Glued down some carpet this weekend in the apartment bedroom and hallway, started some decorating with a reclaimed wood wall in the lounge area where the TV will be mounted.

Its oak from an oil shed built in 1920, 1x12. Just brushed off the dirt and cut away the rotten ends. Hopefully I have just enough to do the whole wall.

looking good. are the bedrooms upstairs. just trying to figure out the layout. and you sure are getting a lot done by yourself. also love the 9n.. sold mine a number of years when the farm was sold. that one is cleaner tho! does it have the two speed option?

Yes, there are 2 bedrooms upstairs with a playroom between, and a porch/balcony area open to the shop area for storage. Ill get a drawing done in sketchup to show the layout. The 9n has a 3 spd, but rarely gets used, just too fast to do anything useful with 3rd gear really.

Ive gotten a few msgs asking for the floorplan, it was really done on the fly, but here is a drawing of the layout of the building 40 x 60

The downstairs is trimmed and 95% completed. Just the sink and cabinet doors remain, hopefully move in this weekend and get the upstairs rooms complete. Almost time to get the shop Work started!

What a great design. Looks great. What color concrete stain is that? It comes out abit black in the pictures. Is it really that dark? Not complaining but it looks good against the wood.

Thanks, Its pretty close to black, its rustoleum concrete "stain" kit. Really more of a paint than stain, a coat of very dark gray, then spotted in with a color called patina, which was a little lighter. When its clean in looks darker. It was $108 at amazon, but I wouldnt recomend it for high traffic. I followed the instructions to the letter and cleaned/etched the hell out of the floor and its already come up in a few small spots where the folding chairs were sitting.

No problem, the downstairs finished ceiling height is 88", the upstairs has a sloped ceiling. The finished ceiling height at the outside wall is 72" and inside walls are 88"

Well been busy with a wedding and getting moved in, but here is the outside of the apartment finished, and the inside furnished. Its still a mess from the reception but will get it cleaned up soon and build a few work benches so the new projects can begin.

Yes, we live in the apartment now. Working on getting the shop area set up how I like it. Ill get some oics of the finished upper bedrooms and playroom also.

I did decide to remove most of the fence paneling after the wedding reception. But the xmas lights stayed up until I can get permanent lighting figured out. Also got the projects moved in. Its a mess right now

Thanks! Welcome to GJ! Im on here daily now, but more of a lurker. Its addictive. So far im in it total including land, a well and septic for about $75-80000 but I stopped counting last year.

Looks like I may need to move in the next few months & would love to get into something like this. But their scarce. Every once in a while I find something similar, but usually have 5 or 6 or more bedrooms. This is a great size to start with. I'd love to do something like this.

Appreciate the welcome and the information! I'm active on some truck forums and disappointed I'm just now coming across GJ! Have heavily considered going this route as I'm done with college and single and would rather invest in the future than pay rent for years.

Cash for land, used it as collateral for construction loan, then rolling into conv mortgage after the house is built in a few years.

Overall shop is 40 x 60 x 14

The footprint of apt area is 14 x 44

Leaves me with about 22x60 usable shop area and 15 x 13 entry area
