Bought a building. Concrete questions...pics!

just thinking out loud, might be cost prohibitive, might not even work.

what about sealing all the cracks (with rubber or whatever works best)
then a layer of packed sand or limestone fines
everything so drainage is away from building
then a waterproof membrane, rubber or textile or whatever works best
then more sand or limestone fines
then driveway pavers to top it off.

the pavers would protect the waterproof membrane and water will go thru the pavers to the membrane layer and drain away from your building.

There doesn't look like room to build upward. It would cause more problems. I wonder if drylock, especially over the low grade concrete patch, along with a good silicone caulking would make it good enough. That with the sub roof may make the space usable

Great opinions/advice guys. I think I'll be doing crack repair/sealing, repatch, and lay down a high quality sealer for now. Some of the other options sound great, but cost is the factor.

Probably could, but I've already donated it.

I'm spending quite a bit of money on the interior build out. I'm willing to do more to the parking area in the future, but would like for now to make it better than it is. Then in a few years, get a little more extensive with the fix.

Yeah, I'd redo that poor modernization first. Get rid of that siding, bigger moulding around the windows and a proper commercial front doors.

Exactly. It is just around the perimeter/edges, as well as the patch that the water gets in. Pretty sure it's been like this for decades. I will get a pic of the top perimeter. It has loose gravel in spots, so I'm thinking if I pressure wash, and blast that gravel out, then patch with something flexible to seal it a little better?

Might be a moot point but if I had to guess, that concrete area out front, used to be part of the inside floor. It appears that the building used to be larger and had the front half removed during a remodel.

Negative. Built this way. Old photos verify it. The parking area also has a nice slope to it that pictures don't show well.
