Good question on the heating... I have free gas, so probably do it on the cheap initially. I'm up in the air about heating for the apartment. I don't know if it will stay warm by default or I will need to supplement etc.

I've not had any heat in my upstairs of my building. I've just been turning the radiant up to like 74 in the evening just to keep it warm upstairs at night. I haven't really had it get less than 65 in the back bedrooms at night (those nights it was about 12 degs outside). I didn't do anything for heat upstairs other than insulate the ceiling of the upstairs with additional R30.

Can't wait to see this living area come to life. It's been a long road for me these past 4 months, but now that we've gotten move in it's absolutely worth every long night :thumbup: .

Finally got it wrapped up... On to procuring doors. Anyone ordered them online vs. sourcing them locally? I have 10'x10' doors going in a 12' tall front wall. Then the interior ceiling slopes upward at a 4:12 pitch. I'd like to keep the track and door hugging the ceiling if at all possible. I've read threads on here where the track was custom cut, but do they sell it pre-made for specific pitches?

just found and read your thread, wow, outstanding job.

I got a coupla question for you, if ya don't mind... You didn't run your wiring inside the SIP panels, is there an advantage to that? Is there any price advantage to the SIP system compared to stick framing? Did you use the SIP panels for the roof?

Looks good! I just had a local door company install / order mine.. Cost difference was minimal to have them install them and warranty them as well.. (they've been out once already to fix one of the openers though, they forgot to tighten a keyway on the opener.. :( ) hope you've got it all ready for the blistering cold headed your way. :thumbup:

This is a really neat build and I'm really liking the apartment/garage combo.

After reviewing your plans, has the building inspector mention anything about fire separation between garage space and habitable space?

-All walls dividing the apartment space from the garage must be 2hr rated (including the door, the window and the ceiling)

- The entrance to the habitable space also needs to be fire separated from the garage. Due to your current design you will need to change your plan design slightly since the stair leading into the apartment will need to be enclosed with a 2hr separation.

- Your ceiling below the apartment will also need to have a continuous 2hr rating which may introduce a drop ceiling under there.

Others can chime in since I could be mistaken, but this is all according to the current IRC. This isn't criticism, I just wanted to bring this up before you went any further into the project.

One more small note. You may want to consider moving the bathroom towards the back of the building since you might not want to deal with the waste line in the middle of your work space underneath.

Vr4joe... If his place is rural.. which it seems to be.. All I had for an inspection was a township trustee looked at my plans.. I paid $50 for my permit.. Then never heard a single word from anyone after that. . Codes? Where were going.. we don't need codes.. ;)

I just spent the last 2 hours looking at all the progress pics and reading every comment. And all I can say so far is WOW!!! F*#~kin' AWESOME!!

I've just learned a lot more about using SIP panels. Think I will use them for my next build too. Especially after that storm you had.

It's been one COLD WINTER out there. Hope you can get back work on it soon. Looking forward to seeing it done too!

Great build of an obviously well thought out concept. Solid execution, too! If you haven't built the dog house from your SIP drops, why not enclose your compressor, or better yet, fab up a nice ice box/cooler from them?

Hey guys - more to come soon - so sorry for such a long outage - I've been so busy with all things else in life I've not had much time for the garage... I have done a lot of research and am still at a crossroads on what type of siding to install. I ordered the blue metal standing seam roof that matches the house... Lets see... Overhead doors have been lying in the garage for 5 months now - wasn't going to put them up until I got things trimmed out. Blah blah like I said have been super busy with work/home/boys/summer/cubscouts/4-H etc. Going on an off road trail ride trip to Moab UT next week for 10 days - after that I'll be hard on the garage to get it under roof, sided with something, and the overhead/man doors up before snow flies!

Roof is on...

Anyone have experience with apex fiberglass siding? How about any of the new steel siding products?

Bump for siding ideas guys... any experience out there with fiberglass or steel?
I can't help with fiberglass or steel, but I just finished my house in Hardie Plank cement board siding and plan to do my small workshop with it soon, if you should have any questions about it.

BTW, two of the reasons the insurance company and I love it (premium dropped significantly) are due to it bringing my home to an improved fire rating and its significant resistance to hail damage.

Hardie board is nice.... Never priced it but I comes pre colored now also....I went with vinyl for budget reason...Nice building there... I like the design...

Barn steel is forever. Easy to hang.. color choices have come so far in the last ten years too.. and with your sip panels you won't have the noise associated with it..

Finally started putting up the three 10x10 overhead doors today... going well I suppose. ha

Yup - they sent light duty hinges with the third doors hardware kit. Quickly shipped me the correct ones... Now just waiting for above 30deg. Temps to put the third door up & then spring 'em all.

I've read 30 different threads on various forums about nailing the bottom chords of roof trusses to the top plates of interior walls. What say ye garage journal of knowledge???
