Made a bit of progress today. I got a load of gravel for the floor and around the posts and staked out the posts. I then managed to get 6 of the 14 holes drilled. The weather then turned for the worst and I packed it in. Sorry, no pictures, I'll try to take some when I get back to it.

On a side note, the inspector stopped by today and said that they were wrong when they told me that I had to move it over. It would have been fine where it was (which is what I thought all along). But, what's done is done.

On the plus side, I put this version of the shed 10' from the property line so I have a place to put our travel trailer.

Wow! You tolerate stress well to build ,take down and the they tell you they were wrong to make you move it. I think I would have blown a gasket.
Been watching your post an d you do we'll for one person. I have a 24x30x10 ft wall garage for my shop and I also did a lot myself. Looking good, keep the good attitude. I'm not that far from you. Im in niagara county ny. Where abouts are you in Ontario?

It looks like everything may be on hold for the next week due to Hurricane Sandy. We're supposed to get 100 mm of rain and 100 km/h winds tonight. Hopefully things clear up after that....

sapcpo - I'm in Hamilton, ON, which is about 30 minutes from the Niagara Falls border. Sounds like you guys are going to get hit good tonight too.

Kevin, we got really nothing to speak of where I'm from. Just rain and the wind was not to bad at all. No problems. Now if you go east , the have lots of problems .. I know where Hamilton is , and not. To far at all.

We're back in business! I thought this week would be a write off, with all the rain we've received since last Friday. However, on Wednesday I got sick of looking out the window, and I got out there and continued on.

I had to clean out the six holes that I had drilled as they had backfilled with mud. I then drilled the rest of the holes and yesterday I got 1/2 of the concrete in. The inspector came by and passed me on my holes inspection. I won't see him until I'm finished as he just wants to do a framing inspection next.

Its not much, but here's a quick pic:

I've had a pretty productive last couple of days. On Friday I finished the concrete and set two of the walls.

Then yesterday I set the remaining posts. This build is a little different (better) than the previous one. I have 5 posts on each side wall (as opposed to 4) on 6 foot centers. Also, the front door will be centered. I'm hoping this week I can finish the girts and possibly get the trusses up by the end of the week!

Stink about them making you take it down and redo it, but you should be proficient at setting trusses now :) I will be following your progress!

Please don't take this the wrong way, but Im trying to figure out did you know of the set back laws and what not before starting the building and just chose to ignore them and maybe you will be able to avoid the inspectors for the rest of your life or did you think it was legal and that you didnt need a permit and were mistaken? I just ask because reading through the thread, it sounded like you knew it was wrong but chose to do it anyway, then became a little upset when you were caught doing what you knew was wrong....again, not trying to start anything, I just had a hard time understanding what happen here....and maybe things are a little different "up there" then they are around here where you don't dare add a porch to your house without double and triple checking all your ducks are in a row (permits, locates, etc)....which reminds me, im guessing you also didn't get locates before running a 15" auger in the ground either? again, maybe things are just different on the other side of the border...

Nice progress AGAIN. I cant wait to see how this turns out. A question for you, what is your plans for the "grade" in front of the garage? Looks like with the sloped yard, water will run right into your shop. I have the same issue and just plan to place my garage doors on side entry instead of the end. I will be running my building with the end facing up the yard just as you did though.

You are a very patient soul, wow, I'd have blown a gasket or twelve having to move it in the first place, then being told where it was originally was OK? That inspector might have needed extensive dental work.

I've made some decent progress this week so far. On Monday and yesterday I put up the beams and some of the girts. When I was in the holding pattern with the permit fiasco, I had fashioned a jib crane for the tractor. It has come in real handy this week. It was much easier than trying to muscle the beams into place like last time...

Then today I finished up the beams with the carriage bolts, cutting the tops off and I moved on to the trusses. Once again I used the jib crane, and it went much faster than last time.

Neel - to answer your questions. Yes, I did know about the setback laws, which if you look back, you'll see that the permit office initially were mistaken about the 6' setback. But by then I had dismantled the old building and was ready to start fresh. It turns out that where it was would have been fine, but what was done was done.

I initially didn't call the permit office for a couple of reasons. The first being that once a permit is taken out on something like this, this city reassesses our property taxes. This shed will likely add another $500 to our annual bill. I don't know if other jurisdictions are the same, but I find this whole procedure preposterous. The other reason that I didn't put in for a permit is simply because no one in my area does. I live just out of town and plenty of my neighbours have built similar buildings or decks without permits. Most of the people on my street were floored that the city actually came out.

