL.jpg

Then came the PEX for the radiant heat.

A good pressure test made me a happy camper!

Bring on the concrete!

337361033_TZwdL-XL.jpg

County made me build a 270sf I-Pit for the downspouts. That's $1500 I really wanted to spend...

337365902_UHcPv-XL.jpg

I had to go to work, and I missed the pour. Probably for the best, I would have just been in the way!

They let me lay some pipe. This will take the water from the downspouts to the I-pit.

Two walls, almost ready to stand.

About 8 O'Clock this morning...

I offered to help. They prefer I stay out of their way, and I can't blame them.

Uh, guys? I don't have any insurance!

Western Washington. About an hour from Seattle.

Nice documentation. Good to see another North Westerner here.

Are you an hour N'-S'-E'-W' of Seattle?

You can see where I am. Just about 25 min NE from Seattle.

Unfortunately, progress is going to slow down a bit. I was told this morning the Trusses won't be delivered until 8/4...

I think I would have made use of the trac-hoe to help raise those walls. Looks good so far. Can't wait to see more. What are the walls sheeted with?

Unfortunately, the excavator was hauled off the day before we started raising walls. That didn't stop the guys from getting both sides and the rear wall up in one day!

Wall sheathing... It's not Tyvek, does "WeatherGuard" sound right? T-111 outside that, same siding as on my house.

Well, another week and a bunch more progress.

Trusses showed up, unfortunately I wasn't home at the time. I would have like to have seen it though, because I'm told he lifted the trusses OVER my house with the boom truck. They were too big to ship in one peice, so they showed up flat on top.

348726999_Evshs-X2.jpg

Here's the top 5 feet of the trusses.

348727507_BEiR2-X2.jpg

Let's roll them bad boys up! I guess this was a little bit of fun. There is no framing for the center 14 feet, and the ceiling is 7 feet tall, so standing the trusses was harder than normal.

348726754_xCKSR-X2.jpg

Upstairs storage area will be 14'x40'x7'.

348727641_pBhfB-X2.jpg

Trusses almost finished...

348727925_SAp79-X2.jpg

Yesterday was huge. The roof is sheathed, soffit and vents installed, slab backfilled and lots of general site work and cleanup. I'll get some more pics up later.

Ha! The neighbor was around when we cut down the trees, she liked that part. Then she went away on holiday...

She's not home yet.

I needed a 12' door for my toyhauler, so downstairs ceiling height is 12'6". Pitch is 8-12.

We've got the subfloor set for upstairs, that room is going to be great. Windows upstairs are in, 5x6 in front and 3x6 in back. Looks great so far!

Ok guys, sorry the pics are lagging behind, but so is the rest of the project so tough luck!

Here's the guys starting to sheath the roof.

Ready for some roofing!

My wife, checking on the progress!

Upstairs windows are in, and time to start roofing. This part looked like WORK!

359451897_sukxg-X2.jpg

It took them two days to do the roof, and four to recover.

359455009_DGMCt-X2.jpg

We've made some more progress since then, so I guess I need to go shoot some more pics!

Ok, sorry all, I got behind on updating this thread. I also slowed down with the picture taking, but there's a few. Here goes...

Here's the finished roof:

435955876_Kawee-XL.jpg

Here's the stair heading up, with a bathroom underneath.

435957224_BXpNi-XL.jpg

Time for paint...

435957213_fgK5n-XL.jpg

The color is Mocha, with White trim. I wasn't as happy with it as I had hoped, but it's growing on me.

435958555_TFcjn-XL.jpg

After the paint was done, it was time for garage doors, then trenches for all utilities.

435960044_B7ToV-M.jpg

We had to pump the septic 120 feet to my existing system...

I hired a local company to pull in electrical service from my house panel. I've only got 200 amp service available to the house right now, so we pulled 100 amps to the shop. In the future, I may be able to upgrade my home service to 320 amps, so we buried wire sized for 200 amps and put a 200 amp panel in as well. It wouldn't take much at all to upgrade the shop service to 200 amps if it becomes available at my house.

After they got the panel in, I enlisted a buddy to help and we wired the rest of the garage. Plugs galore, plenty of lights, circuits for welders, boilers, RV outlet, hot water heater, etc... Also ran cable and phone.

Here's Jeff, he helped a bunch with this phase.

435969149_wHGUk-XL.jpg

Ok, then some time passed without any picture taking. During that time, we finished the plumbing rough in, finished the electrical rough in, and insulated the whole building. I prepped the floor for epoxy, but decided it was getting too cold to put the epoxy down on an unheated floor. So, things went on hold for a couple weeks until I could get my radiant system paid for and delivered. It showed up in about 5 boxes, and only took a couple hours to hang, assemble, wire, fill and light off. Here she is...

435970249_JxeP7-XL.jpg

It's a 9 KW ElectroBoiler specifically designed for inslab radiant heat applications. In 30 hours, it took the entire building from 48 degrees to 70, and I had to turn it down because it was too hot to work. Walking around in socks is now a pleasure!!!

Next up was the floor. I've got another thread on this in the flooring section, but I'll copy it here. We settled on Rustoleum EpoxyShield Pro in Dark Grey. I ordered enough for two coats of color. I ordered paint chips seperately because I didn't want the blue mix that comes with the Rusto. I picked a black marble mixture with metallic silver thrown it. I also ordered up the Rustoleum Premium Clear Coating to finish it all off.

Here goes...

Here's the floor after acid etching and filling the cracks.

My lovely assistant, opening the first box.

435970890_EVUgQ-L.jpg

Mix WELL! If you are using a cordless drill, make sure your extra batteries are charged up, you will need them!

My outstanding assistant starts brush cutting the edges.

One kit down!

435972863_U95uw-L.jpg

435972432_iSRmV-L.jpg

End of the first night. 3 kits covered my 36x40 floor, but a little thin. Perfect for a primer coat, but it wouldn't have been very good as a one coat floor.

I didn't take any real pics on day two. That's when we put down the second color coat and the paint chips. It looked about 3X better afterwards. I wouldn't recommend doing the rustoleum with only one coat, even though they say you can.

Day three we rolled out the clear.

This shot does not do the finished product justice. I'll get some better pics later. The gloss is outstanding, it really looks deep.

Well, my problem was that not only was it 120' from the new building to the septic tank, but it was also uphill by 7 inches. So, we just dropped a solids pump in a dedicated vault into the ground and piped it in. It also has a high level alarm that will be located on the inside of the shop.

The system is made by Liberty, I think it might have been this one: Link

I just called the local health district septic inspector and asked him what he wanted to see, he was plenty helpful.

That turned out really nice!

One question...what was your thinking behind running the wall beside the stairs? Why not put the door upstairs and keep the stairway open to keep it easy to carry stuff upstairs?
-not knocking your approach, just curious as to your reason...
