Exciting day here on The Hill

Got my Building Permit for my attached garage build.

Garage will be self built, with concrete work sub’d out as soon as the MI frost laws are lifted this spring.

Before that time todo list:
1) finish cleaning up trees that needed removed &/or trimmed up
2) demo concrete from carriage house / shed I moved a few years ago (yes there was a thread on that). https://www.garagejournal.com/forum/showthread.php?t=296545
3) dig out two tree stumps that were cut down years ago that will be in new driveway area
4) excavate for footers and foundation walls - poured walls, and crawl for front 12’ mud room / 3/4 bath area

Build will be 40’x28’ w/ attic trusses

Done in stages;
Current Permit is for Garage structure & electrical only
bath /“house” addition area at front will be done at a later time, attic truss room will be finished off at a later time.

Look forward to keeping you all up to date on my project.

Tree work started - hired three trimming of the maple and the large pine taken down.

Tree to left of pine needs taken down yet

Bonus of living in the country - called building inspector this morning around 11am.
He was here around 4:30pm, walked him through the project and with one thing to clarify yet (on concrete) had a permit in hand by 6pm. ;)

So with that I will have another post asking about the concrete / poured wall design

Last Sunday I worked on cutting up the larger trunks with a borrowed 36” beast.

And took down one more tree that is too close to the build.
This weekend will be more tree clean up.

Next week I have a 35G John Deer mini with jack hammer attachment rented to do the demo of the old concrete. Depending on weather and schedule it may also include digging footings and excavating the crawl area.

Ha! I know where Morenci is. Used to spend time at an old school on 20, just west of Oak Shade and Waeseon. You ARE in the country. Lol

That was the school! I didn’t know if you’d know what the Chesterfield school was. Is it still standing? How long have you been on that area?

My wife’s grandparents were graduates from that school. Yes it is still standing. So I would have to assume you were involved with the Glassmen? (Was that what the group was called?)

I grew up about 10-12 miles west of there. Moved away for a few years and have been in this house for 12 years now.

Know the area VERY well ;)

Man, you nailed that one. I was with them from ‘88 when they moved in till ‘93. Worked the haunted houses too. It was a pretty cool place. It’s a small world.

Well excavation / demo revealed an issue.

The kitchen was originally a cooking porch, before 1916, when it was closed in and made into a kitchen.

The foundation at some point had failed and was “fixed” from the basement. When exposed from the outside much more of it was past saving. Structure was braced and supported then all unstable motor and field stones were removed today. Block being laid tomorrow to get us back to where we can move forward on garage project. Boy is it nice to have skilled family that can do this work & are available.

Got it back supported, thanks to a few days of labor by my willing Father in law.
Plywood panels are where egress and mechanicals will enter crawl to front Mudroom/Bath area
Plus blocked in an old basement entry - budget prevented me from moving forward on rebuilding/replacing it.

Now just need things to open back up so I can get the concrete done.

And we wait - I have been waiting 12 years to build this garage and when I decide to pull the trigger we have a Pandemic and everything gets shut down.

I have been ready to dig my footers for concrete work for 3 weeks and the State of MI has banned all residential concrete deliveries.

So beyond frustrated at this point. Timeline has been shot before I even get started on the build. Just hoping now to have it done before the snow flies this fall.

Am really looking forward to this build. I used to live in a brick house in the country that was built around 1910 and so am very familiar with surprises uncovered doing renovations. Sorry you are put on hold by current environment. In times like this I like to remember what the Irish say, "When God made time he made plenty of it."

I feel your pain. I have a 4 ft cube (~2.5cuyd) opened up in the center of my shop's floor for a jib crane foundation. 90% ready to pour and I talked to my concrete yard and they told me same, can't even talk about it without an "infrastructure critical" letter. They couldn't even sell me rebar....Seems like they aimed to shut down construction projects as all of the new subdivisions that started last year seem absent of workers.

However, based on the potential for all of those construction sites to reopen, I'm wondering if there's going to be a mad backlog of concrete needs (competition for the grey mud) when the order is lifted....hopefully not. Thankfully I can pour on a rainy day as its going indoors.

Hopefully not a lot more surprises in your addition, those definitely slow things down.

Excessive rain early in the week pushed footers back to tomorrow.

Still feeling like this project won’t ever get started.

I did get 26 tons of stone spread today for the driveway - should be nice for the trucks and deliveries ;)

Brushed on the seal coating on Saturday - maybe I should of paid to have it sprayed.

Slabs looking good now you get to go up!!

yup lumber package shows up Wednesday or Thursday this week.
I plan to take a week off work and frame her up with some help.

Trusses are another 3-4 weeks out 2x the lead time of before covid.
Hope that they get in, so I can get it enclose, before our vacation in August.


Now just to find a great/easy Iron Remover for that new slab - our well water turns everything Orange if not treated. Our iron filter crapped out a few months back and I have yet to get it replaced.

Or you could leave it and seal it orange. People pay good money for marbled concrete. You just found a new method lol.

I wonder if evapo-rust would remove that and not damage the concrete...

Not sure, I was going to give it a try on an area of my floor which has some kind of paint on it. Then a forklift fork sat on it and rust stain on the paint.

I had terrible iron staining then got a bead system (think water softener) which uses potassium permanganate as the additive to the tank. Purple water flows when it backwashes but the iron is Gone.
