1/2, would your brother let you stick a container or 2 out at his place? Might be able to shuffle some deep storage that way if you and Mrs 1/2 cup end up staying put...

Immediate downside is you will always then need something that you have stored there.

I agree it would take some effort to rebuild another location up to where you need it that met your standard if one was to relocate.

with all those dogs the downside i see is they don't have huge amount of places to run and ****. is there any vacant land next to you to purchase? i bet not because if there was i'm guessing you would have bought it already.

i'm looking forward to a new place to have all my STUFF in one place, but our little rambler with a decent water view is almost perfect size now that the 5 kids have all moved on. my wife just mentioned the other day that we should buy the place across the street where the widow is getting up in age, but i hate the idea of paying for a house to just bulldoze it to get a lot that is still too small.

DLC & All: i'm also guessing those here with 9am to 5pm jobs took maybe 30 minutes to get home hence the Beer thirty starting at 5:30. I've heard it both ways and of course the dependable if you are drinking at 8am was saying that it's 5:00 someplace on earth isn't it.

1/2: one good thing about having dogs and a small yard is that it forces you to walk them. you get exercise, they get to get out of the house or yard, and bonding with your pet is ALWAYS a good thing.

i'm not looking forward to moving either, but would love to have some great neighbors either my age or younger that aren't old or sad and unhappy alcoholics.

I used to sell Real Estate and our slogan was LOCATION, LOCATION, LOCATION, but I think it really should have been NEIGHBORS, NEIGHBORS, NEIGHBORS is where the happiness is. I have great guys and neighbors at my shop and even a barking dog can't get me down much there. I just need more space in our house's garage and would love a detached shop to go to without having to drive or pay rent on.

Drives, We have some fantastic neighbours, some retired and for the most part there is only a hand full that are rentals.

I make a point of getting to know who is who and the right buttons to push if we have any issues in the street with a zero tolerance approach to anti sociable behavior but for the most part where we are we have few issues.

Our location is within walking distance to every where.

So its a great area in terms of location and neighbours, big tick.

The fridge is great and we haven't even discussed the clearance issues so I am just letting sleeping dogs alone

You've got what we've got.

While we live on the main road into town, we are on a service road, and below the main road, so unless some throttle jockey comes into town on the jake brake in the early morning hours - we hear nothing during the night. And we are 600 metres from the main shopping strip, and walking to it takes extra time because we have to stop and talk to all the people we know on the way.

And our neighbour is the retired paramedic commander for this area, who, with his great fiancé (they've been engaged for 15 years.... ) have become good friends. Our neighbour on the other side is the 93 year old widow of an engineer (who - if I didn't have a tool would either lend it, or make it) who sadly passed away about 6 years ago. It's perfect here, until our neighbour decides to move to a nursing home, or she unfortunately shuffles off her mortal coil.

So when our older neighbour determines her future, she determines all of ours as 4 houses in a row will go on the market, zoned for medium density housing

it's not that I have BAD neighbors it's just it's not overly friendly and as you might have noticed I tend to like to talk a bit. they are quiet which is better than other people's neighbors I know, but my house's garage shop isn't big enough. we could go up, but then i'd be around the same people and for the cost I could probably get a new home with a bigger garage if I find the right NEIGHBORS.

it's always hard to control a neighborhood, but knowing when homes are going on the market and letting friends and clients know about them first can sometimes help especially if you know the relatives are wavering on keeping it. when our old neighbors passed for the most part their kids just moved in so not a lot of new blood here. I bought for LOCATION and VIEW and didn't give a thought at the time if I would like or not like the neighbors. just knew the neighborhood was quiet and had a good reputation. I also moved in as a bachelor with my fiancé (wife now) who had a 10 & 12 year old and 3 years later we had 3 more kids (yes without REALLY TRYING) so I was a little busy working and making Costco trips (to fill up the fridge) then to have a social life other than work for a few years.

you mention rentals and Lyndon mentions 90+ year old neighbors and those are the properties you might think about finding friends to buy them. only negative I see to having great neighbors is not having enough time in the shed or shop to start or finish a project.

Mrs 1/2 Cup has a fertile imagination so after I pointed out the issues in moving elsewhere she started looking a little closer to home.

I received a phone call from Mrs 1/2 Cup at work and it went something like this " I have been thinking why don't we buy the house next door? ( the west ) Her rational behind that was we could fence off the rear yard to give us access to the 24 x 24 Colorbond all steel shed with the potential to add another shed if required, rent the home and our Storage issues are solved."

Housing prices around here have stagnated for a while, and it is certainly a buyers market. To that end the current owner of the property next door will in fact be out of pocket some $60K from the original purchase price.


I must say her ideas had merit.

To cut a long story short we signed the contracts yesterday after a bit of haggling and settlement is for the 15th of April.


The home built in the sixties is solid brick construction 3 bedroom, has had the old cement roof tiles replaced with a Colour bond steel roof recently and does need a little cosmetic work however.

It has been vacant since before Christmas and no garden maintenance has been done since.

HOTFR8 the purchase has been a long and drawn out process and has been ticking away in the background for three weeks now and I didn't want to say any thing until the contract of sale was agreed to, signed off and the deposit paid.

We were able to negotiate on our terms pretty much which was a fantastic outcome thanks to our legal people and advisors.

I must admit it is going to change things around here a fair bit for a little while as I now have a list of projects that need completion next door in a short turn around time frame.

The MG F engine build, as you know is on hold until the new billet crank arrives, which will not take a long time to complete in any case.

This morning my son turned up with a solar panel and plastic tub and wants me to build him an E BATH the same as mine. I should be able to knock this over by lunch time.

We have been in a hot spell over the last week and there is no let up insight in the next week of 100 plus temps. I is already 80 at 9 am

Our Conveyancing people are requesting on our behalf, pre settlement access to the property so we can at least make a start on the gardens and lawns as you can imagine there has not been a hose on over the whole summer so they are looking pretty ordinary right now.

Rest assured there will be plenty of updates.

Believe me it will make a huge difference here with the storage. I will be able to swing a cat in the Shed ( no harm to animals intended ) so to speak.

Mrs 1/2 Cup already is compiling a to do list but my first tasks will be to get the garden looking like someone owns the place, a couple of weekends should knock that over.

Next will be the dividing fence between the rear of the home and the garage and making an access gate from the Shed Downunder.

Some of the electrics need a bit of TLC and I would like to bring it all up to code before we take on tenants. This will include new point of supply, new mains, new meter/switchboard, main earth and a few additional outlets and lights.

The home has an NBN fibre termination point on the outside so I need to get the inside cabling sorted as well.

not sure if the lot is still big enough that the house would be on without the garage you want to keep so you'll have to check your COUNCIL'S rules, but we've done that over here and thought i'd mention it.

I can actually subdivide the block in to what is called a Strata Title and sell the home at a later date and that is a relatively simple process.

All, Mrs 1/2 Cup is a real gem she has done all the leg work and all had to do was sign here, sign there x 20 times.

She organised all the pre purchase inspections, dealt with the estate agent, conveyancing people, utilities, water authority and the bank.

There is quite a bit to do in a short time so I need to be right on top of things for when we take possession April 15 so the gears are in motion as we speak.
