Just curious who all here is located in Houston as well? Might be useful for sharing information on places to get materials cheap or get quality work done by someone recommended instead of taking a shot in the dark with someone else...

For example I need drywall work done and can't find anyone that I trust will do a good enough job or show up for that matter based off the phone calls and 1 person that has showed.

I'm located on West Side

I'm in Beach City. We have the same problem. Even had people come out to bid big concrete jobs and they never call back. I was going to build a metal building a few years ago and the company that was recommended by a number of people finally got back with me after many phone calls.....4 months later. I didn' use him. Not using them now either.

Used to live there until 1997, so I can say - Welcome to Houston. Want it done, get it done twice. :willy_nil I can count on one hand the things we paid to have done that were done well from the get-go. Good luck - there's others on here that may be able to help. I'd shop out Tomball way - always had good luck with people there.

Northwest side, Gessner and Clay.

Don't do much in town as I traveled a lot for business. Got 2 little ones now, so I'm at home as much as possible.

Had the same trouble with subs to do my master bath. No one wanted to bid. Think I'll be doing most of it myself.

we lived there for many years when it was a bit more sane but the political crazies and rice racers drove us back to California. We just got tired of cars with neon lights in their wheel wheels passing us doing over 100 mph going in and out of traffic combined with PU's pulling atvs 3' off your bumper at 90mph and you have no place to go to let them by because of heavy traffic. Too many pushy people. Rain and flooding get a bit out of hand at times. Nice place otherwise.

I live in spring- I agree. I needed some work done at our old house (enclosing a loft) and could not get a call back.

I live in Cypress (Fairfield subdivision). Not impressed at all with most contractors here. I tend to do as much my self because of it. There are some good places to get things. For wood Houston Hardwoods is great but not cheap. We have one of the best sprinkler supply places (sprinklerwarehouse.com).

Awesome didn't know about sprinklerwarehouse.com, I really want to install a sprinkler system I think it should be fairly easy to do if I rent a trencher and the quotes seem about double what I think I can do it for, maybe even triple, Only problem is I have no idea how to do it and scared I wont' get the coverage I want. Rainbird has a design service but they charge for Texas and add all sorts of extra code requirements to our systems... Have you ever done one?

Live inside the loop, but don't have an attitude.

I used to have a house in Katy. I put in a sprinkler system...not that difficult, spent more time planning than doing it. You need a trencher, will only take a couple of hours. You can download the planning guides from the suppliers like rainbird.

I live in La Porte and have only needed yard work/landscaping done (when I had my hernia and hernia operation) and had good luck with a guy and his family that were recommended by my neighbor. I called about 5 businesses to see about getting a roll up door put in the back of my third garage in place of the 4 foot window. Nobody would call me back. Seems simple enough, take out window, cut bricks and lower framing, re-frame, install door, re-brick. There should already be a header there I would assume so nothing structural.

:(

Good to see we have so many people here from Houston!

Maybe I should try the sprinkler system, probably need to start planning now and be ready to do this when the weather cools down in afew months, it's already starting to get pretty hot here!

Check Sprinlerwarehouse's website. They have free classes on Sat.

I rented a sniffer from them when i couldn't find some of my valves (landscape guys burried them).

Good luck on the sheetrock.

I had fifteen rental units. I taught my self how to do sheetrock. It isn't hard, compound everything up and sand it smooth until you get bored with it. Mix up whatever paint you are going to use 50/50 with drywall compound and then roll it on with a large knap roller. If you have the rock nice and smooth that's the only texture you'll need.

Jones Rd, 1960 area here. I have a neighbor who does just about everything. Contractor who is originally from Honduras. I'm one to get bids to keep everyone honest. Lived in my home for 30 years in July. So yes there is updates done and to be done. I'm in the process of clearing my garage out to put cars back in instead of using it as a storage room. 3 weeks , 1/3 left to do.

I'm in League City. I do all of my own home repair and maintenance. From what I'm hearing about contractors, it's going to stay that way.

Yeah, done that method... Problem is I need some ceiling fixed and really just hate doing it plus the texture I need to match looks like it would be very difficult to get right. At the rate I'm going finding someone I might just take a stab at it, my other rock work no one can tell it was done maybe this would turn out the same....

I'm inside the city too, 2 miles west of downtown off of Washington in a townhouse. Have a tiny 19 x 19 garage but am willing to make the tradeoff of location versus size for the time being.

Lived in Pearland until a couple of years ago, then got transferred to NC. Now moving back to a rental in the Woodlands until we decide where we want to live permanently. We might even build a new custom home if anyone has any recommendations about homebuilders-- good and bad.

I installed my own using the info at:

http://www.irrigationtutorials.com/

This was before sprinklerwarehouse did their classes. I did buy everything from them and got it done far less than a contractor. I also now know how to repair the whole system. Here is a picture of my sprinkler design.

I had to redo most of the backyard when I put my pool in. It is all sprayers in the back now.

Dang Steve, that looks really good! Wouldn't be able to trade beer for help drawing up some plans huh? I'm not the slightest bit scared of the grunt work just nervous I wont' get my design right.... If you don't mind me asking about what did it cost you and how many zones do you have?

I have 7 zones (picture below) and the total cost including some laborers was like $1000. I also used higher end valves and rotors than the bids I got. I think the total cost of parts was like $600 or so. I am not 100% sure but I recall the bids being in the $1800 range. I have since converted zones 4 and 6 to sprayers becuase I installed a pool (picture below). I am sure that would have cost $800-1000 to repair and redo if I had a landscape company do it.

As far as the drawing it is not that hard. I used visio and they have irrigation objects. The key is getting a good survey to work from. I had one so it was easy to translate that to a layout. I made my life easy and just used 1" pipe everywhere with 1/2" "T's" for spray heads and 3/4" "T's" for the rotors. The actual layout and pipe install is easy. It is all the digging in the hard clay that is difficult. Also tapping the main line going to the house was a bit scary but not a big deal. If you have any questions or need help with that diagram, PM me.

I'm in Cypress also. I've been here lurking trying to get ideas on a garage I want to build in the future. I do most everything myself also, but a garage is too much for me, don't have enough time off from work. As far as the drywall goes, I might be able to help you out with a contractor for that if you are still looking for someone.

While I'm here, does anyone know of a good garage contractor here in Houston that is honest and reasonable? Just looking for quotes currently, not ready to purchase.

Thanks!
Eric

I'm currently in Missouri City (Sienna Plantation) but moving the Manvel (288/518 area) in October to a bigger house and bigger garage! :)

I will need to learn or contract for sprinkler and drywall also. Some basic wiring in the garage for sure.
