Maybe a spray foam/traditional insulation combo. I would want spay foam between the living quarters and the garage portion for an "extra" seal.



Installing a ton of the smaller crossmembers and facia pieces and finding multiple issues with holes being in the wrong place and some missing pieces. Armstrong Steel gets away with a lot of this by stating on every blueprint that “Field modifications may be required”. I get it within reason but there is no recourse on them making it right![]()
Now have complained enough to them that there is not much of a chance of them sending missing facia pieces. Does anyone know where I can purchase a couple of 17’ 11” 6/12 pitch galvanized facia pieces?
Also I finally got back a quote yesterday on spray foam insulation for R-35 on Roof, R-25 on walls and R-19 throughout the shop. Put down your beer and have a seat ————————————-$42k—————————————-REALLY? Is this normal as I can buy the complete banding method for under $10k but of course then requires labor for us to install.
Jeeze, you could probably frame the entire structure with 2x6 stud walls inside the steel & install R30 rockwool for that.... Loving the drone shots! Adds a whole new perspective of builds on here. 
Shorty, massive green tinted glass windows with aluminum frames to match the roofing color and to show off the view throughout the shop and home. Don’t even want to think about the cost of them as most are custom build to fit and must meet the California energy codes.
In addition to that are the 3 glass garage doors with one in the living room and two for the garage.

I just ordered my three glass garage doors, in the same colors as the picture for garage but in clear glass for the living room. (2-18’X14’ and 1- 10’X10’)
The issue was the variety of pricing that would stun anyone. The first quote I received was for $78k. Don’t know what people are thinking outside of them wanting to absolutely take advantage of people who are not in the know! I am so done with dealing with idiots!
I get it that these are high end doors but in the end because of persistence,I was able to purchased the same brand of title 24 energy efficient doors for under $28k.
If your not part of the rich and famous take your time to investigate pricing. It will likely pay you off in the long run.
Ultimately $50k in the buyers pocket that instead of went into the pocket of a high end car salesman! F that!
