40'X60' Stick built Now with Trusses.

I've been watching the board for a long time, and finally I have something worthwhile to post about. Its a first build for me and as expected a little more money than I wanted. I'm excited, nervous, and so grateful I'm able to do it.

Signed with the builder and pulling permits this week. Its the start of my new garage. Now I have to wait for the ground to unfreeze so it can get started.

I'll probably be adding more detail than needed in hopes to help other fellow people who have used this site as a resource on what has and can be done.

For starters:
40'X60' Stick built with a 10' lean-to on the back (60' side).
I went with the stick build because it will be easier to finish and insulate in the long run. It will be used primarily for personal automotive repair and car building.

The walls will be 2X6 studs built on one row of 8" block on top of a 42" footing. Two man doors with one 12'X'12' and one 16' X 8' overheard doors.

Concrete floor throughout as well as under the lean-to with saw cut joints.

Spread web trusses which were cheaper than attic trusses but should provide some extra space for small storage. It will be finished off with .046 vinyl siding, and asphalt shingle.

Builder is doing the just the building and concrete. Once he is done I'll take over on the electrical, insulation and finishing. Electrical will be done right away, but the insulation and walls as soon as my funds recover.

As far as funds go, because that is a big part what people like see and what to expect. The building without overhead doors will run between 52 and 54K. with the land grading we need to do. I hope to have the electrical and doors all ran for a total under 60K.

As soon as mother nature comes back to Michigan, I'll post pictures as it happens.

I'm willing to take any advice you are willing to offer, and give any that is in my power to give!

I have a 36x56 stick frame...love it. Figure out your trusses...beef up some so that you can install an I beam to serve as a track for an overhead hoist...I use mine for all kinds of stuff. Figure out where lites go...run power, lots of it, everywhere overhead and all walls for plugs and tools and welders. Wire 240 for a compressor and tools too.

Figure out where the workbench goes and put plugs a bit higher on that wall to avoid the bench top and stuff on the bench.

Figure out exterior flood lite locations too.

I have a second floor 1100 sg ft living area above mine...so I have a separate heater...and gas line to that. Hot water heater also...with sink.

Go look at websites. Check out background pictures...lots to learn from those.

Thanks, I'll keep the higher outlet thing in mind.

Eventually I plan to have a loft for about 16' X 40' on one of the short ends with a couple individual rooms underneath. Unfortunately no plumbing at this time as I couldn't afford to get it hooked into our septic.

What part of MI are you in? - also can you give some details on your foundation details and costs ? perimeter and slab numbers?

Nothing fancy about the foundation. Standard 42 inch footing. Slab will be 4+ inches over crushed concrete then sand. I'll try to keep track of the progress and post once I have pictures.

The township messed a few things up and I ended up having to get a variance for my preferred location. It hopefully won't set the start date back.

I am in the southeast part of the state, south west of Lapeer. It was Negative 17 out this morning, I hope it starts to warm up.

Sorry for being slow to respond, its been frustratingly quiet due to the slow load/frost laws. They have finally been lifted and the Builder said they are planning to start next week!

I'll post information on the builder once its all said an done. As of right now, The experience with them has been great.

Bassline, once it gets going/finished if you'd like to come check it out we can arrange that. The preliminary stuff I'd highly suggest is to find out what restrictions you have with the township/county. Don't trust the Township supervisors word if they use a different company/division to actually grant the permits. If you can talk directly to the people who grant the permits as well as the local government.

For instance: I had tried planning this month in advance in case I needed a Variance to build where I wanted. After multiple talks with the township supervisor we determined I would not need a variance. fast forward to after I signed the contract with the builder and he goes to pull permits and they say I do in fact need to apply for a variance which might takes weeks/months.

All in all it was an honest mistake by the supervisor and I have no hard feelings, the township meeting and everyone in the offices were extremely nice. and it all worked out very well in the end.

Also plan far in advance. the good builders are typically booked. and if you need any land prep for the pad if you can get that done a season in advance (such as bringing in more dirt/gravel) it will be better in the long run letting it settle. I didn't do this but wish I had.

As far as the plumbing maybe have them throw the pipe in before the floor is poured, mark it and when you are ready you can utilize the drain with out anything too invasive...

Put a lot of lights in that baby, since you aren't showing many windows on the plans, natural light will be non existent, I was amazed the garage doors with built in windows was only like $90 more vs solid, when I built my building I did windows on the top of the door and a couple in the door, I like the eye height ones since I can peak out when the dogs ears pop up..

