Selling my dream garage due to a corporate relocation.:(

Located in Pearland, TX, just south of Houston. Includes a 2500 sq. ft. 3 bedroom, 2 bath house on 1/2 acre.

The garage measures 32x44. When I built the home in 1999 it had a three car detached garage. Later (2005) I doubled the size by adding on to the back. The addition is not visible from the street. I had it completely finished with sheetrock, insulated, plumbed for running water and a toilet, and installed central heat and A/C. It is well-lighted with a couple of large windows and diamond plate fluorescents throughout. Floors have been epoxy coated. It includes an eight foot garage door on the back for garden equipment.

The house is beautiful and any significant other would be very pleased with it. It has been well maintained and includes hardwoord floors through most of the house, crown moldings, etc. The kitchen is large, light and bright, with lots of cabinets and solid surface countertops. The home has a brick patio on back that is quite private, the neighbors in the back are at least an acre away. It is located in a small, upscale community with an Equestrian Center and mostly 1 acre lots. Priced at $270,000, this is the least expensive house in the neighborhood. If you think houses are cheep there... 270 would build a 2000+sf on a few acres here.
nice place, wish i could talk my wife into moving.

If the house sells for what he's asking, taxes will be under 7k per year. Current appraised value is 242k and the taxes were 6,400.00

Are you guys kidding me? What part of this tax is the school's portion? 7K just for tax, how is a man suppose to eat? :mad:

These values are per $1,000 of valuation

Appraised value 242,570 X .026421 = 6408.94.

As far as I can tell, these values do not take into account any homestead exemption values that would reduce the taxable value.

For example, I live in Houston, (a suburb of Pearland ;) ), my dinky little home is appraised at 82,303. HISD (school district) grants a flat 15,000 exemption, then 20% more after that, so my taxable value for the school district is only 50,842. The rest of the taxing districts just allow 20%, so the taxable values for those districts is 65,842. The Houston Community College district only grants a 10% exemption, so my taxable value there is 74,073.

My total taxation rate for HISD, Harris County, Harris County Flood Control, Port of Houston Authority, Harris County Hospital District, Harris County Education Department, Houston Community College and the City of Houston is $2.52 per $1,000 of valuation. With the various exemptions, it's about $1,500 per year.

Even though I've got a lot more people taxing me, my rate is actually less than dmeadow - not by much, but thankfully, I don't have a 250k house. On the other hand, I also don't have a fantastic shop either, I have to rent space to have a shop... Of course, my house note is probably a fraction of his...

There are always +'s and -'s ...

Don't know where all the other posters to this thread live, but The Great State of Texas does not have a personal income tax. They just take it in a different way.

TX has some of the best schools and public services in the country. Houston is not my top pic, but I lived in Dallas for a few years, and you get every pennies worth out of your taxes paid in TX. Also keep in mind that there is no state payroll tax. Also a VERY affordable place to live. You can live very well at $75- $100K annual income.

$1500 for your property sounds very reasonable. . . 7K,for a 250K house no FN way!

If you make the math simple, and say I pay taxes only on 80% of my home's value, that would be 67,200.

Take 80% of 250,000 and you get 200,000

200,000 / 67,200 = 2.976

2.976 * 1500 = 4,464. Assuming the taxing boards in Brazoria County (I think that's where this house is sited) allow the same homestead exemptions, the actual tax bill bill be nearer to $5,000, given that the tax rates there are 12.21 cents higher per 1,000 of valuation.

The website where the house is listed quotes the tax rates based on the assumption that no exemptions will be granted. You're only allowed homestead exemption on your primary residence, and you have to apply for the exemption, it's not automatically granted.

That makes the math a little better.

Teken - what tax rates do you pay per $1,000 of valuation? I'm not asking how much you paid for your house - that would be rude, but tax rates are public domain information. I'm just curious...

I just moved into this new home and have not yet received my notice of assessment. That is part of the reason I am a little worried to be honest.

This city does everything slow, and I mean slow! But, they are good at one thing, if there is a bill, trust me you will get it!

I am hoping to find out what exactly I will have to pay next week. Some people across the street who have a similar style and size home stated my tax's will be around $3300-3800.00 based on a 268K home.

Now, whether or not they assess my house at that price I couldn't say. But, that is what I paid all in to the builder, hence why I am watching closely about this thread and the tax's.

Even though I don't live in the same area, its good to see what others pay, and how insane other parts of America either charge nothing, or charge the owner through the nose!

I appreciate your insight, and if and when I recieve more details about the tax's I will make a seperate thread so as not to clutter this OP's sale.

Sorry OP, but you're getting free bumps!

That is F'n ridiculous. I'm currently paying about $1800 on a house with an appraised value of $214. I plan to fight that when the next bill comes because the last time the house was appraised it was less than that due to the depressed economy...

Try living up here in new jersey....all i get for my tax money is garbage pick-up once a week.I dont live in a exclusive area,just a old town,and my taxes are up to 8 grand a year !!.....and for what ??.....cant wait to get out of here.

With homestead exemption I think we actually paid about $5400 in tax last year (close, wbrian!). Yes, TX property taxes are terrible. We're moving to Raleigh and twice the house has half the tax. BUT, NC has between 6% and 7% state income tax (on the first $60k? not sure how that works, yet).

There are some houses in this same subdivision that are in a Municipal Utility District (not mine, thankfully). The taxes for those homes total over 3% per annum! One house nearby is valued at more $100k more than ours and the listed tax bill is over $11k.

No problem about the discussion, free bumps are good!

Oh, sorry, but the lift is already sold. I do have a like-new chipper/shredder for sale for $600 if you are interested.

You think under 7k in tax is alot? Wish I could be you...

I know I know . . . That is why I left NYC so many years ago! Had this three story house that was supposed to be valued at 2 million dollars etc.

In my mind it was worth like 60K . . . The freaking tax's are insane in NYC! :(