That all being said, I do feel a little foolish because of the whole thing. It was my fault, I should have followed the rules. Now, looking on the bright side, there were a couple things about the previous design that I didn't like - such as the offset door, etc. So, I'm using this opportunity to correct these things.

Regarding the locates - I had those done for the geothermal 2 years ago, and it was all good.

Jteam - after the winter, I will likely regrade and install tile to divert the water from the front of the shed. I was also thinking the same thing, but this is the only spot on my property that I can build, so I'll make do with what I have.

Kevin, ***** you had to restart the process, looks like its going right along now, though.

I have to say, if the inspector told me I had to move the building, then came back afterwords and said he was wrong, I think I might have just made him a permanent part of the floor of the new shed.

But thats what I like about where I live, I can build anything I want on my property, no inspections, no permits, etc. Only things I have to worry about is calling for underground utility locations and stay 12 feet from the road, other than that, I can do anything I want, we don't have inspectors, codes, etc at all

My brother in law came by and helped me out today. We got half the roof sheathing done when the weather turned really lousy with wind and rain.

Got some more sheathing done today. I also framed in the door and window on the west side - you can't see the window, as I'll cut it out when I'm ready to install the actual window.

I got some clean up done around the build this week, including moving that darn wood pile again (hopefully the last time...ever). I also got another load of gravel to level out the floor.

I managed to finish the sheathing of the walls yesterday and I framed in the front big door. I also worked on installing all of the truss ties, but I ran out of the N10 nails. I have to help family move today, but maybe I'll get a couple hours in this afternoon.

hard to tell in the picture you have, but something you may not be aware of is-don't cut a sheet of plywood/osb to only span between two trusses. It needs to cover at least 3, and this especially true when using 2'o.c. spacing. The reason is that the piece spanning only two trusses will/can sag.
Are you using plywood clips?
Also you need to stagger your plywood end joints by at least 2 framing members, ideally 4'.

Impressive all around... your patience with the set backs, jib for your tractor to raise up the materials, and just persistence in general :thumbup:

...that video....... what a job. Reminds me of half the things I did on my own house... what should be a 2-3 person job and I'm there alone using 2x4 "arm extensions" and short prayers hoping I keep things from collapsing :lol:

Ok I understand now. thank you for taking time to explain....it does sound like things are way different up there...adding $500 to your tax bill would be CRAZY! The whole yearly tax on our new place is about that.....that's with mortgage and homestead deductions and what not though....

My brother in law was able to help again yesterday afternoon and so we finished the roof sheathing and installed the soffit extensions on the front and back. We did run out of daylight to trim the east side of the roof, but I'll take care of that today. Thanks for the help Braden!

I was then able to line up a roofer to come today and install the roof, thanks to a friend of mine who is a custom home builder. The roofer showed up this morning and got started first thing.

The roof is coming along nicely. Yesterday the roofer got the west side done, and he should have the rest done by noon today.

However, I had a small mishap yesterday and fell off a ladder. No real damage done, but my right foot is pretty sore. My wife is trying to tell me that I need a break, but maybe I'll be able to distract her and get back out there today...:Freak:

hpw - thanks for the info. I did use the clips, but you were spot on about the spacing. I've added some blocking under two spots on the west side where the spacing wasn't what it should've been. Thanks for the heads up. The east side is much better, with the proper staggering, etc.

On Thursday I managed to frame and and sheath the back wall of the loft area (took this pic on Saturday morning).

On Friday I spent most of the day grading around the barn to divert water away from the front and along the east side. I will need to get some topsoil and some more gravel to do this properly, but for the time being it is pretty good. I then framed in the front wall of the loft, until I ran out of daylight. The days are getting really short! (also took this pic on Saturday morning).

Yesterday, after waking up to freezing temps and a dusting of snow, I finished sheathing the front wall, but I didn't get much else done as we had a family commitment for most of the day.

For this year, I am planning on installing the man door, garage door (probably just barn doors for now), cover the soffits, wrap the exterior with "Tyvek", and install some electrical inside. I'll finish the rest come spring.

Progress is slowing down a little, probably because of the cooler temps and shorter days. Anyways, I installed the man door this week and built the barn doors for the front. I'm hoping to install these today.

I've got power! I spent the last couple of days wiring a couple of sockets and lights up. I currently only have 110 running out there, as that is what was there already from an old floodlight the previous owners had set up. But it will do for now. Sorry, no pics...
