The building has landed!
No pictures today, but the building has arrive from Mueller. Today just getting all the material sorted and staged. Tomorrow the structure starts going up, assuming the lightning stays away! Rest of the week looks pretty good for weather and the windows should arrive just in time.

Next week I start step 1 - tree clearing. Having a cedar eater come in and remove all the cedars (under 19" diameter at 40" height) from my 2.7 acres. They will mulch and rake the cedar remains. There are some gorgeous oaks on the property that will be visible once all these damn cedars are gone.

If you have any trees being removed big enough to leave a substantial stump, I have heard you want to yank the stump so you don't end up with an organic blob under your slab that will decompose and leave a weak void.
But the run-of-the-mill Ash Juniper (that most people call cedar bushes) aren't a problem for that. Basterds just **** up all the water and nutrients from the soil to generate allergies. Kill them before they breed!

Where at near Bastrop? I'm out west, near the intersection of 969 and 1704. Big tan 40x60 Mueller out back of the house with a large Texas star on the front.

I went with 3 car doors - 2 10x10 centered front and back, and a 12x14 on the end. 2 post lift is by center rear door.

Nice! I'm across the river from you, off of 71.
The frame, purlins, and most of the girts are up today, so the door frames and base angle are next. Should be dried in just in time for sunny and 100F afternoons. I need to narrow down what I want for AC Real Soon Now.

I don't know how much "throw" the mini splits have... I was thinking I need at least 4 just to cover the volume.. or a lot of fans to move the air around

Friday the lean-to framing and purlins went up, which is the last thing needed to put on roof sheeting. Back porch columns are up, but not the frame yet. Next week will see alot of progress. (Also electric meter socket is in, so I roughed in my gate opener underground feeder this morning. Couldn't get it wired into the panel yet since I just notice the breaker I pulled from the 15A bin at HD was actually 30A. Wish I had a quarter for every stock item I have put back in the right place for them over the years.) :lol_hitti

We are also building a shop and supporting the local economy. We have been planning for 4 years and just happened to have it planned for April. And pulled the funding in late Jan (also blind luck, but still feels good). I will be following your build. Maybe it is not too late for me to get a few more ideas :)


Despite half the world stopping around us, I got my development permit last week, and next week we break ground on our long-planned 40x60 metal building.
Framing-wise, it's actually 40x80, but 20' is open carport, and we're adding on a 12x60 lean-to on one side to contain a bathroom and utility room and shelter for a RV or toy hauler in the future. Since the county has a minimum septic tank size we might-as-well'ed ourselves into having a shower and an RV dump.
A sink in the corner of the shop could allow for building a small kitchen if we end up spending some nights there.
To that end, and to provide a nice spot for drinking a cold one at the end of a day I'm including a porch on the west end.
Planning on a 2-post lift pretty much dead center for most work, and allowing for a couple 4-post lifts if I manage to get enough cars to need the storage space.
I've planned plumbing and the big feeder circuits under the slab, and I figure I'll do the branch circuits myself to place a few dozen 4' LED 2xT8 fixtures and plenty of 120V outlets. I already bought one LED fixture from sueprbrightleds.com and replaced a 4xT12 in my current garage that was failing. Wonderful light, I'm really happy with it.

So far I'm $20K in with permits, a water meter, electric service, septic engineering, survey work and the deposit with Mueller for the building.
Things really get rolling with around $100K to the contractor and another $30K to Mueller on delivery. I figure on another $40k in fixtures and interior finishes and God knows how much for the parking pad and driveway so it's a good thing I sold stock before the market took a giant dump to pay for all this. I'm really happy that money didn't just go up in smoke with my 401k and I get to keep a few local businesses running for a couple months! Blind luck is better than none.

It's nice being outside city limits so I can have floor drains to wash a car in the glare of summer or cold of winter. NDS has nice 9x9 boxes that accept a filter cone so I don't drop grease or sand down the pipes. The slope of the land means a french drain along the South wall to keep it dry.

From years of reading this forum I have a pretty good checklist of things to look for before the concrete gets poured.

Over the weekend I stuffed all the electronics I'm putting in near the gate into a weatherproof box. Most of the volume is all the little low voltage wall transformers! If I get ambitious I'll hook up a DC-DC converter to make all these off of the 12V battery in the gate opener so it will be less bulky and actually work if the power goes out!

I did save one step. I replaced the battery holder in the gate opener keypad with a little power module I found on Amazon so I won't need to put batteries in it!

3 sides done and the bathroom is framed in.
The main electric panel is in and I almost finished running power to the gate but got caught out by a downpour so I stopped digging in the mud to get lunch.
The next week isn't looking great weather-wise, but if they can get the roof on by Tuesday then the bathroom work and electrical roughin can move forward.
Still need to get the meter loop hooked up...

Building shell is pretty much done now! Still have to get the roof on the porch but should be able to get the garage doors and sprayfoam in. Also have electrical and plumbing to do before the bath finishes can be done.

The loading dock height is perfect for my truck!

Looking awesome!!!

We are dealing with the crazy neighbor lady. She has filed complaints (because we cleared cedar's) with every city, county and state agency and I estimate has cost me about $10K. The latest is according to the city (Austin) is we need erosion control before we plant grass - wtf? grass is erosion control. Are you ready- for the ditch along the street where we didn't remove trees.

