Barndominium Question

Hello All,

First time poster. Apologies if this is the wrong place to ask. I am building a barndominium all red iron. When we poured the slab we ripped a 2x4 and nailed it on the inside of the concrete forms to create a ledge for the sheet metal. We did use a rotary laser level for the height but I have noticed some minor imperfections.

Would anyone recommend using a piece of base trim all the way around or should we just set the sheet on the concrete?

The sheet metal is not the sealing material. That is accomplished by the angle iron that is sitting on the slab, hopefully with a mastic or compression seal under it. The sheets screw to that at the bottom. The ledge you created is good for keeping water from ponding and seaping under.

Thank you! I was thinking of using a house wrap then using a tape like Siga Fentrim to tape the bottom of the house wrap into the ledge of the concrete. Then I would put the base trim in the ledge and then sheet metal on base trim. Thoughts?

I don't think the bottom of the skin steel should be sealed at all.
What's the rest of your wall construction like?

Also - it seems far too late in the process to just be making **** up, AFTER you've already cast a what is effectively a brick ledge in your slab. Didn't you already have your design figured out before big money started getting spent?

Maybe there is some misunderstanding. I attached a picture of the concrete ledge.

The original plan was to just set the sheet metal in this ledge but I am curious if I should go an extra step and also use a piece of base trim that sets in this ledge and then place the sheet metal on the base trim.

Are you not going to use rat guard?
I use rat guard and base trim interchangable but I posted a picture above of the concrete ledge I created so I am curious if I also need to use a rat guard/base trim in the concrete ledge.

I agree with racecougar, rat guard would be good to set your tin on. What does the manufacturer of your materials recommend? They are the experts. Did you purchase a package? If so, what do the plans call for? Personally, I would use trim of some sort, for flashing and reduction in air filtration too.

Assuming you're using R-panel or the like (some form of corrugated sheet), you need a means of closing the bottom, like rat guard and foam closure strips. As rayra said above, this is typically all planned out and detailed in your drawings before any forms are set.

All the plans have is a “sheet ledge” which is what I created. I am not seeing anything about a rat guard. I am reaching out now. Thanks for the help!

My shop design calls out a brick ledge in the foundation with a rat guard/base drip edge trim (whatever you want to call it) that sits on the ledge. It specifically calls out the wall sheeting NOT touch either to maintain the edge creep warranty.