Its a no go on the plumbing, build can't'won't do it now. not a big deal for me, I'll add what I can later If I need to. I'm definitely going to invest in some lights to keep it bright. I opted for no windows because of security as well as cost. I would have loved to do some long narrow ones toward the top of the wall, but in the end I'll make due with lights and opening the doors when I can.

I can't wait to see more too! The weather hasn't been cooperating. groundbreaking was supposed to be last Monday, but due to rain it got pushed out until next Wednesday....can't wait to share the pictures.

Finally getting some more progress. Initial thoughts when they looked at the build sire was 3-4 trains of sand... in the end, we will have 15. I guess that's what we get for estimating when there was snow on the ground.

Foundations are getting dug Monday and should be poured and done by mid week. The building starts going up week of the 15th.

This thing sure rumbles the ground. You can easily feel it in the house.





As of this picture, 3 more trains are being brought in Monday to make a better slope to the door.

And then there was blocks and floor. I like how it turned out. I just need to find a trailer to get some fill dirt.....

Walls are up. Tomorrow the Trusses and maybe start the roof. With all the back-fill they brought in this thing looks massively tall....

Had a little hiccup today. came down to miscommunication. Trusses are different that expected, but still workable. What i'm calling the "Lean-to" overhang is just higher than I thought It would be. Its looking good though.

Looks good, 40x60 seems to be a good all around size, not to big not to small.
I just poured footers for my 40x64. I need to get a thread going. I'm using ICFs and SIPs. I too have a lean-too alone the 64' wall.
My family lives in South Lyon, MI is a cool state, I know Detroit is in rough shape right now but it'll come back, that city has a vibe like no other.

Did you change your plan on the foundation or am I not seeing something? It looks like a footing and one level of block on it.

For the Lean to, it will mostly be storage, farm equipment, trailers, tractor, etc.

As far as the Foundation, I've always used Foundations/footing in the same context. I may be wrong in this. What you see is a 42 inch poured footing. Then yes, one row of block on top. I had forgotten to mention the block previously.

If you mean something different i'll try my best to clear it up.

There were some changes in the style on the lean to vs. the original picture. All in all I like it a lot.

Progress as of now includes all the plywood up and roof is shingled. Along with poles in on the lean to.

That is a very large property. I will be watching from Clarkston: a short drive from your slice of earth.

I remember 10 years ago when I was looking for a suitable house in the Metro D area, I started looking at/in Birmingham and kept having to move north until I found the house that my wife and I are in. As the story goes, I could not afford anything with space near work, so I expanded north until I could. Looking back at all of the time/effort/work we've put into our place in Clarkston, I can happily say that I would not change my choice because north oakland county offers space at a "reasonable" price and enough land to build within reason.

Nice work so far. I would be proud. Love the horses!
Any hot-rod cars going to be living in the garage???

The horses actually got real interested in me taking pictures.....


As far as hot Rods. I have a 72' Camaro project that's been on hold for quite some time and will be bringing it into the garage once its done.

The took a break for a while, then I got busy and didn't upload pictures.


The siding guys finished up on Friday. Looks like a real building now. A couple small things for the builder to touch up and he will be done. Next weekend the big doors get installed. Then its time to start putting stuff inside!!!

Spent most of this weekend leveling out the ground/ruts, seeding and watering.

Its been a while. Now there are doors, grass, and openers. Even a few things have made their way in. I love the liftmaster shaft drive openers!!!

At some point you will decide, as I did, that you will need a second building for storage. That in turn will give you the option of closing in the lean to. My friend Marty closed his in to house a combined car washing bay and paint room. As much space as you have, you could turn the rest of the lean to area into a party room with a Murphy bed, kitchenette and 3/4 bath. Place for you to go when it is freezing cold in the house if you get my drift.

I plan to make a loft on the inside of the building with a few closed in areas and storage and 'hang out' space up top. The area down below may possibly be large enough for a clean room/multi purpose room big enough for a car/truck. Depends on the layout.

As far as closing in the lean to. I may do part of it for storage, but it would not be practical in Michigan weather and I want the outside space. If we need more storage there is a 27 stall horse barn that will have a max of 4-5 horses.

Hey! its exciting isn't it? I have 2X6 walls. I'll be doing 6 inch fiberglass in them. And at least 6 inch in the rafters. maybe more depending on how I want to set it up for storage. Eventually I'll have drywall covering it all when money builds back up. I probably won't be able to get the insulation done before this winter, but my goal is before next years cold season.
