I am looking into building a similar size, thank you for sharing this build. What are your plans for insulation and HVAC?

Good questions, the trusses don't leave much room for blown in attic insulation so I'll probably be pushed into kraft faced bats with metal ceilings.

HVAC, I'm looking for every excuse to only have a mini-split out there. I know that heat in Minnesota winters isn't ideal with them. But I like the idea of not having to run gas out there and I'm not living out there so I really don't need it to be 70 degrees all the time.

This is the basic approach that is a great template for anyone building a detached garage. I like it quite a bit, thanks for posting it. My problem is I need 32x32 and that ***** :(

Yea that's going to be a little bit bigger than mine, but still a similar approach. You'll just need a few more guys and and equipment to set the trusses. Pending you tackle it yourself, of course.

Something that size I might consider just forking out the extra money and watching it get done astonishingly fast.

Snagged some pics of my amateur soffit work. I got one gable end done yesterday morning and am taking a break the rest of the week. Getting pretty burnt out and in the interest of actually finishing this thing I need a breather. Thankfully since it's dried in now, I'm not terribly worried about anything at this point. Still waiting on my windows and service door anyway.

Is this the first time to install soffits for you? To save trips up and down a step ladder I made a platform from some scraps I could position between two step ladders. Granted it was only 3-4 feet high.

Further planning down the road, will you install rain gutter and downspouts? It’s hard to see if there iF there is drip edge installed too.

Yes it is! I think I'll probably try and do that on the eve sides tbh. Although that seemed to go pretty quick there, the gable was tedious. All told though I'm only about 2 hours in on soffit. I would think I'll have it licked in another 4 hours or so.

There is drip edge installed, but no plans for gutters unless I notice significant splash issues on the siding. Wouldn't be concerned with vinyl but maybe I will be with LP.

Took the weekend off on the garage to tear out my deck. Ended up taking about, 5 total hours. I put in a good 3 by myself, then had 3 buddies show up and make quick work of the last 90 minutes or so.

I spent $70 on a "Deck Demon" demo bar and that was money well spent. Made ripping up the boards much easier. Still tedious and laborsome, but saved me a half day or so I'm sure.

I also needed ALL of that 20yd dumpster, managed to get some trash materials from the garage build in there as well but she's full.

Found some rot on the rim joist under one of the patio doors, I'm sure it was never flashed properly so I don't think it's all that surprising. I called my guy that did the roof on the garage and he's going to come take a look at this this afternoon, I don't anticipate a terribly high bill to replace that. I'll probably have him put ledger boards on and flash everything properly all in one fell swoop.

I got 90% of the soffit and fascia done yesterday, had to make a run for more materials but should be good now. I have about half of the far eave side to do yet, which should only take 30-60 minutes tops. I've really got it down now, just in time to never do it again!

We might head up north this weekend so I'm not sure I'll make any more progress before then but we need to get out of town for awhile, got the COVID blues. The windows and the service door are in so I'll try and pick those up before we skip town.

Yesterday and this morning I got my *** back in gear and finished up the soffit and fascia and hung the two gable end windows. My cousin is pouring my patio and he won't be around until Friday or Saturday, so I'm hoping to get the siding ordered and the door set by the end of the week.

The door has a black composite frame and Menards doesn't sell black drip cap. So I also spray painted the standard brown steel drip cap black this morning. Should be ready to pop in tomorrow. Flashing detail on doors is a bit simpler so I'm hoping that goes a skosh quicker than the windows. Which took me about 90 minutes this morning start to finish.

Got, all of my siding ordered for delivery today sans a couple of battens. I'll have to make a run to grab the last ones once I need them.

Apparently there's a materials supply chain issue going on with a lot of building materials right now. Combination of increased demand and COVID I think. If Menards would've had to order my materials they'd have been out 6 weeks. But I was able to find a different store that had everything but a couple of the batten strips. Ordered on Tuesday for deliver today!

Rain and hail coming in tonight so the patio is on hold as well. Should form tomorrow and probably pour on Monday/Tuesday. Hopefully get my door set this weekend so I can get to siding next week. Slugging along but we're getting there.

Thanks! Ultimately that's the driver for the immediate need. This is going to be a workshop that will grant me more storage space in both garages in the interim.

I think it'll eventually be cool to pop a little lean too off of the back to keep the implements in. I have a 3pt blade, snow pusher, aerator, pallet forks and a bucket for my 1026r. Hell I'd park the tractor in the lean-to in the summer. Just something to keep the rain and snow off of those things and out of sight.

Just thinking out loud, but if you plan for a lean to on the back side, maybe consider framing IN a door frame now before the siding goes on. You may need access to something in the lean to without having to dig your way through the snow in the middle of the winter.

There’s been several thread here about overall shortages of building supplies and huge price jumps on certain materials.

I'd have a hard time sneaking that past the inspectors and I don't think I'll have any issues keeping it plowed out anyway.

But thanks for the suggestion!

I didn’t even think about the inspectors.

