I haven't had the need to get anything around town today but I would suspect there would be quite a few small businesses shut for the four days here as well.
The local news agent delivers our papers at around 5am in the morning so no issues there.

I have a date installing Andrews new back door tomorrow, it should only take a few hours, fingers crossed, then back in the shed for some QST.

I had a prospective Property Manager for the West Wing that was highly recommended to us call today to complete an inspection and we have another on Wednesday. Looking promising I must say.:thumbup:

So far it has been a top long weekend not getting to excited over things and kicking back pretty much..:thumbup:

also since you said it sounds promising i'm guessing all the spiffing up you and Mrs. 1/2 did really impressed the property managers. did they say they would get you a great tenant, lots of cash and also find one that will also be a good neighbor?

hoping for the best in all of that and sounds good so far.

i'm taking out the front door of our house today and installing one the bought a couple years ago without a frame that matches our garage door. once my BIL and i install it i'll have to paint the frame i had built for it, but it should be a great improvement.

good luck with Andrew's door and i'm hoping ours only takes a couple hours too.

drives, typically around here a Property Manager will charge between 7 - 10 % of the weekly rent.

The lady that came yesterday was from a small but well established firm in Shepparton, that prides itself in personal one to one service. She has 19 rental properties of her own.

It was certainly very encouraging to receive some great feedback on what we have done so far and she offered up some recommendations and suggestions for us in terms of further improvements we can consider to do down the track.:thumbup:

She was very frank and concise in her assessment of the West Wing and also took on board our needs, terms and conditions that we would like moving forward.:thumbup:

I must say I was suitably impressed with the level of professionalism and eye for detail that she demonstrated and certainly endorsed what we knew of the firm in the first place.:thumbup:

I am just about to gear up and head out to Andrews place to fit the new back door, all the best with yours.:thumbup:

And before any one pops the question, I will not be clocking the hinge screws.:shocking:

you guys Down Under rent places by the WEEK? we usually do it by the month and either on a month to month or a monthly payment and a 1 or 2 year lease.

Grandson #3 is due any day now and I really feel for Amy
as she is just really struggling the last few days.

You can structure rental payment as you like, some are weekly but fortnightly payments are the norm from what I understand as this fits in with pay cycles for most.

We are just waiting on the phone to ring at anytime now, even Mrs 1/2 Cup who always has her phone on silent has switched it to ring which is a first..

also after reading your post on the missing keys i thought no 1/2 Cup has a spare key someplace and then HOTFR8's idea of putting a couple wires together came to mind if you didn't have a key.

my door is prepped for removal and i might just try to do it myself, but i haven't done an exterior door in a long time.

my wife is a bit worried that it might look like my bench tops. :dunno: :evil:

We've got a rule against carrying both sets of keys so they can both be lost or stolen at the same time. So far it has worked:thumbup:

A good property manager can make the difference between a good rental experience and a bad one. I've got nine properties and would not have any if I had to vet the renters and collect the rent. I'm too soft, but it is always easier to collect for someone else.

Sounds like you have chosen to have a good weekend with QST!:thumbup:

I can see 1/2 now due to the lack of car keys, sitting back smelling the rose


with a cold one (beer) in the shed. TV on for the Cup hoping to back a winner. :thumbup:

We do love our roses here and they are doing well this year with all the rain we have had there has been plenty of subsoil moisture that has kicked them on well.

The Roses always flower in time for Melbourne Cup. Or so they say.

I did notice Lyndon has had a nice early flush back a week or so ago and I can only put the down to the little difference in climate up there.

We love our Roses, they add a nice appeal to the place. :thumbup:

To be honest they don't take a lot of looking after, throw some fertilizer about a couple of times per year and regular watering and that's it. They pretty much take care of them selves really apart from the annual prune back in winter and Mrs 1/2 Cup dead heading them during the season.:thumbup:

It just so happened that I have some 1/8 stainless and aluminium plate in the Shed Downunder and it just so happened that we have a new plasma at work and it just so happened that our graduate engineer needed some training time on the new unit and it just so happened that I had a USB stick with a "training exercise" on it...;)

He passed the training with flying colours..:thumbup:

Edit The big one is stainless and 12 inches wide and the 2 smaller ones are aluminium and 9 inches wide.

It looks like Amy is into hospital today to get induced to bring on Grandson#3 so we will be waiting, waiting and waiting.:thumbup:

The roses are easy to grow, they really just look after them selves. The climber would be about 15 years old now and I wasn’t going to sacrifice it for the carport build, I just couldn’t do it.

I have done all the brick work for the garden beds and the veranda column myself, the low brick wall is an original part of the home. I have tried to keep everything in keeping with the homes original build.
With the front fence, I had an old school brick layer do that for us, too bigger project for this black duck. I had salvaged about 5000 bricks of the same era and from a dairy that a mate of mine was demolishing some years ago 200 at a time in my trailer over a number of weeks. The lime mortar was easy to clean off and for the most part I did that on site as I loaded them. I had always had an image in my mind what I wanted in terms of a front fence, then I put it all down on paper, submitted it to council for the mandatory application, approvals and permits. I had a mate with a small excavator do the fence footings and give me a hand with the concrete pour.

I have made some tweaks to the drawing template so we will see how that works out today in class# two.

I spent some time in the Shed last night and started the polishing process on one of the smaller aluminium Fords Scripts, it’s now at a stage where I need to hit it with the buffing wheel, the aim is to try for a mirror finish..

Reminds me of my brother getting a piece of land cleared for my dad years ago, and dad getting a letter of thanks form the Department of Defence for allowing a training programme to be conducted on his land.

It included removal of up to a dozen blue gums and the levelling and breaking of the soil.

Now that reminds me there are a number of these programs out there that offer their services to any one that has a worthy project take for argument sake painting the West Wings picket fence, you supply the materials the program provides supervised trainees, insurance cover and the jobs done.. drive away no more to pay. :thumbup:

Interesting to see as a fellow at Chewton just down the road from me has them all over his property flashing in some odd sequence. Reason being you can see them from the road. He also has some rail crossing lights.

I also had a look inside of a controller for the real traffic lights here in Castlemaine apart from a dial up modem to control it was very similar to the controller made for me except the box - cabinet it is in is about 4 times the size.

I have been told the light sequencing systems are real simple to make.

Rail lights I don't have but I found out today that there is a few pedestrian crossing lights from the same source but the purchase will have to fly under the radar so to speak.;)

Controlling these lights is a pretty much standard relay logic across the board, the keep it simple principle applies.:thumbup:

Now I have to do the Mk II version, let the scrounging begin..