People complain about HOAs, but having good neighbors trumps all of that. Sorry about your troubles.I guess they're worried about the seed and starter fertilizer just washing away? Other than doing $od, I think there are some net-like systems that aren't too expensive. I see them use it on roadsides. For that matter I see TXDOT do hydromulch on pretty steep slopes but now that I think about I don't think I've seen that done in the city.

Hehe, the difference between Bastrop and Austin. I was born and raised in Austin, but we moved out to Taylor about 10 years ago, the old home town just changed a little too much for me, instead of people talking to each other to solve problems, they started going directly to the authorities, and the authorities have put regulations on top of regulations.

Anyway, enough of my Austin rant...that building is looking great. And even painted red iron around the openings? Professional job.

All the red iron is still red. The blue trim is prepainted from Mueller and hopefully as maintenance-free as the factory finish on the panels. There are a couple columns on the carport out front that I will need to finish myself. I'm thinking clean them with mineral spirits to degrease, prime, sand, and maybe prime again, then a good finish coat matched to some scrap trim.

Nice, usually the trim just goes behind the red iron, looked like there might have been a parting line. but trim all the way inside is even better. very nice.

On the inside the red iron is all exposed, but will be mostly covered by the sheathing I'm going to put in. Not sure if I'll bother doing the ceiling or not... I guess it depends on what the foam job looks like and how handy I get with working 20 feet off the ground!

Yeah, to keep closed-cell foam from restricting the expansion/contraction of the 30-something foot standing-seam panels. Apparently that can be an issue, although to be honest, I would never see the cosmetic issues it could create!

Yup. Didn't want any exposed fasteners on the roof to leak and replace later, and the panels are single-piece full length... something like 33 feet from peak to the edge of the 12' lean-to on the side. Each one is 18 or 24" wide and they are crimped over in place over the hidden fasteners. Should outlast me because I never want to go up there to work on it!

Alpine Overhead door finished installing the big doors about a week ago, and Chris Ellison's crew finished the spray foam yesterday. Looks like a marshmallow exploded in there, but it's way cooler and quieter!
I've decided I'll cover the walls but not the roof inside, so they added a thermal barrier paint for safety, and also prevent it turning orange from UV exposure:

Septic tank is in, bathroom should be done soon after that and I can get the main floor done. A surprise August storm has shown me that I need to get a driveway in sooner rather than later!
In the meantime, I've installed the bath vent fan ducts and built the two sets of stairs for the man doors. I have to go back and put the face boards on one of them or eventually somebody's going to trip on it:

More progress last week!

Septic went in, and got the license-to-operate from the county this morning:

Formwork up for the extended parking pad concrete. There will still be about 80 feet of asphalt that needs to link it up with the driveway the neighbor put in. It immediately started raining but it might be done this week:

So all that's left for the contractor is to put in the switches, hang the bathroom door, and put up the trim for it.

I can now schedule the polyurea floor, shower door install, and driveway completion, then I start doing a bunch of stuff for myself:
Gate opener - Gotta cut and dig a slot in the driveway to run conduit across since it's a double-gate.
Framing a mezzanine and stairs - The outside stairs were good practice for this. I've learned how to layout and cut stringers and joists correctly.
Drywall a sitting area under the mezzanine - If I'm smart I'll get a pro to tape, float, and texture, but no promises

Get HVAC - Right now it's really comfortable all day, but winter is coming
Interior panels - Probably white 8' sheets. The first few will probably take a whole day of fussing, and the rest will go up faster
Electric outlets - I think I'll use old work boxes set in the panels... or if that's not solid enough, fasten new work boxes to the top of the 4' girts which are just about the right height.

I guess I want to get the drywall done ASAP so I can start getting cars out of storage and into the shop, but not get them covered in dust.
Somewhere along the way I need to buy/rent a scissor lift so I can put good lighting up in the shop area. There is no ladder I am comfortable using to reach 20+ feet off the ground!

did you flush mount or suspend from ceiling? I just bought the barrina 8 ft but want to suspend them but can't find any hardware. any suggestions?

I haven't mounted the lights in the main area at all yet, but was planning on suspending them with lightweight chain and S hooks as I've seen done before.
Once I get some scaffolding or a scissor lift in, I was thinking of suspending unistrut at a useful height, which I can use to support the wiring for lights and overhead outlets, and hook onto for the lights and some partition curtains for the wash bays.

For the most part, I don't have any big plans for the space above the side walls other than as head room for lifts.

Got the polyurea coating on the floor done. Expensive, but glad I didn't spend my time doing it since it took them 3 days with pro equipment.
I think it turned out really well, but I hadn't prepped some spots well enough in advance and had to chisel out the corners of the floor drains:

One little update while busy with work and waiting to get the shower door installed... here's the concrete parking pad. It's big enough I can turn around my F150 without driving off of it, although it's easier to just cut across the dirt to the neighbor's driveway ;)

Hadn't updated in a while, but more progress was made over the winter!

Got the shower door installed. Glad to have hired somebody since the pieces are large and heavy:

Came in useful since we lost water at our house in the "great freeze" of February and were able to go get hot showers at the shop :beer:


As soon as the snow started to melt I realized I needed to get the rest of the driveway paved before spring kept it a soggy mess, so last month that got finished, too!

Finally last week I finished wiring up the gate opener so I can come and go without getting out of the car or blocking the road with a trailer:

And set the post for the keycode panel and a Ring doorbell so it's easy for expected or unexpected guests to enter. Gotta finish that off soon:

Next big project is to frame for a room on the back wall so I can get a mini-split and energy recovery ventilator installed before summer!