I assume they will be by for a final when whenever everything has been completed.

Yea, they've been here 3 times so far for Foundation prep, slab pour, and framing/bracing/roofing prep. One final once all the siding is done and the doors are on.

Got my service door in last night and started on the siding this morning. Got two panel hung and...boy was it kind of tough lol.

I'm going to try and get a buddy to help me this weekend. I think it would move SUBSTANTIALLY faster with another set of hands.

Would the inspectors have to be back for lean to’s?

If not I definitely would wrap the three sides except the main big door. Would transform a decent little nook to look at that!

Technically, probably.

But I doubt I'll pull a permit for that, and that's kinda the plan. Not sure I'll completely wrap it though, maybe just slat boards or something.

Got a little work done on the siding the last few days. I'm pretty sure the trim will go quick, but these panels are kind of a bear by myself. I've got, maybe 4 hours or so in and I'm roughly 1/3 of the way around the garage. Granted I've done went around half of the windows and doors.

I had the wife help me hold a couple of panels last night and it probably saved me 30 minutes, they're just a bear to wrestle to level and even with the previous sheet by yourself and then get nails in at the same time. I have one too few hands!

I did rig up this little guy, which I affectionately call the panel-jack 5000. I can set the bottom edge of the panel on the short end, the two screws hold it in place, and I can step on the other end to get lift on the panel. It definitely helps, but it's not substitute for just another person.

Yea I'm going to get help for the gable ends for sure. I just want to be as done as possible with the bottom row so when I do scam some help from a buddy we're ready to rock on the high stuff.

Satellite maps

Friend got 4 estimates to have a new roof put on his place. None of them stepped a foot on his property, all of them did an online quote.

How would they know if it appeared in a year or two? Nosy neighbors Or regular drive by /flyovers on the property?
Exactly. They'd have to randomly do a drive by, which could theoretically happen. But I doubt they'd put it together, they're so busy they can barely make the inspection. There's no way they'd remember a year later.

And I asked my neighbor already, he didn't care a bit.

For estimates sure. The city isn't hunting down code infractions though. And they're usually a few years out of date.

Fairly productive weekend on the homefront. We got our patio poured Saturday morning, along with a diamond cutout on the driveway that was decorative gravel(pain in the *** when plowing) and filled my ballast box.

Got my *** out of bed this morning and finished up the last of the full sized sheets along the windows and door wall. With any luck and gumption this week I can be fully sheathed in the next week or so.

Made some good progress this week with the bulk of it coming Saturday morning. I had a buddy help me with the plain wall and both gable ends. We were able to get all of the sheet siding done, along with the corner trim, gable band boards and soffit trim around the whole thing. I put in another hour or so and finished the trimming out the windows. I'm hoping to get the trim done within the next couple of weeks so I can get it painted sooner than later.

Side note: I have a pile of siding material I'm going to need to return, few extra panels and probably 8 or so 5/4x4x16 trim boards I'd like to get returned before I leave for a golf trip Labor Day weekend.

I feel like that's going to be a task in and of itself. I'm also going to be short some batten strips so I'll need to pickup a few more at some point as well. If I can get the garage doors trimmed out today or tomorrow I will have used all that I need and can return what I didn't use.

Thanks!

Obviously, with everything, it will have gone over budget. But it'll be nice to have and I still should be under $15k to complete the shell.

Insulation, interior, HVAC, Electric will run that total up a bit more. But it will be a really nice space to have.

I was gone over Labor day on a golf trip but got back to it this last weekend. The guys I was hiring to replaced the rotted rim joist under my patio doors finally showed up and we worked through a solution to replace most of it with AC2 treated wood wrapped in trim coil. Gives it a psuedo-foundation look since there's not much block above the patio. I hate that they used to build houses right down to the ground or damn near. If I ever build a house the foundation is going to stick up a foot or more, I don't care how stupid it looks.

Anyway, got the steps done Saturday morning, with kiddos on the way I'm really glad the old deck is gone and this is mostly done. Sans landscaping clean-up and fencing. I'll probably do a nicer wood fence for the last bit if time permits. If not it'll sit like this through Winter. Which is fine too.

With the patio in working order I got to work on the batten strips.

Since I used 8ft sheets there's a 14" section above some z-flashing on each wall. You're supposed to cut a weather-relief joint at a 22.5-45 degree angle slightly above the z-flashing where all battens cross over it. I ended up doing this on all full length pieces because I could cut them all at once and go around and cover like 80% of the building in the bulk of the batten strips, then come back and cut a bunch of shorter pieces to finish the rest of the strip.

Confession, I didn't do this on partial pieces above doors and windows. It's not actually done on my house and necessity is questionable. But, since it actually saved me a lot of time on the full length pieces I did it. Actually got most of this done in 4-5 hours total. Hopefully finish the gable end and caulk doors and windows by the end of the week!

All of the batten strips are done. Thank the lort! I'll caulk everything up in the next couple of days and hopefully the painter will be here within a week.
